L&T Thanisandra: Project Overview
There’s no official L&T Thanisandra page yet. L&T Realty’s website lists two Bengaluru homes projects, Raintree Boulevard and Elara Celestia, both off Bellary Road. Neither is in Thanisandra or Jakkur.
What L&T has said is in a press release of 27 April 2026. During FY 2025-26, it says, L&T Realty Properties and L&T Realty Developers “completed land acquisitions across Mumbai, Delhi and Bengaluru, having an aggregate development potential of 3 million square feet.” The release doesn’t name the Bengaluru site.
What listing sites say
Listing sites describe a large lakeside project off Thanisandra Main Road, near Chokkanahalli and Jakkur. They don’t agree on the land area, the number of homes, the BHK mix, the price or the possession date. Some list a separate “L&T Jakkur” on the same lake.
L&T hasn’t confirmed any of it, so we haven’t used those numbers. Until L&T files with RERA, it isn’t clear whether this is one project or two. Our guide to researching a project that barely exists online shows how to test these claims.
Is L&T Thanisandra RERA Registered?
No. We checked the full Karnataka RERA project list on 28 October 2026. L&T Realty has six Bengaluru registrations: five clusters of Raintree Boulevard and Elara Celestia. There’s no L&T registration or application in Thanisandra, Jakkur or Chokkanahalli.
Without RERA registration, a promoter can’t advertise, book or sell homes. Any money you pay now is an expression of interest (EOI), not a booking. Our page on what an EOI should say lists what to get in writing.
Before you pay an EOI: get a receipt from an L&T company, not a broker. It should give the amount, say it’s fully refundable, give the refund time, and say it isn’t a booking. Under RERA, a promoter can’t take more than 10% of the price before a registered agreement for sale.
Who L&T Thanisandra Suits
It works if
You want an L&T home in north Bangalore and can wait. Its last project here, Raintree Boulevard, is finished and sold out.
You work around Manyata Tech Park, Hebbal or the airport road and want to be near them.
It doesn’t work if
You need to compare prices or plans now. There’s nothing official to compare.
You want a home within the next few years. L&T’s newest Bengaluru registration, Elara Celestia, was approved in March 2025 with a RERA completion date of March 2030. A project that hasn’t registered yet will take longer.
L&T Thanisandra review: our verdict
The brand is the case for waiting. L&T has a finished, sold-out community in north Bangalore that you can visit. But there’s no confirmed site, size or price yet. Don’t pay more than a small refundable EOI until the RERA number is out.
About the Developer
L&T Realty is the property arm of Larsen & Toubro. Its Bengaluru homes are registered under L&T Realty Developers Ltd. Its April 2026 release describes L&T Realty Properties as working in the “urban-premium and luxury” segments across four cities.
In Bengaluru, its record is Raintree Boulevard off Bellary Road, which L&T says is part of a 65-acre mixed-use development with a 55,000 sq ft clubhouse. Its page now says “All homes sold out”. The five residential clusters were registered between 2017 and 2019.
Its current launch is Elara Celestia, 3 and 4 BHK homes on Bellary Road, registered in March 2025. Our list of L&T Realty projects in Bangalore has every registration with its dates.

L&T Thanisandra Price
L&T hasn’t published a price. Figures on listing sites vary widely and aren’t confirmed, so we don’t quote them. Two reference points from official pages: Raintree Boulevard was sold “from Rs. 2.33 Cr”, and Sumadhura Solea, registered nearby in Rachenahalli, quotes a launch entry from ₹2.2 Cr.

L&T Thanisandra Location
Thanisandra Main Road runs north from the Manyata Tech Park side towards Jakkur and Yelahanka. Jakkur sits east of the Bellary Road highway (NH 44), between Yelahanka and Hebbal, and is known for Jakkur Aerodrome and Jakkur Lake.

What to check
Jakkur Aerodrome is the city’s general aviation field. Projects nearby need height clearances, so ask how tall the towers can go and listen for aircraft on a site visit. If the site is lakeside, ask about the lake buffer zone.
We haven’t published an L&T Thanisandra map pin. L&T hasn’t confirmed the site, and a wrong pin is worse than none.

Before You Pay Anything for L&T Thanisandra
- Ask for the RERA number. Without one, nothing you pay is a booking.
- Check who you’re paying. It should be an L&T company, named on the receipt.
- Get any EOI in writing, fully refundable, with a refund date.
- Ask for the survey numbers, land area and number of homes.
- Ask whether “Thanisandra” and “Jakkur” are the same project.
- Compare on carpet area once plans are out.
- Ask about height limits near Jakkur Aerodrome.
- Keep any payment within 10% until a registered agreement for sale.
