L&T Thanisandra vs Sumadhura Solea: an unannounced L&T project compared with a registered Rachenahalli launch

L&T Thanisandra vs Sumadhura Solea: Wait for L&T or Buy Registered Nearby?

If you’re looking at north Bangalore near Manyata Tech Park, two names come up: L&T Thanisandra and Sumadhura Solea. They aren’t at the same stage. Sumadhura Solea, in Rachenahalli, is RERA-registered and has a published entry price and a completion date. L&T Thanisandra isn’t on L&T’s website and has no RERA filing. So L&T Thanisandra vs Sumadhura Solea comes down to one question: wait for a big brand’s unannounced launch, or buy a registered project nearby now?

Key takeaways

  • L&T Thanisandra has no RERA registration or application in Karnataka, as of our check on 28 October 2026
  • L&T’s website lists only Elara Celestia and Raintree Boulevard in Bengaluru. Thanisandra and Jakkur aren’t on it
  • Sumadhura Solea was RERA-approved on 10 March 2026, with completion due by 30 June 2029
  • Sumadhura quotes a launch entry price from ₹2.2 Cr. L&T hasn’t published any price for Thanisandra
  • Money paid before RERA registration is an expression of interest, not a booking

L&T Thanisandra vs Sumadhura Solea: Side by Side

Here’s what the builders’ own pages, L&T’s April 2026 press release and the Karnataka RERA records say, checked on 28 to 30 October 2026.

L&T Thanisandra Sumadhura Solea
Location Thanisandra / Jakkur side (exact site not published) Rachenahalli, behind Manyata Tech Park, 560045
On builder’s website? No Yes
RERA None, no application found PRM/KA/RERA/1251/446/PR/100326/008517

Carpet area Not published 985–1,378 sq ft
Price Not published Launch entry from ₹2.2 Cr
Completion Not published 30 Jun 2029 (RERA)
Promoter Not known Sumadhura Homes LLP

Nearly every L&T cell says “not published”. That isn’t a criticism of the project. It’s simply where it stands: you can measure one of these and only hear about the other.

Registered vs Not Yet Registered

We checked Karnataka RERA’s full project list, cached on 28 October 2026. L&T Realty’s Bengaluru registrations are the five Raintree Boulevard clusters and Elara Celestia, all on Bellary Road in Byatarayanapura. There’s nothing in Thanisandra, Jakkur or Chokkanahalli, and no pending application.

Solea went through that step in March 2026. Its certificate names the promoter, Sumadhura Homes LLP, lists the survey numbers in Rachenahalli village and fixes a completion date of 30 June 2029. You can check it on the Karnataka RERA portal.

Until L&T registers, there’s no approved plan, no home count and no legal completion date to hold it to. Our guide to checking a RERA registration shows what you’ll be able to see once it does.

Is Elara Celestia the same project?

No. Elara Celestia is L&T’s newest Bengaluru registration, approved on 10 March 2025 and due by 31 March 2030. Its certificate places it in Byatarayanapura village on Bellary Road, next to Raintree Boulevard, not in Thanisandra.

What L&T Has Actually Said

Very little, and none of it names Thanisandra. L&T’s press release of 27 April 2026 says that during FY 2025-26 its two realty companies, L&T Realty Properties Ltd and L&T Realty Developers Ltd, “completed land acquisitions across Mumbai, Delhi and Bengaluru, having an aggregate development potential of 3 million square feet.”

That confirms L&T bought land in Bengaluru in the last financial year. It doesn’t say where, how much, or what L&T will build. You can read the L&T press release yourself.

Listing sites describe a large lakeside project off Thanisandra Main Road, and some list a separate “L&T Jakkur” too. They disagree on land area, home count and price, and L&T hasn’t confirmed any of it, so we haven’t used those figures. Our guide to researching a project that barely exists online explains how to treat them.

Price: One Published, One Unknown

Sumadhura’s project page says “Launch Entry from ₹2.2 Cr+”. It doesn’t say which home that buys, and there’s no full price list yet, but it’s the builder’s own number. Our Sumadhura Solea price guide works it through to an all-in cost.

For Thanisandra, L&T has published nothing. L&T’s only Bengaluru price on record is Raintree Boulevard’s “from ₹2.33 Cr”, and that’s an older, sold-out project on a different road. It tells you little about a launch that hasn’t been announced.

The charges on top work the same way for both. Thanisandra and Rachenahalli are both inside BBMP, so on every ₹1 Cr you’d add 5% GST, 5% stamp duty, 10% cess on the duty, a 2% surcharge on the duty and 2% registration: ₹12.6 lakh, or 12.6%. Check the khata once L&T’s site is public.

Track Record You Can Visit

This is where L&T has a real point in its favour. Raintree Boulevard, off Bellary Road, was registered in five clusters between 2017 and 2019. L&T’s site says all its homes are sold out and the 55,000 sq ft clubhouse is ready to use. It’s part of a 65-acre mixed-use development. You can walk around a finished L&T community today.

Sumadhura has its own finished projects, mostly in east Bangalore, and Epitome next door to Solea is due by December 2027. Whichever you lean towards, go and see a completed project first. Our guide to visiting a developer’s completed project lists what to check.

What an EOI Gets You

Some buyers are being asked for an expression of interest in L&T Thanisandra. Before RERA registration, that’s not a booking. There’s no agreement for sale, no allotted unit and no approved plan behind it.

Under RERA, a promoter can’t sell a project that isn’t registered, and can’t take more than 10% of the price before a registered agreement for sale. So any EOI should be small, fully refundable and acknowledged in writing. Our guide to what an expression of interest should say lists the clauses.

The honest downside of waiting: you could hold off for months and find the L&T launch doesn’t suit your budget or your timeline at all. Solea’s terms are on paper now.

Which One Suits You

Pick Sumadhura Solea if Wait for L&T Thanisandra if
You want to see a RERA certificate before you pay You’re happy to wait for a launch with no date
You need a price today to plan a loan You’d rather buy from L&T specifically
A 3 or 4 BHK of 985–1,378 sq ft carpet fits you You don’t yet know what size you need
You want keys around mid-2029 You’ll only pay a small, refundable EOI for now

There’s a third choice: buy neither yet. North Bangalore has plenty of registered supply. Our list of new projects near Manyata Tech Park shows ten 2026 RERA approvals around this stretch.

What to Ask

  1. L&T: when it will apply for RERA, and under which company
  2. L&T: the exact site, land area, home count and tower heights
  3. L&T: whether “Thanisandra” and “Jakkur” are one project or two
  4. L&T: whether any EOI is fully refundable, and by when
  5. Solea: which home the ₹2.2 Cr entry price buys, in writing
  6. Solea: which completion date goes into the agreement, June or December 2029
  7. Both: car parking and clubhouse charges outside the agreement value

L&T’s official website is where a Thanisandra project should appear once it’s announced.

Sources we checked (28–30 October 2026): L&T Realty’s website, L&T’s press release of 27 April 2026, Sumadhura’s Solea page, and Karnataka RERA’s project list and certificates.

The tax arithmetic is ours. Statutory rates were checked on 30 October 2026. L&T’s exact site isn’t public, so its BBMP status should be confirmed on the khata.
