Jakkur, Bangalore: area guide for homebuyers near Jakkur Lake and Jakkur Aerodrome, north Bengaluru, 2026

Jakkur, Bangalore: An Area Guide for Homebuyers (2026)

Jakkur is the strip of north Bangalore between Yelahanka and Hebbal, best known for an airfield and a lake. It’s being talked about again because listing sites say L&T Realty plans a project on the Thanisandra side. This guide covers what the area is, what the aerodrome and the lake mean for buyers, the paperwork, the new supply nearby, and what to check before you pay anyone.

Key takeaways

  • Jakkur is a suburb in north Bangalore, east of NH 44 between Yelahanka and Hebbal, PIN 560064
  • Wikipedia lists it as governed by BBMP, so the stamp duty surcharge is normally 2% of the duty
  • Jakkur Aerodrome covers 200 acres and has been flying since 1948, so building heights and aircraft noise both matter
  • Jakkur Lake covers 160 acres and has a mixed record: revived after 2005, then reported worse again in 2016
  • No L&T project in Jakkur, Thanisandra or Chokkanahalli was on the Karnataka RERA list on 28 October 2026

Jakkur Bangalore: Where It Is

Jakkur, also spelled Jakkuru, sits in the northern part of the city on the eastern side of National Highway 44, the Bellary Road. Yelahanka is to its north and Hebbal to its south. The PIN is 560064.

The quickest background is Wikipedia’s short page on Jakkur, which notes the area is best known for two things: the aerodrome and the lake.

For buyers, the useful way to place it is as the middle of three areas you’ll see on project brochures. Hebbal is the older, built-up end near the flyover. Thanisandra and the Manyata side run east. Yelahanka is the northern end towards the airport road.

If you’re weighing the eastern side too, our Thanisandra and Bellahalli guide covers the neighbouring belt.

The Aerodrome

Jakkur Aerodrome is spread over 200 acres. It opened in 1948 and, per Wikipedia, it’s the only dedicated general aviation field in Bangalore. The Government Flying Training School, one of the oldest in the country, is based there.

That has two practical effects on homes nearby.

Height limits

Tall buildings around an airfield need clearances. Sumadhura’s Solea project in nearby Rachenahalli lists NOCs from Jakkur Aerodrome, HAL, the Airports Authority and Defence among its approvals. Any high-rise around here should have a similar set. Ask to see them.

Noise

Training aircraft take off and land through the day. Whether that bothers you depends on the flight path and your tower’s position. Visit on a weekday, not a Sunday, and stand on the balcony level you’re being sold.

Jakkur Lake

Jakkur Lake covers 160 acres and was built more than two centuries ago to supply water to Jakkur village.

Its recent history is a useful reminder not to pay a premium for a lake view on trust. By 2005 the lake was badly polluted by sewage and waste. It was revived by treating the incoming sewage and passing it through a man-made wetland before it reached the lake.

That worked for a while. In 2016, though, reports said water quality had worsened again, with higher nitrates, phosphates and ammonia. Wikipedia also notes the lake is a drinking-water source for nearby villages that don’t have Cauvery water.

So a lake-facing flat here can mean a good view, or a problem on bad days. Visit at different times of the year before you decide it’s worth extra.

BBMP and Paperwork

Wikipedia lists Jakkur as governed by BBMP, now part of Greater Bengaluru. Inside BBMP, the stamp duty surcharge is 2% of the duty. Outside, it’s 3%.

On a home under construction, the charges add up like this: 5% GST, 5% stamp duty, cess at 10% of the duty, the 2% surcharge on the duty, and 2% registration. That’s about 12.6% on top of the agreement value, or ₹12.6 lakh on every ₹1 Cr.

Boundaries at the edges of a suburb aren’t always where you’d expect. Check the khata of the specific site, not the area name on the brochure.

New Projects Around Jakkur

North Bangalore has had a steady run of RERA approvals. Our list of new projects in Yelahanka covers every 2026 registration on the northern side.

For the Manyata and Thanisandra side, see our list of new projects near Manyata Tech Park, which checks every 2026 approval with PIN 560045 or 560077.

One registered example close by is Sumadhura Solea in Rachenahalli: 233 homes in two wings of ground plus 14 floors, RERA-approved in March 2026, with completion due by June 2029.

The L&T Talk

Listing sites describe a large L&T project beside a lake off Thanisandra Main Road, and some list a separate “L&T Jakkur” as well. They don’t agree on the size, the number of homes or the price.

L&T itself hasn’t confirmed any of it. Its website lists only two Bengaluru residences, Raintree Boulevard and Elara Celestia, both off Bellary Road. Its April 2026 press release says only that its realty companies bought land in Mumbai, Delhi and Bengaluru during FY 2025-26, without naming the sites.

We checked the Karnataka RERA list on 28 October 2026. There was no L&T registration or application in Jakkur, Thanisandra or Chokkanahalli. Until there is, any payment is an expression of interest, not a booking.

The Downsides

  • Aircraft noise. A working training aerodrome means regular flights. Check the flight path against your tower.
  • The lake’s record. It’s been cleaned up once and reported worse since. A lake view isn’t a guarantee of clean water.
  • Height clearances. Approvals from the aerodrome and defence bodies take time and can cap tower heights.
  • Supply. A lot of new homes are being approved across north Bangalore, which can slow resale.
  • Bellary Road traffic. NH 44 is the main route south to Hebbal. Drive it at peak hour before you commit.
