My Home Vipina: Project Overview
My Home Vipina is the big mid-size option in My Home’s Tellapur set. It’s 3,720 homes, and every one of the eight towers has ten homes on each floor.
A typical floor holds two 2 BHKs, four 2.5 BHKs and four 3 BHKs. So the 2.5 BHK is the most common home at My Home Vipina, which suits buyers who want a study or a small third room without paying for a full 3 BHK.
Refuge floors are the 19th, 29th and 39th. The building permission is from HMDA (12/SKP/PLG/HMDA/2022). The promoter, My Home Infrastructures, also builds My Home Udyan down the road, and Vipina holds an IGBC Green Homes Gold pre-certification from December 2025. That’s a stated intent, not a final rating.
Specifications that matter
There’s no AC at My Home Vipina, and the brochure doesn’t mention copper piping either. You get power points in the living room and bedrooms. Floors are 800 x 800 mm vitrified tiles, a step down from the larger tiles in My Home’s bigger homes.
The kitchen comes with a granite platform and a single-bowl steel sink. Each home has three-phase power with a prepaid meter, metered DG backup and piped gas. The water plant treats bore-well water.
Who My Home Vipina Suits
It works if
You work in the Financial District, Gachibowli or Kokapet and want a 2 or 2.5 BHK close to the ORR. You’d like towers that are already built to full height. And you’re fine with a big community.
It doesn’t work if
You want a quiet, low-density project. At about 180 homes per acre, Vipina is the most crowded of the My Home Tellapur projects we’ve checked. There’s no 4 BHK, and no metro station nearby yet.
My Home Vipina review: our verdict
Published carpet areas, towers at full height and a sensible 2.5 BHK make My Home Vipina easy to judge on paper. The trade-off is density. Visit at peak hour and count the lifts per core.
About the Developer
My Home Group was founded in 1981 and has built only in Hyderabad so far. Near Vipina it has My Home Udyan, which is just starting, and My Home Tridasa across the road.

My Home hasn’t published a My Home Vipina price list, and we haven’t found a figure we’d trust. Quotes will be on saleable area. Carpet is published, so you can check the rate on usable space too.

What You’ll Actually Pay
On top of the price, you’ll pay GST and Telangana’s stamp duty, transfer duty and registration. Most sources put duty and registration at 7.5% in all, under the July 2021 orders, but they split it differently. Confirm the figure with the Sub-Registrar.

That’s 12.5% on top, before any floor rise, car park, club or corpus charges, and before the ACs.
My Home Vipina Floor Plans
The brochure’s area statement gives carpet and saleable area for every home. Carpet is 65–67% of saleable.
Look closely at the two 3 BHKs. The 2,180 sq ft home is 85 sq ft bigger on paper but only 10 sq ft bigger inside. Most of the difference is a larger balcony (121 vs 64 sq ft) and a bigger share of common area. On the ground and first floors, those flats are the 2,095 sq ft size.

Amenities
Club Vipina is 1 lakh sq ft over four floors, with a swimming pool on its terrace. It has a gym, a squash court, indoor badminton, a yoga and aerobics hall, indoor games and guest rooms.
Outdoors there’s a temperature-controlled pool, a tennis court, a basketball court, a cricket practice net, a skating rink, an open gym, jogging and cycle tracks, a pet zone, a central courtyard and a children’s play area. Each tower has a double-height entrance lobby.
My Home Vipina Location
My Home lists the project in Tellapur, which sits in Ramachandrapuram mandal of Sangareddy district. That’s why some lists call it Ramachandrapuram. The brochure map puts the site at Kollur Junction by ORR Exit 2, beside the rail line near Tellapur MMTS station. My Home hasn’t published a site address or PIN.

Construction Status
The My Home Vipina latest update, dated 1 October 2026, shows all eight towers built to the top and in finishing works. Towers 1, 2 and 3 had flooring done to the 45th floor, and Tower 4 to the 44th.
Towers 5 to 8 were a step behind, with screed laid up to the 43rd–46th floor and punning (wall finishing) up to the 40th–43rd. My Home doesn’t publish a possession date, and the TG RERA certificate sits behind a captcha. Ask for your tower’s date in writing.
Before You Book My Home Vipina
- Check TG RERA P01100006053 on the portal: completion date and promoter name.
- Pick your tower: Towers 1 to 4 are ahead of Towers 5 to 8.
- Get the carpet area of your unit into the agreement.
- Ask how many lifts serve each floor of ten homes.
- Ask for every extra charge in writing: floor rise, car park, club, corpus, maintenance advance.
- Budget for ACs and piping, which aren’t included.
- Ask about the water supply beyond the bore wells.
- Keep any payment within 10% until a registered agreement for sale.
