L&T Realty projects in Bangalore are a short list, and that’s useful. Karnataka RERA has six registrations for L&T homes in the city, all on one stretch of Bellary Road. Five are clusters of one finished community, Raintree Boulevard. The sixth is Elara Celestia, due in 2030. The project buyers are asking about now, L&T Thanisandra, isn’t on the list at all. We downloaded every certificate on 30 October 2026. Here’s what they show.

How We Built This List

We started with the full Karnataka RERA project list, cached on 28 October 2026. We kept every registration whose promoter is an L&T company, and every project name that matched a home on L&T Realty’s website. On 30 October 2026 we downloaded each certificate and read the approval date, the completion date, the company and the address.

L&T Realty’s own site lists two Bengaluru residential projects: Elara Celestia and Raintree Boulevard. Both turn up on RERA. Nothing else does.

Three limits apply:

• No project type. A certificate doesn’t say whether it’s flats, villas or plots.
• No unit count or price. Neither appears on a certificate.
• Dates as printed. A completion date can be extended later. The portal shows that; the certificate doesn’t.

L&T Realty Projects in Bangalore: the 6 Registrations

Newest first. “Completion” is the date on the RERA certificate.

Every registration is on the same land: the L&T campus at Byatarayanapura, off Bellary Road on the Hebbal side. Unlike some builders, L&T hasn’t spread across the city. It has built one community, and its second project is in the same village.

The Elara Celestia certificate gives the PIN as 560092 and puts it in Yelahanka taluk. The older Raintree certificates sit under Bengaluru North.

Raintree Boulevard: the Finished One

Raintree Boulevard is the L&T community you can walk through today. It was registered in five clusters between 2017 and 2019, with RERA completion dates from December 2020 to December 2023.

L&T’s page for it now reads “All homes sold out.” It describes the project as “part of a 65 acre mixed-use development”, with homes “bordering 1 acre of natural forest” and a 55,000 sq ft clubhouse that’s “ready to use”. The page still shows the old launch line, 3 and 4 BHK homes “starting from Rs. 2.33 Cr*”.

That matters if you’re weighing a new L&T launch. You can’t judge a builder from a brochure, but you can judge one from a finished community. Visit Raintree, talk to residents about maintenance, water and how the handover went, and look at the common areas after a few years of use.

Elara Celestia

Elara Celestia is L&T’s current Bengaluru project. RERA approved it on 10 March 2025, under L&T Realty Developers Ltd, with completion due by 31 March 2030.

L&T describes it as 3 and 4 BHK homes “off Bellary Road”, with amenities on the ground floor and on the rooftop of the 13th floor. The certificate lists a long run of survey numbers in Byatarayanapura village.

If you want an L&T home with a RERA date today, this is the only one. Ask which tower and floor you’re buying, and check the approved plan on the portal against the brochure.

Which L&T Company You Buy From

L&T runs its property business through more than one company, and the name matters because it’s the one on your agreement.

• L&T Realty Developers Ltd is the promoter on all six Bengaluru registrations.
• L&T Construction Equipment Ltd – Realty Division also appears in the text of the Raintree certificates.
• L&T Realty Properties Ltd (LTRPL) is, in L&T’s words, “a wholly owned subsidiary of L&T, operating in the urban-premium and luxury real estate segments across four cities”.

L&T calls both Realty companies wholly owned subsidiaries. A new Bengaluru project could be registered under either. Check the name on the certificate before you sign.

The FY26 Bengaluru Land Buys

On 27 April 2026, L&T put out a press release about buying a 20-acre site in Gurugram, its first in the NCR. One line in it covers Bengaluru:

“During FY 2025-26, LTRPL and L&T Realty Developers Ltd … have cumulatively completed land acquisitions across Mumbai, Delhi and Bengaluru, having an aggregate development potential of 3 million square feet.”

That’s all L&T has said in public. The release doesn’t name the Bengaluru site, its size or what will be built there. It’s tempting to connect it to Thanisandra, but that’s a guess. Read the full L&T press release for the exact wording.

Thanisandra and Jakkur: Not Registered

Listing sites describe a large L&T project beside a lake off Thanisandra Main Road, and some list a separate “L&T Jakkur” nearby. They don’t agree on the land, the number of homes or the price.

We checked the full Karnataka RERA list. There’s no L&T registration and no application in Thanisandra, Jakkur or Chokkanahalli. L&T’s own website doesn’t list a project there either.

So nothing about it is confirmed: not the site, the size, the homes or the dates. If you’re asked for an expression-of-interest payment, treat it as a refundable deposit, not a booking. Our L&T Thanisandra page tracks what’s been confirmed.

How to Check Any L&T Project

1. Get the RERA number and search it on the Karnataka RERA portal.
2. Match the company on the certificate to your agreement.
3. Check the cluster or phase. Raintree had five registrations, each with its own date.
4. Ask for the approved plan uploaded to RERA, not just the brochure.
5. Read the quarterly progress the promoter files on the portal.
6. Don’t pay a booking amount on a project with no RERA number. Keep any advance within 10% until the agreement is registered.
