My Home Avali: Project Overview

My Home Avali is the low-density end of My Home’s projects in this belt. At 744 homes on 8.37 acres, it works out to about 89 homes per acre. Next door, My Home Akrida packs about 151.

Each typical floor has four homes: two 4 BHKs and two 3 BHKs. The brochure says that layout lets homes open to views on three sides. Ground and first floors have three homes each.

The project is promoted by Tellapur Technocity Pvt Ltd, which the brochure describes as an initiative of My Home Group and Prathima. The building permission is from HMDA (271222/SKP/BP/PLG/HMDA/2022), and My Home Avali holds an IGBC Green Homes Gold pre-certification from November 2024. That’s a stated intent, not a final rating.

The 2 BHKs on refuge floors

The web page lists only 3 and 4 BHK. The brochure’s area statement shows something more: on the refuge floors (18th, 27th, 36th and 45th), the west-facing 4 BHK is swapped for a 2,551 sq ft 2 BHK beside the refuge area. Specifications that matter

Here’s the true negative: the kitchen granite platform and sink are in “customer scope”, so you pay for them. And there’s no AC, only power points in the living room and bedrooms.

Floors are 800 x 1200 mm vitrified tiles. Each home gets three-phase power with a prepaid meter, metered DG backup and piped gas, with water, power, gas and maintenance billed automatically.

Who My Home Avali Suits

It works if

You want a big 3 or 4 BHK with only three neighbours on your floor. You’d like a project whose towers are already built and in finishing works. And the Tellapur–Gopanpally side of the ORR suits your commute.

It doesn’t work if

Your budget is for a 2 or 2.5 BHK under 2,000 sq ft. Avali doesn’t have one. You want a fitted kitchen and ACs included, too.

My Home Avali review: our verdict

Low density, four homes a floor and published carpet areas make My Home Avali one of the clearer My Home projects to judge. What’s missing is the price and the possession date. Get both in writing.

About the Developer

My Home Avali Price

My Home hasn’t published a My Home Avali price list, and we haven’t found a figure we’d trust. Quotes will be on saleable area. Carpet is published, though, so you can work out what you’re really paying per usable square foot.

What You’ll Actually Pay

On top of the price, you’ll pay GST and Telangana’s stamp duty, transfer duty and registration. Most sources put duty and registration at 7.5% in all, under the July 2021 orders, but they split it differently. Confirm the figure with the Sub-Registrar.

That’s 12.5% on top, before floor rise, car park, club or corpus charges, the kitchen platform and the ACs. Since Avali is near the end of construction, ask whether GST will still apply on the date your sale deed is registered.

My Home Avali Floor Plans

Unlike some My Home brochures, Avali’s gives carpet area for every home. Carpet works out to 61–64% of saleable.

Amenities

The My Home Avali clubhouse is 70,000 sq ft, with a swimming pool on its terrace. Inside there’s a gym, a multipurpose hall, yoga and aerobics rooms, guest rooms, indoor badminton, squash and indoor games. There’s provision for an ATM, a cafe, a spa and salon, a pharmacy and a convenience store.

The podium is vehicle-free. Outdoors you get tennis and pickleball courts, half basketball, a cricket practice net, a skating rink, a jogging track, an outdoor gym, a skywalk, a pet zone and a children’s play area.

My Home Avali Location

My Home sells the project as Gopanpally, but the address on the brochure is Tellapur village, Ramachandrapuram mandal, Sangareddy district. The printed PIN doesn’t match its neighbours’, so we’ve left it out. My Home Akrida’s survey numbers overlap Avali’s, so the two sit side by side.

My Home’s own drive-time claims are 5 minutes to the ORR and Tellapur MMTS station, 15 to the Financial District and 30 to HITEC City. Our Tellapur area guide covers the roads, the rail and what to check.

We haven’t published a map pin. My Home hasn’t published coordinates, and a wrong pin is worse than none.

Construction Status

The My Home Avali construction update of 3 October 2026 shows every tower past its structure. Towers 1 and 2 had flooring, internal doors and windows done up to the 46th floor.

Tower 3 had flooring to the 41st floor, doors to the 40th and windows to the 15th. Tower 4 had flooring to the 43rd, doors to the 25th and windows to the 20th. My Home doesn’t publish a possession date, and the TG RERA certificate sits behind a captcha, so ask for your tower’s date in writing.

Before You Book My Home Avali

1. Check TG RERA P01100006233 on the portal: completion date and promoter name.
2. Ask which homes are still unsold, and in which tower.
3. Get the carpet area of your unit into the agreement.
4. Ask for every extra charge in writing: floor rise, car park, club, corpus, maintenance advance.
5. Budget for the kitchen platform, sink and ACs, which aren’t included.
6. Ask whether GST applies on the date your sale deed will be registered.
7. On a refuge floor, ask how the refuge area will be kept and used.
8. Keep any payment within 10% until a registered agreement for sale.
