My Home Akrida: Project Overview
My Home Akrida is a large mid-size community. My Home says the name means “centre of joy”. Each typical floor has eight homes: two 2 BHKs, two 2.5 BHKs and four 3 BHKs, one in each of the four 3 BHK sizes.
Refuge floors are the 19th, 29th and 39th. Parking is on four basement levels, so the podium stays clear of cars. Every flat faces east or west, and My Home says the plans follow Vaastu.
The project is promoted by Tellapur Technocity Pvt Ltd, which the brochure calls an initiative of My Home Group and Prathima. Its building permission is from HMDA (2722/SKP/PLG/HMDA/2022). My Home Akrida holds an IGBC Green Homes Gold pre-certification from June 2025. That’s a stated intent, not a final rating.
Two clubhouses, not one
Instead of one big club, Akrida has two: Cotta, 58,000 sq ft over G+4, and Terra, 47,000 sq ft over G+3. Together they’re just over 1 lakh sq ft. Our note on two clubhouses instead of one covers what that means for a 12-tower community.
Specifications that matter
There’s no AC at My Home Akrida, only power points in the living room and bedrooms. Geysers aren’t supplied either; there’s just a provision for them. Floors are 800 x 800 mm vitrified tiles.
You do get a granite kitchen platform with a steel sink, a water-purifier point, 100% DG backup, piped gas and three-phase power with a prepaid meter. Water, power, gas and maintenance are billed automatically.
Who My Home Akrida Suits
It works if
You want a 2, 2.5 or 3 BHK under 2,400 sq ft from a big Hyderabad builder, on the west side near the Financial District. You’re happy to wait while the project finishes, and to pay in stages.
It doesn’t work if
You need to move in soon. Towers 1 to 6 were still going up in October 2026. You also want a low-density project, and at about 151 homes per acre, Akrida isn’t one.
My Home Akrida review: our verdict
Published carpet areas, a sensible 2.5 BHK and two clubhouses make My Home Akrida a solid mid-size pick. What’s missing is the price and a completion date. Get both in writing, tower by tower.
About the Developer
My Home Group was founded in 1981 and has built only in Hyderabad so far. Next door it has My Home Avali (3 and 4 BHK) and My Home Sayuk, an older 12-tower project that’s now handing over homes.

My Home hasn’t published a My Home Akrida price list, and we haven’t found a figure we’d trust. Quotes will be on saleable area. Carpet is published, so you can check the rate on usable space too.

What You’ll Actually Pay
On top of the price, you’ll pay GST and Telangana’s stamp duty, transfer duty and registration. Most sources put duty and registration at 7.5% in all, under the July 2021 orders, but they split it differently. Confirm the figure with the Sub-Registrar.

That’s 12.5% on top, before any floor rise, car park, club or corpus charges, and before the ACs and geysers.
My Home Akrida Floor Plans
The brochure’s area statement gives carpet and saleable area for every home. Carpet is 67–70% of saleable, higher than in My Home’s bigger-home projects.
Look at the pairs. The 2,012 sq ft 3 BHK has almost the same carpet as the 1,926, and the 2,347 almost the same as the 2,262. What you pay for in the bigger one is a balcony about twice the size. Small differences in carpet come from which tower group the flat is in.

Amenities
The two clubhouses hold a gym, multipurpose halls, a yoga and aerobics hall, a reading area, indoor badminton and guest rooms. There’s a futsal court on Cotta’s terrace and a pickleball court on Terra’s, joined by a skywalk.
Outdoors there’s a swimming pool, tennis and basketball courts, cricket nets, box cricket, a skating rink, an outdoor gym, jogging and cycle tracks, a pet zone, an amphitheatre and children’s and toddlers’ play areas.
My Home Akrida Location
My Home sells Akrida as Gopanpally, on the Gopanpally–Tellapur Road. The legal address is Tellapur village, Ramachandrapuram mandal, Sangareddy district, 502032. It sits next to My Home Avali, and it shares survey numbers with Sayuk.
My Home’s page says it’s 2 minutes to Kollur Junction, 5 to Tellapur MMTS station, 12 to the ORR and 15 to the Financial District. Construction Status
The My Home Akrida status update of 1 October 2026 shows the project moving at two speeds. Towers 7 to 12 have their structure up, with screed and wall finishing done to the 37th–39th floor.
Towers 1 to 6 were still rising. Tower 2 had its 38th-floor roof slab done, Tower 1 its 32nd, Towers 5 and 6 their 30th and Towers 3 and 4 their 29th. My Home doesn’t publish a completion date, and the TG RERA certificate sits behind a captcha. Ask for your tower’s date in writing.
Before You Book My Home Akrida
- Check TG RERA P01100007443 on the portal: completion date and promoter name.
- Pick your tower: Towers 7 to 12 are well ahead of Towers 1 to 6.
- Get the carpet area of your unit into the agreement.
- Ask for every extra charge in writing: floor rise, car park, club, corpus, maintenance advance.
- Budget for ACs and geysers, which aren’t included.
- Visit My Home Sayuk next door to see a finished My Home project of the same size.
- Ask about the water supply beyond the bore wells.
- Keep any payment within 10% until a registered agreement for sale.
