Two of five. That is the honest picture, and it is worth knowing before you spend three weekends on site visits to projects that were never in range.
It also explains something buyers find confusing: why agents keep steering you to the same two projects. It is not a conspiracy. At this budget, on this road, there genuinely are only a couple of launches with a product for you.
The 13% nobody puts on the price list
Before comparing anything, correct the numbers, because the sticker is not the spend.
On the Regent Park 2 BHK, a ₹1.37 Cr headline becomes ₹1,54,26,200 registered. That is roughly ₹17 lakh of GST, stamp duty, registration and cess, and your bank lends against none of it.

So a ₹1.5 Cr budget is really a ₹1.33 Cr budget once you set aside the statutory cash. Do that subtraction first and the shortlist gets shorter and more honest.
The two that fit, compared
Both are Godrej, both under construction, both on Sarjapur Road — and they are not the same purchase.
Godrej Sarjapur Road at Carmelaram starts at ₹1.20 Cr for 2 and 3 BHK. Carmelaram is further along as a neighbourhood, closer to the established part of the corridor, and the project runs at roughly 76 homes an acre across 976 apartments — dense, even by Bengaluru standards.
Godrej Regent Park at Kada Agrahara starts at ₹1.37 Cr for a 1,240 sq ft 2 BHK, at about 66 homes an acre in towers up to 35 storeys. It is registered under Karnataka RERA as PRM/KA/RERA/1251/308/PR/150726/008810, which you can and should verify yourself.
At ₹1.5 Cr the practical difference is what the extra ₹17 lakh buys. At Godrej Sarjapur Road it may stretch you into a 3 BHK. At Regent Park it buys a better floor or a better facing on the 2 BHK. A third bedroom is worth more at resale than a higher floor, so if a 3 BHK is genuinely within reach, take it.
What you give up at this budget
Three things, and they are the same three for everyone at ₹1.5 Cr on this corridor.
You give up time. Both options are under construction with handovers years out — Regent Park targets 2031. Five years of rent at ₹32,000 a month is a little over ₹19 lakh you never get back, on top of EMIs on whatever the bank has already disbursed. You give up density. The lower-density projects on this road start above ₹2 Cr. At 66 and 76 homes an acre you are buying into shared amenities that get used hard and lifts that queue on weekday mornings. That is the trade for the price, and it is a fair one as long as you know you are making it.
You give up choice of format. Villas and plots on this corridor sit well above this budget. At ₹1.5 Cr you are buying an apartment, and the question is which one, not which type.
What we would tell you to do
Four steps, in this order, and they take about a week.
- Subtract the statutory cash first. Take 13% off your budget and shop with what is left. That single step removes most of the disappointment from this process.
- Decide whether you need a third bedroom. If yes, push for it at Godrej Sarjapur Road rather than buying a better 2 BHK elsewhere. Resale rewards the bedroom.
- Verify the RERA registration for the specific phase, on the portal, yourself. It takes five minutes and it is the highest-return five minutes in the process — here is how to do it.
- Drive the commute at 9am on a weekday. Carmelaram and Kada Agrahara are different distances from where you work, and Sarjapur Road traffic is the thing you will live with daily.
