Density works out to about 50 homes an acre, which is low for a Bengaluru high-rise. Godrej Sarjapur Road,
further up the same corridor, runs at roughly 76. The practical difference shows up in lift waits, parking pressure and how crowded the pool is on a Sunday.

The township context matters more than the phase does. The Prestige City is 180 acres carrying apartments, villas and plots across several phases, most of which are already under construction or complete. You are buying into infrastructure that is largely being built by the earlier phases rather than promised for yours — which is a meaningfully different proposition from a standalone 7-acre launch on a greenfield site.

On the land parcel: two independent sources state 7 acres and one states 10. We have published the majority figure and flagged the disagreement rather than picking the larger number, which is the one that flatters the project. Confirm it against the sanctioned plan before you book.

Who This Suits

Good fit if

  • You want a 3 or 4 BHK with real space. At 1,900 sq ft the smallest home here is larger than the biggest unit in most projects on this corridor.
  • Your budget is ₹2.3–3.1 Cr and you are buying to live in rather than to flip.
  • You value low density. About 50 homes an acre is genuinely uncommon in a Bengaluru high-rise.
  • The township appeals to you. Earlier phases of The Prestige City are already built, so the shared infrastructure is not purely a promise.
  • You can fund 40% during construction and hold 60% back for possession. The payment plan rewards exactly that cash-flow shape.
  • Your timeline is genuinely long. Possession is indicated for 2030.

Think twice if

  • There is no RERA number. None is published on the Karnataka portal, and the project is not on Prestige’s own website. Until a number exists, your legal protection is thin.
  • You need certainty on the plan. The land parcel is stated as 7 acres by two sources and 10 by another.
  • You want a firm possession date. Sources disagree on the month; all we can stand behind is the year.
  • Sarjapur Road traffic is the defining fact of this location, and Ittangur sits at the far outer end of it.
  • You need a metro. There is none on this stretch and none funded.
  • You are stretching to the base price. Statutory charges add about ₹28.7 lakh in cash on the 3 BHK.

That consistency is a good sign that these are real numbers rather than a range assembled by a marketing team. That is ₹28.72 lakh — about 12.6% — on top of the sticker price, and banks do not fund any of it. You need that in cash, on top of your down payment.

  • Floor rise. On a 27-floor tower the spread between a low and a high unit runs to several lakh. Get the per-floor figure in writing.

Payment Plan

Prestige Garden Breez uses a possession-linked plan rather than the usual construction-linked one. The difference is worth understanding, because it changes your cash flow materially.

This structure is unusually favourable on cash flow: you fund only 40% across roughly four years of construction, and your bank draws down proportionately, so your interest outgo during construction stays low. The trade is at the other end — you need 60% of the price available in 2030, and if your loan sanction has lapsed or your circumstances have changed by then, that is a real problem. It suits a buyer with certain future liquidity, not one hoping to sell something else in time. GST and registration are additional.

Location Advantages

Ittangur sits at the outer end of Sarjapur Road, past Sarjapur town, in Anekal Taluk. This is genuinely the far edge of the corridor — further out than Carmelaram, and considerably further out than Bellandur. The land is cheaper here for exactly that reason.

The employment case runs north-west, back up Sarjapur Road towards the Outer Ring Road tech belt at Bellandur and Marathahalli, and onward to Whitefield and Electronic City. The honest counterweight is that Sarjapur Road is among the most congested arterials in Bengaluru, and every one of those journeys starts by joining it. Anyone describing this location as well connected is reading a map rather than driving the road.

No source we could verify gives confirmed site coordinates, and two microsites place it “opposite Varthur Lake”, which is wrong by about nine kilometres — the township is bounded by Sarjapur and Yamare lakes, in Anekal Taluk.
