Look at Eden Park and Aspen Greens together, because they make the point better than any description. Eden Park puts 2,217 homes on 9.7 acres — roughly 230 an acre. Aspen Greens puts 149 villas on 20.3 acres — about seven an acre. Same township, same address on your letters, and a factor of thirty between them in how many neighbours you have.
Figures here come from widely reported project data rather than from a single official source, so treat them as the shape of the township rather than as certified numbers. Confirm the acreage and unit count for your specific enclave before you commit.
Density is the thing to check first
Within one township you can buy a genuinely spacious home or a genuinely packed one, and the price will not always tell you which.
Eden Park at roughly 230 homes an acre is the most intensive. That is not automatically bad — compact 1 and 2 BHKs suit working professionals and small families, and the price reflects the format. But go and see the gap between towers before you sign, because renders are generous about it.
Aspen Greens at around seven an acre is the opposite. One hundred and forty-nine villas on 20.3 acres gives genuine space, at a price that reflects it.
Meridian Park and Avalon Park sit in between at typical Bengaluru high-rise densities. Meridian Park is the biggest single enclave by unit count, which matters for how hard the shared amenities get used.
What you share, and what you do not
This is the part people misunderstand about township buying, and it cuts both ways.
You share the township-level infrastructure: the main roads, the entry points, the commercial zones, and in most cases the larger amenities. That scale is the real benefit of buying in a 180-acre development — retail and services arrive because 8,499 households justify them, which a standalone 7-acre project cannot promise.
You do not share enclave-level amenities. Your clubhouse, your pool and your maintenance contract belong to your enclave, and so does your maintenance bill. A villa owner in Aspen Greens and a 1 BHK owner in Eden Park are not paying into the same pot.
Which means the question “what are the amenities at Prestige City” has no single answer. Ask what your enclave has, what the township has, and who maintains each. Get it in writing, because the marketing deliberately blurs the two.
What about Garden Breeze?
Worth addressing directly, because it is marketed as a Prestige City phase and people search for it that way.
Prestige Garden Breeze at Ittangur is commonly described as Phase 3 of The Prestige City. It does not appear among the eight named enclaves above. When we reviewed it we could not find a RERA registration for it, and it did not appear on Prestige’s own website — which we said plainly in the Garden Breez review.
This is not an accusation. Registration may be pending, or filed under a name we did not match, and township marketing often runs ahead of the paperwork. But it does mean you should ask for the RERA number in writing and check it on the Karnataka portal before paying anything — it takes five minutes.
The general rule holds for any township phase: being sold under a well-known township name is not the same as being a registered part of it. Verify the specific phase, every time.
Which enclave suits which buyer
Four honest matches, based on what each enclave actually is.
- Eden Park — a first home or an investment unit. Compact 1 and 2 BHKs have the deepest rental and resale market in Bengaluru. Accept the density; it is the price of entry.
- Meridian Park — a family wanting a standard 3 BHK with township amenities. The largest enclave, so expect the amenities to be busy at weekends.
- Avalon Park — a smaller enclave for 3 and 4 BHK buyers who want fewer neighbours than Meridian Park without paying villa money.
- Aspen Greens or Great Acres — buyers who want land. Villas at seven an acre, or plots to build on. Both are long-horizon purchases, and plots produce no rent while you wait.
