That matters, because a lot of what you’ll read about this project quotes a far lower entry price. We’ve
used the developer’s number and explained the gap further down.
The honest framing: this is a single-format project for one kind of buyer. If you want a 2 BHK, a
4 BHK, or possession inside three years, it isn’t here. Possession is indicated for 2031, which is a
long time to pay rent and an EMI at the same time.

Project Overview
Lodha Elanza sits on the Varthur–Sarjapur Road at Dommasandra, pincode 562125. That’s
the stretch connecting the Whitefield side of the city down to Sarjapur Road proper, and it is one of
the busier growth corridors in east Bengaluru right now. The parcel is 19 acres with 698 apartments
planned on it. Do the arithmetic and that’s roughly 37 homes per acre, which is genuinely low density
for this price band.
Two configurations. A 3 BHK, and a 3 BHK with a study — marketed elsewhere as a 3.5 BHK, which
is the same home with the study counted. Lodha’s own site describes the apartments at
Lodha Elanza Bangalore as having wide horizontal living rooms and deep sundecks, and that is the
design idea the whole project is built around.
You’ll notice two things missing from the table below: the tower count and the floor count. That’s
deliberate. Sources split several ways on both — six towers or eight, G+30 or G+32 or G+33 —
and we don’t publish a number we can’t stand behind. Ask Lodha directly and get it in writing.

Who This Suits
Good fit if
- You work on Sarjapur Road or the ORR tech belt. Wipro’s Sarjapur campus, RGA Tech Park and
Embassy Tech Village are all on this side of the city. This is a commute you can actually do. - You want low density. 698 homes across 19 acres is far less packed than most towers going up on
this corridor, and it shows in the open space. - You’re buying a home, not a trade. Possession is indicated for 2031. That timeline suits someone
planning their life, not someone planning an exit. - You want a 3 BHK and you’re clear about it. The project does one thing. There’s no compromise unit
to be talked into. - You want a developer with a public balance sheet. Macrotech Developers is listed on the BSE and the
NSE, so its numbers are filed rather than claimed.
Think twice if
- You need to move in soon. September 2031 is five years out, and that figure is single-source.
Five years of rent alongside an EMI is the real cost nobody puts on a brochure. - Your budget is under ₹2.4 Cr. Lodha’s published entry is ₹2.45 Cr+, whatever you may
have read elsewhere. - You’re counting on the Sompura metro. It’s proposed, not running. Don’t pay today for a station
that doesn’t exist yet. - You want a 2 BHK or a 4 BHK. Neither is offered.
- You need the tower and floor count settled before you’ll consider a project. Ours don’t agree, so
we’ve left them out. - Sarjapur Road traffic is a deal-breaker. It’s heavy, it’s getting heavier, and the widening has
been slow.
About the Developer
Lodha is one of India’s largest residential developers by sales, and Macrotech Developers — the
listed entity behind the brand — reports to public markets. For a buyer that’s worth more than it
sounds. A listed developer files audited accounts, discloses its debt, and answers to analysts every
quarter. You can read those filings yourself instead of taking a sales pitch on trust.
Here’s the part that deserves a straight answer. Lodha Sarjapur Road is not a Bengaluru
veteran’s project. Lodha built its name in Mumbai and Thane, and its Bengaluru portfolio is young
compared with the Prestige, Brigade and Sobha track records on this corridor. That isn’t a strike
against the company — it’s a large, well-capitalised builder — but if your comfort comes
from walking through a ten-year-old handed-over project by the same developer in the same city, you’ll
find less to walk through here than you would with a local name.
So do the thing that actually works. Ask to see their completed Bengaluru projects, not the renders.

Read this before you compare our price with anyone else’s. Several channel-partner sites quote
the entry price for this project at ₹1.92 Cr, ₹2.05 Cr, ₹2.06 Cr or ₹2.10 Cr.
Lodha’s own price page says ₹2.45 Cr+. That’s a gap of more than fifty lakh at the bottom end and
it isn’t a rounding difference. We’ve published the developer’s figure because the developer sets the
price and everyone else is either guessing or quoting something stale. If a site is showing you
₹1.92 Cr, ask them to put it on a dated cost sheet. The sizes above are indicative and come from
secondary sources — Lodha publishes the price without the area, so treat the sq ft column as a
guide and confirm the exact area of your unit.
What You’ll Actually Pay
The price above is the base. Here’s the 3 Bed worked through to an all-in number at Karnataka’s rates
as they stand today. The percentages are the same whichever unit you pick.
So roughly ₹2.76 Cr against a ₹2.45 Cr headline. About 12.6% on top, and none of
it is negotiable — it goes to the state, not to Lodha.
One rate changed recently and it catches people out. Karnataka registration went from 1% to 2%
in August 2025. On this flat that single change is ₹2.45 lakh more than an older calculator will
tell you. Check that any online estimate you’re using was updated after August 2025 before you trust
it.
On top of that, budget for floor rise, covered parking, the clubhouse charge, maintenance corpus,
khata and legal fees. Those are developer-set and unit-specific. Ask for the cost sheet for your unit,
not the project’s generic one.
Master Plan & Floor Plans
Unit layouts and the site master plan are released by the developer to registered buyers. Both are
available on request, exactly as issued.
When you get the master plan, look for two things in particular. First, which towers
face the internal park and which face the road — on a 19-acre site that difference is worth real
money. Second, where the clubhouse sits relative to your tower. Ask for the sanctioned plan rather than
the marketing render; they aren’t always the same drawing.

Amenity lists change between launch and handover — what is contracted appears in your agreement, not on a page like this one.
Location Advantages
Lodha Elanza Sarjapur Road is at Dommasandra, on the Varthur–Sarjapur Road. Think of it
as the hinge between two employment belts: Whitefield and the ORR tech corridor to the north, Sarjapur
Road and the Wipro campus to the south. Lodha’s own location page puts the Sarjapur Road junction and
the Peripheral Ring Road alignment about two minutes away, schools between five and fifteen minutes,
hospitals around fifteen, and the major tech parks at twenty to thirty.
Read that sentence again, because there’s a catch in it most pages won’t tell you about.
Those are Lodha’s figures, and Lodha states they are estimated travel times on a two-wheeler in
normal traffic. On four wheels at 9am they aren’t the numbers you’ll experience. We’ve kept them
because they’re the developer’s published position, but the commute table below is deliberately wider
and closer to what a car actually does on this road.
The honest problem with this address is the road itself. Sarjapur Road carries far more
traffic than it was built for, the widening has moved slowly, and the Dommasandra stretch backs up badly
in peak hours and in heavy rain. The Peripheral Ring Road and a metro line towards Sompura are both
talked about as fixes. Neither is finished, and the metro isn’t running. If you buy here, buy on the
assumption that the road stays roughly as it is for the next few years. If it improves, that’s upside.
Planning around it is how people get caught.
