SNN Electronic City Phase 1 vs Purva Silversky: pre-launch vs RERA-registered high-rise, Bangalore

SNN Electronic City Phase 1 vs Purva Silversky: Wait for a Pre-Launch or Book a Registered High-Rise?

SNN Electronic City Phase 1 vs Purva Silversky is really a question about timing. One is a G+36 project you can’t book yet. The other is a G+32 project that’s been RERA-registered since December 2025, with slabs going in. Here’s how the two compare on price, size, paperwork and risk, and who should wait for which.

Key takeaways

  • SNN Electronic City Phase 1 (Raj Boulevard) is pre-launch with no RERA number, so it can’t legally be booked yet
  • Purva Silversky is RERA-registered, with completion due by 30 July 2030
  • SNN’s 2 BHK is expected to start around ₹1.15 Cr*. Purva Silversky starts at ₹2.55 Cr, for a 3 BHK of 1,864 sq ft
  • On super built-up area, SNN is expected at about ₹9,200–10,000 a sq ft against Silversky’s ₹13,700
  • Silversky publishes carpet areas; SNN hasn’t published any sizes yet

SNN Electronic City Phase 1 vs Purva Silversky: The Two Projects

SNN Electronic City Phase 1 is SNN Raj Corp’s upcoming project, which the builder calls Raj Boulevard. SNN plans G+36 towers on about 10 acres beside M5 Ecity Mall, overlooking a lake it hasn’t named. It’s listed as “Upcoming”, and the full Karnataka RERA list of 31 October 2026 has no filing for it.

Purva Silversky is Puravankara’s project at Hebbagodi, on Huskur Road in Electronic City Phase 2. It has 356 homes in 3 towers of G+32 on 6.99 acres. RERA approved it on 15 December 2025, with completion due by 30 July 2030.

Both are tall towers near the same job cluster. The big difference is that you can book one today and not the other.

Price: Like for Like

The headline prices aren’t for the same home. SNN’s ₹1.15 Cr* is for a 2 BHK, and Purva Silversky has no 2 BHK at all. Its entry home is a 3 BHK of 1,864 sq ft at ₹2.55 Cr.

So compare 3 BHKs. SNN’s 3 BHK is expected from about ₹1.55 Cr*. That’s ₹1 Cr less than Silversky’s entry 3 BHK.

Carpet area changes the picture

Puravankara publishes RERA carpet for every unit. The 1,864 sq ft 3 BHK has 1,124 sq ft of carpet, about 60%, so it costs about ₹22,700 a sq ft of carpet.

SNN hasn’t published any sizes. If its 3 BHK turned out to have the same 1,124 sq ft of carpet, ₹1.55 Cr would be about ₹13,800 a sq ft of carpet. That’s a big if. Don’t compare the two until SNN’s carpet areas are on a RERA filing.

For a third reference point in Phase 2, Ajmera Codename Electronic City is a pre-launch 2 BHK expected from ₹89 L for 1,155 sq ft.

Cash You’ll Need

Both projects are in Anekal taluk, outside BBMP, so charges are the same 12.65% on either: GST 5%, stamp duty 5%, cess 10% of duty, a 3% surcharge on duty and 2% registration.

SNN 2 BHK SNN 3 BHK Silversky 3 BHK
Base price ₹1.15 Cr* ₹1.55 Cr* ₹2.55 Cr
All-in ₹1,29,54,750 ₹1,74,60,750 ₹2,87,25,750
Your own money (75% loan) About ₹43 L About ₹58 L About ₹96 L
EMI, 8.5% over 20 years About ₹74,900 About ₹1.01 L About ₹1.66 L

The loan covers none of the stamp duty or registration, and banks lend up to 75% above ₹75 lakh. Those figures are our arithmetic.

How you pay matters too

Puravankara advertises an annual payment plan of 15:20:20:20:25 for Silversky: 15% at booking, then four yearly instalments. That’s tied to dates, not to floors going up. SNN hasn’t announced a payment plan.

SNN Electronic City Phase 1 vs Purva Silversky: The Risk on Each Side

Waiting for SNN

The risk is everything that isn’t public yet: the number of towers, the home count, sizes, a launch date and a possession date. The expected price can move once the price list is out. And until the RERA number exists, any money you pay is an expression of interest at most.

SNN’s record in the area is worth checking. SNN Raj Greenbay in Phase 2 had a RERA completion date of 30 September 2019. Its current Hosur Road project, Raj High Gardens at Chandapura, is due by 30 April 2028. Ask SNN for Greenbay’s occupancy certificate date.

Booking Silversky

The risk here is cost and time, not paperwork. You’re paying a premium on carpet area, and keys are due in mid-2030. Supply is the other one: three projects, Silversky included, were registered in Hebbagodi village alone between December 2025 and September 2026.

The honest negative for both: they’re big towers in a township full of older, cheaper flats. Prestige Sunrise Park on Neotown Main Road resells at about ₹6,000–6,600 a sq ft, by our arithmetic. Neither new project will look cheap next to that at resale.

SNN Electronic City Phase 1 vs Purva Silversky: Who Should Pick Which

Wait for SNN Electronic City Phase 1 if

  • Your budget is ₹1.1–1.6 Cr and you want a new high-rise, not a resale
  • You want a 2 BHK, which Silversky doesn’t offer
  • You can wait for the RERA filing and judge the carpet areas then

Book Purva Silversky if

  • You want a registered project with a fixed completion date today
  • You need a large 3 or 4 BHK and can spend ₹2.5 Cr or more
  • You work near Huskur Road, Hebbagodi or Bommasandra
