Prices run from ₹1.37 Cr for a 2 BHK to ₹2.08 Cr for the largest 3 BHK Premium, which puts the rate at roughly ₹11,000 per sq ft. That’s about 15% higher than Godrej Sarjapur Road at Carmelaram. Part of that gap is the RERA registration — this project has it, and that costs money to carry.

- You work along the Sarjapur Road, Electronic City, or ORR employment belt. RMZ Ecospace is about 4 km and Electronic City roughly 2.5 km.

- Your budget is ₹1.37–2.08 Cr and you want a Godrej-branded apartment rather than a smaller developer.

- Lower density appeals to you. At 534 units across 2 towers, this is less than half the scale of Godrej’s Carmelaram project.
- You’re buying to let near Electronic City. The 2 BHK at ₹1.37 Cr is a plausible rental play for the IT workforce south of Bellandur.
Think twice if
- Sarjapur Road traffic is still the tax you pay. Kada Agrahara is further south than Carmelaram, which helps for Electronic City but hurts for Bellandur and ORR commutes.
- You need something soon. Possession is estimated August 2031 — that’s five years from now, and construction has barely started.
- You want to see the site first. RERA commencement was July 2026, so there’s likely nothing above ground yet.
- You want a metro. There isn’t one on this stretch, and none is funded.
- You’re comparing rate per square foot alone. At ₹11,000/sq ft this is 15% more than the Carmelaram Godrej project. The RERA number is valuable, but you should know the premium you’re paying for it.
- You want a large community with maximum amenity scale. 534 units funds less than 976 units does.

The 3 BHK Luxe is the best rate on the sheet at ₹10,818 per sq ft. You get 350 extra square feet and a second toilet for ₹35 lakh more than the 2 BHK, which works out to ₹10,000 per additional sq ft — cheaper than the base rate. If your budget stretches to ₹1.72 Cr, that’s the strongest value here. What You’ll Actually Pay

Location Advantages
Kada Agrahara is on the outer stretch of Sarjapur Main Road, about 3 km south of Carmelaram. It’s further from the Outer Ring Road belt than most Sarjapur Road projects — which is the trade-off — but closer to Electronic City, which is the opportunity. If your job is south of Bellandur, the commute math works differently here.
The honest issue is the same one every Sarjapur Road listing has to disclose: traffic. The road is among the worst in the city, and the stretch between here and the ORR will test your patience in ways that Google Maps can’t predict. A 9 km drive to Bellandur can take 45 minutes on a bad evening.

The healthcare cluster is a genuine advantage here — Cloudnine at 0.6 km and Motherhood at 1 km make this one of the better-served locations on Sarjapur Road for young families. Drive your own commute at your actual office hours before deciding.
