Haralur Road looks like one road on the map, but it splits two taluks, sits between three job centres and has lakes on both sides. This guide covers what buyers on Haralur Road should know: where it runs, which side is which, how far the metro really is, what’s being built and the one thing that will test your patience every day.

Where Haralur Road Runs

Haralur Road, Bangalore, links the HSR Layout side of the city with Sarjapur Road. Ads also spell it Harlur. Haralur Road HSR Layout listings usually mean the northern end, near the BDA Complex. Listings that say “Kudlu” or “Silver County Road” usually mean the southern stretch.

It’s a residential belt. Most of what you’ll see along it is gated apartment complexes, from mid-sized towers to large projects of several hundred homes. SNN Raj Corp’s Raj Etternia, with about 970 homes, is one of the biggest.

Road distances are longer, and at peak hours time matters more than kilometres.

One Road, Two Taluks

This is the fact most buyers miss. Haralur Road is a boundary as much as a road.

The Kudlu side

South of the road, around Silver County Road, the land is in Kudlu village, Sarjapura hobli, Anekal taluk. SNN Raj Etternia’s RERA certificates say exactly that: Kudlu village, Sarjapura hobli, Anekal taluk, Harlur Road.

The Haralur and Kasavanahalli side

North of the road, Haralur and Kasavanahalli villages fall in Bengaluru East taluk, Varthur hobli. Recent RERA certificates for Kasavanahalli projects print ward 150.

Why it matters

The village and taluk on your sale deed decide which sub-registrar office registers it, how the khata is issued and which civic body runs the roads and drains. They can also decide whether the stamp duty surcharge is 2% (inside city limits) or 3% (outside). Ask for the survey number and village before you compare two projects that both say “Haralur Road”.

The Silver County Road stretch now falls under the Bengaluru South City Corporation, which replaced BBMP here. SNN’s Raj Etternia got its occupancy certificate from the Greater Bengaluru Authority in 2026.

Metro and Commute

The Yellow Line, from RV Road to Bommasandra, opened in August 2025. It runs along Hosur Road, so it serves Haralur Road from the west. Singasandra and Kudlu Gate are the nearest stations, about 2–3 km from the Silver County Road stretch in a straight line. You’ll still need a short drive or an auto to reach them.

The bigger draw is jobs. Haralur Road sits between three of them: the Outer Ring Road tech parks to the north, HSR Layout and Koramangala to the west, and Electronic City to the south. That’s why rents here hold up, and why many owners here work on the ORR.

If your office is in Electronic City, compare a commute from here with living in the township itself. SNN’s upcoming Electronic City Phase 1 project is the same builder’s option on that side.

The Lakes

Two named lakes sit close to the Silver County Road stretch. Haralur Lake is about 1 km north, towards Haralur and Kasavanahalli. Kudlu Lake is about the same distance on the Kudlu side. Kasavanahalli Lake is a little further, at about 1.9 km.

Projects here often sell “lake views”. Before you pay for one, ask which lake, how far the tower is from it and what the sanctioned plan shows for the lake’s buffer zone. A view across a lake you can’t name isn’t a view you can check.

Silver County Road

Silver County Road, Haralur, is the side road that runs south off Haralur Road into Kudlu. Builders sometimes call this stretch “HSR Extension”. It’s a marketing name, not an official area.

Sadhguru Sainath International School sits on it. SNN Raj Corp’s Raj Etternia is here, and SNN’s map pin for its next project, Raj Azaleas, is a few hundred metres away.

That proximity cuts both ways. In 2026 SNN began demolishing Block E-3 of Raj Etternia, an 18-storey block of 49 flats that tilted after an outside agency’s soil report proved wrong. SNN is rebuilding it at its own cost, according to Deccan Herald. For any new tower on this stretch, ask to see the soil investigation report.

What Homes Cost on Haralur Road

New launches on Haralur Road are priced at about ₹16,000 per sq ft, close to resale rates for newer complexes here. At that rate a 2 BHK of about 1,250 sq ft costs about ₹2 Cr before taxes.

SNN Raj Azaleas is expected to start around ₹2 Cr* for a 2 BHK, which fits that pattern.

If that’s above your budget, the Sarjapur Road side is cheaper. Prestige Eaton Park at Sompura, further out in Anekal taluk, is one comparison.

The Downside: Traffic

Haralur Road wasn’t built for the number of homes now on it. Large complexes empty onto it at the same hours every morning, and the junctions at either end back up. Google suggests “haralur road widening” for a reason, but we haven’t found an approved widening project to point you to.

Drive it at 9 am and 6 pm on a weekday before you commit. Time the run to your office, not to the metro station.

Before You Buy on Haralur Road

1. Get the survey number, village and taluk from the RERA certificate.
2. Check whether the site is inside city limits, for the khata and the surcharge.
3. Ask which lake a “lake view” means, and the buffer distance.
4. Ask for the soil investigation report for any high-rise.
5. Ask where the water comes from: piped supply, borewell or tanker.
6. Drive the commute at peak hours.
