Two new launches sit off Panathur Main Road, a short drive apart: Sumadhura Elysium and Sobha Ayana. Both are aimed at buyers with about ₹2.3–2.6 Cr to spend and a job on the Outer Ring Road. The choice between Sumadhura Elysium vs Sobha Ayana comes down to four things: density, timing, how far along each sale is, and what you’re willing to buy without seeing.

Homes per acre is our arithmetic from each builder’s own figures. Neither builder has published a price list.
Density: The Biggest Gap
This is where Sumadhura Elysium vs Sobha Ayana differs most. Elysium spreads 752 homes over 14.78 acres. Sumadhura itself says “50 units per acre”, and our count (50.9) agrees. Sumadhura also claims 80% of the site is open green, with a car-free podium.
Ayana fits 683 homes onto 6.28 acres, roughly twice as tightly. Sobha’s brochure says 3 of those acres are kept as “tropical forestscape”. Nine of Ayana’s twelve wings rise to 14 floors above two basements.
Density isn’t the whole story at Ayana, though. It sits inside Dream Acres, which Sobha puts at 81 acres and 6,500 homes, about 80 an acre across the township. So the roads, gates and clubhouses you’ll use are shared with thousands of other families.
What density changes day to day: lift waits, morning traffic at the gate, crowding at the pool and gym, and how much sky you see from your balcony. Our guide on how to choose a flat in a township covers what to check on a site visit.
Sumadhura Elysium vs Sobha Ayana: When You Get the Keys
Elysium’s RERA certificate gives 31 December 2029 for Phase I. Ayana’s gives 31 December 2031. That’s two years’ difference on paper.
Two caveats. Elysium’s date covers Phase I only, the tower Sumadhura calls Lyra, and the master plan marks an “upcoming phase” and “future development”. If you’re offered a later Elysium tower, it’ll need its own RERA registration and its own date.
And both dates are a long way off. If you’re paying rent and an EMI together, two extra years at Ayana is real money. Our guide to the cost of a long possession date shows how to add it up.
What You Can See Before You Pay
This is the part most buyers miss. Sobha Ayana has published two floor plans, two sizes (1,553 and 1,789 sq ft super built-up) and carpet areas. You know what a 3 BHK there looks like.
Sumadhura Elysium is still taking expressions of interest. Its own pages give three different starting sizes: 1,826 sq ft on the project page, 1,850 sq ft in the brochure, and a table on its blog starting at 1,385 sq ft. Only the largest home, 2,810 sq ft, is consistent. Towers, floor counts and Lyra’s unit count aren’t published.
That doesn’t make Elysium a bad buy. It means you’d be choosing earlier, with less on paper. Get the RERA carpet area of the exact unit before you pay anything.
Sumadhura Elysium vs Sobha Ayana on Price
Sumadhura’s blog gives Elysium’s “starting launch price” as ₹2.61 Cr, as of August 2026. The project page itself shows no price. Sobha’s FAQ gives Ayana’s start as ₹2.3 Cr. Neither says which unit the figure buys.
So Elysium starts about ₹31 lakh higher. But a per sq ft comparison isn’t possible yet, because Elysium’s starting size isn’t settled. Don’t compare the two on headline price alone.
Both are under construction, so 5% GST applies on top. Stamp duty, cess, surcharge and registration add roughly another 7.6% inside BBMP limits. On Elysium’s ₹2.61 Cr, that’s about ₹2.94 Cr all-in by our arithmetic. Our page on stamp duty and registration charges has the working.
Clubhouse and Amenities
Elysium will have its own clubhouse: 50,000 sq ft over ground and two floors, with a pool, spa, gym and billiards room, according to Sumadhura. With 752 homes, that’s about 66 sq ft of clubhouse per home, by our count.
Ayana residents share Dream Acres’ five clubhouses, about 1,50,000 sq ft in all. Spread across 6,500 homes, that’s about 23 sq ft per home. Ayana also has its own landscaped zones: gardens, trails, camping grounds and a play deck.
One honest point for Ayana: Dream Acres’ brochure says its clubhouses are “ready to be experienced”. Elysium’s clubhouse is still a drawing.
Who You Buy From
Ayana’s RERA promoter is Sobha Limited itself. Elysium’s is Sumadhura Buildwell Pvt Ltd, not Sumadhura Infracon, the company named on most Sumadhura projects. Check that the entity on your agreement matches the RERA certificate.
Both builders have finished several projects in east Bangalore. Before you pick, walk one of each builder’s completed buildings. Our guide to visiting a developer’s completed project lists what to look at.
Sumadhura Elysium vs Sobha Ayana: Which One Suits You
| If you want… | Lean towards | Why |
|---|---|---|
| Fewer neighbours and more open ground | Sumadhura Elysium | About 51 homes an acre vs about 109 |
| Keys sooner | Sumadhura Elysium | Dec 2029 vs Dec 2031 on RERA |
| A 4 BHK or a home over 2,000 sq ft | Sumadhura Elysium | Ayana is 3 BHK only, up to 1,789 sq ft |
| The lowest entry price | Sobha Ayana | ₹2.3 Cr vs ₹2.61 Cr |
| Plans and sizes on paper before paying | Sobha Ayana | Elysium is at EOI, with conflicting sizes |
| Amenities that already exist | Sobha Ayana | Dream Acres’ clubhouses are built |
Our honest read: Elysium looks like the better-planned site, but you’d be buying it earlier and with less detail. Ayana is the known quantity, with a longer wait and far more neighbours. For the area itself, see our Panathur Road area guide.
