Panathur Road runs off the Outer Ring Road near Marathahalli, on the Varthur side of east Bangalore. It’s best known for one builder: Sobha has four projects along it, including an 81-acre township. This guide covers where Panathur Road actually is, what’s coming, what Sobha’s own brochure claims about distances, and the downsides a buyer should weigh.
Key takeaways
- Panathur Road sits in Balagere village, BBMP ward 149 (Bengaluru East), PIN 560087, just off the Outer Ring Road
- The ORR’s IT firms earn 32% of Bengaluru’s IT revenue, according to Wikipedia. That’s the main reason people live on Panathur Road
- The Blue Line metro along the ORR (Phase 2A) is due by March 2027 on Wikipedia. Sobha’s brochure had said 2025
- Sobha dominates the supply: Dream Acres (81 acres, 6,500 homes), Sentosa, Neopolis and the new Ayana
- The CDP roads Sobha’s brochure promises have no date. Treat them as a plan, not a fact

Where Panathur Road Is
Panathur Road leaves the Outer Ring Road near Marathahalli and Kadubeesanahalli and heads east towards Varthur. Sobha’s brochure map shows it alongside Balagere Road and GEAR School Road, with Varthur Lake to the south-east.
On paper, most of the homes here are in Balagere village. The RERA certificate for Sobha Ayana gives the address as Balagere village, ward 149, Bengaluru East, PIN 560087. Sobha’s own pages use “Panathur Main Road” and “Balagere” for the same stretch.
That ward number matters. Panathur Road is inside BBMP limits, so the stamp duty surcharge is 2% of the duty, not the 3% you’d pay further out. Our guide to stamp duty and registration in Bangalore has the full working.
Varthur is the next neighbourhood east. Wikipedia describes it as a suburb on the eastern edge of the city, and lists Balagere among the villages that join the Varthur Karaga festival. Our Varthur area guide covers that side.
Why People Live on Panathur Road
Jobs. The Outer Ring Road is a 60 km road the BDA opened in stages between 1996 and 2002. Wikipedia says the IT firms along it account for 32% of Bengaluru’s IT revenue.
Panathur Road gives you a home a short way off that corridor. Sobha’s brochure lists the tech parks it measured from the site:
| Office area | Distance (Sobha’s brochure) |
|---|---|
| Salarpuria Sattva Eminence | 5.0 km |
| Sigma Tech Park | 6.0 km |
| RMZ Ecoworld / Ecospace | 6.8 km |
| Divyashree Technopolis | 8.2 km |
| Salarpuria Softzone | 9.0 km |
These are Sobha’s figures, and the brochure map says it isn’t to scale. We haven’t measured them or added drive times. On the ORR, a 6 km trip can take very different times at 9 am and 11 am.
Wipro’s head office is also in Varthur hobli, next door, according to Wikipedia’s Varthur article.
The Metro and the Roads
The big change coming to Panathur Road is the Blue Line. Its Phase 2A runs from Central Silk Board to KR Puram along the ORR, through Bellandur, Kadubeesanahalli and Marathahalli. Sobha’s brochure map marks stations at Kadubeesanahalli, Marathahalli, ISRO, Kodibisanahalli, Bellandur and Iblur.
The date is the problem. Sobha’s brochure said Phases 2A and 2B were “scheduled for completion by 2025”. The Wikipedia article on the Blue Line says Phase 2A construction began in August 2021 and opening is “by March 2027”. Phase 2B, on to the airport, was expected around December 2027.
So the brochure date has already passed. Don’t buy on a metro date. Buy on what the area is like today, and treat the metro as a bonus when it opens.
The brochure also talks about CDP (Comprehensive Development Plan) roads linking Panathur to the ORR, Bellandur, Marathahalli and Sarjapur Road. It gives no date and no route detail. Until you can see work on the ground, it’s a plan.
Schools, Hospitals and Malls Near Panathur Road
Sobha’s brochure lists these distances from its site. Again, they’re Sobha’s numbers, not ours.
| Type | Place | Distance (Sobha) |
|---|---|---|
| School | ORCHIDS The International School | 4 km |
| School | New Horizon Gurukul | 5.2 km |
| School | Greenwood High | 6.7 km |
| School | Inventure Academy | 6.9 km |
| School | The International School Bangalore | 7.5 km |
| School | Oakridge International School | 8.5 km |
| Hospital | Apollo Medical Centre | 4.7 km |
| Hospital | Manipal Hospital | 5.6 km |
| Hospital | Sakra World Hospital | 6.5 km |
| Hospital | Cloudnine | 8 km |
| Shopping | DMart | 5.3 km |
| Shopping | Virginia Mall | 5.7 km |
| Shopping | Brookefield Mall | 6.3 km |
Notice what isn’t on the list: almost nothing under 4 km. The area is mostly homes. For daily errands you’ll be driving towards the ORR or Varthur.
Sobha on Panathur Road
One builder shapes Panathur Road more than any other. Here’s what Sobha’s own pages say about its four projects here.
| Project | Size | Homes | From | Completion (Sobha/RERA) |
|---|---|---|---|---|
| SOBHA Dream Acres | 81 acres | 6,500 (2 BHK) | Two different figures on the page | Page still says Dec 2024 |
| SOBHA Sentosa | 7.5 acres | 533 (3 BHK) | ₹1.5 Cr | Jun 2026 to Dec 2027, 4 phases |
| SOBHA Neopolis | 25 acres 35.9 guntas | 1,875 | ₹2.3 Cr | Dec 2028 to Dec 2031, 5 phases |
| SOBHA Ayana | 6.28 acres | 683 (3 BHK) | ₹2.3 Cr | 31 Dec 2031 |
Ayana is part of Dream Acres. Its brochure calls it “your last chance to be part of this exclusive community”, and its RERA certificate covers wings 60 to 71. Our Sobha Ayana vs Sobha Neopolis comparison sets the two ₹2.3 Cr launches side by side.
If you want to move in soonest, Sentosa’s phases are due between June 2026 and December 2027. Ayana and the last Neopolis phases run to the end of 2031.
The Downsides of Panathur Road
One builder, a lot of homes. Sobha says Dream Acres alone has 6,500 homes, and Sentosa and Neopolis add over 2,400 more. If you buy to resell, you’ll be competing with many near-identical Sobha flats on the same road.
Metro dates slip. The brochure’s 2025 has passed. Wikipedia now says March 2027 for Phase 2A, and that could move again.
The roads are a promise. The CDP roads have no published date.
Long waits on new launches. Ayana won’t be complete until December 2031. Our guide to the cost of a long possession date shows what five years of rent and EMI add up to.
Traffic. We haven’t measured it, and Sobha’s brochure doesn’t mention it. Drive Panathur Road to the ORR at rush hour before you book.
