Sumadhura Elysium in Panathur is taking expressions of interest before the full launch. A Sumadhura Elysium EOI asks you to put money down now, often before you’ve seen a price list or a final floor plan. This guide is about one decision: should you pay the EOI, or wait?
Key takeaways
- Sumadhura lists Elysium as “EOI Phase”, but Phase I is already RERA-registered, approved on 22 May 2026
- Because it’s registered, RERA caps any advance before a registered agreement at 10% of the cost, about ₹26.1 lakh on the ₹2.61 Cr starting price
- Sumadhura’s published refund policy leaves the refund period blank and says GST paid will be deducted
- The promoter on the RERA certificate is Sumadhura Buildwell Pvt Ltd, not the Sumadhura company behind most of its other projects
- Sumadhura’s own pages give three different starting sizes, so you’d be choosing before the basic unit sizes are settled

What a Sumadhura Elysium EOI Actually Is
An expression of interest is a payment that puts you in the queue. In return, you usually get first pick of units and the launch price when allotment opens. It isn’t a booking, and it isn’t an agreement for sale.
Sumadhura’s site labels Elysium “EOI Phase”. That tells you the builder is gauging demand before it fixes a price list. It doesn’t tell you what the Sumadhura Elysium EOI amount is, what it’s adjusted against, or what happens if you change your mind. Those are the three things to pin down before you pay anything.
The money matters more than the label. An EOI cheque in your name to the right company, with a written refund promise, is very different from a payment with nothing on paper.
Why RERA Changes the Sumadhura Elysium EOI Rules
Many EOIs happen before a project is registered. Sumadhura Elysium isn’t one of those. Phase I is on the Karnataka RERA register:
| Item | What the certificate says |
|---|---|
| RERA number | PRM/KA/RERA/1251/446/PR/220526/008677 |
| Project name | Sumadhura Elysium Phase-I |
| Applied | 22 April 2026 |
| Approved | 22 May 2026 |
| Completion | 31 December 2029 |
| Promoter | Sumadhura Buildwell Private Limited |
Registration helps you. Under section 13(1) of the RERA Act, 2016, a promoter can’t take more than 10% of the cost as an advance before a registered agreement for sale. On the ₹2.61 Cr starting figure, that’s about ₹26.1 lakh, by our arithmetic. If you’re asked for more than 10% before the agreement is registered, stop.
You can check the registration yourself. Our guide on checking a RERA registration in Karnataka shows how.
Two catches. The registration covers Phase I only, so later towers need their own. And the promoter is Sumadhura Buildwell Pvt Ltd, while most Sumadhura projects are registered to Sumadhura Infracon Pvt Ltd. Make sure the receipt and the agreement name the company on the certificate.
Sumadhura Elysium EOI Refunds: The Policy, Read Closely
Sumadhura publishes a refund and cancellation policy on its website. Three lines in it matter for anyone weighing a Sumadhura Elysium EOI.
- Timing of your request. A withdrawal request has to be made “within fifteen days from the end of the billing cycle for the month”.
- Timing of the refund. The policy says refunds will be paid “within ……… days”. The number of days is left blank in the published document.
- Deductions. Refunds come after “deducting all the statutory payments including GST made by Sumadhura” and adjusting any dues.
That blank is the honest negative here. A general policy with no refund period isn’t something to rely on. Ask for a project-specific EOI letter that states the amount, the refund window in days, and whether any GST or charge is kept back if you walk away.
The policy also says a booking is complete only once payment reaches Sumadhura’s account. Pay by cheque or bank transfer to the company named on the RERA certificate, never to an individual or a broker’s account.
What You’d Be Choosing Blind
The real risk of an early Sumadhura Elysium EOI isn’t the money. It’s deciding before the basics are fixed. Here’s what Sumadhura hasn’t settled in public yet.
| Question | What’s published |
|---|---|
| Smallest home size | Three different figures across Sumadhura’s own pages |
| Unit types | Page says 3, 3.5 and 4 BHK; brochure says 3 and 4 bed |
| Price list | None. ₹2.61 Cr appears on Sumadhura’s blog, not the project page |
| Homes in Phase I (tower Lyra) | Not published |
| Towers and floors | Not published |
| Refund period | Blank in the policy |
The size question is the big one. Sumadhura’s project page, brochure and blog each give a different starting size. Only the largest home, 2,810 sq ft, is the same everywhere. Ask for the RERA carpet area of the exact unit you’re being offered.
If you’d rather not decide on an unpriced launch at all, our guide on what to do when the price is on request covers how to get numbers in writing first.
The Case for Paying Early
There is one. Sumadhura’s blog quotes a launch price of about ₹2.61 Cr “as of August 2026” and argues that launch prices usually sit below possession-stage prices. It also adds that this is “indicative, not a guarantee”. That’s fair. Early buyers do tend to get the widest choice of floor and facing.
Against that, possession is due in December 2029. That’s over three years of payments with no rent coming in. Our guide on the cost of a long possession date shows how that adds up.
And the starting price isn’t the whole cost. GST, stamp duty, cess, surcharge and registration add about 12.6%, so ₹2.61 Cr becomes roughly ₹2.94 Cr all-in, by our arithmetic. Check whether the khata puts the site inside BBMP, since that sets the surcharge rate.
Sumadhura Elysium EOI: Pay Now or Wait?
Use this to decide on a Sumadhura Elysium EOI. If most of your answers sit in one column, that’s your answer.
| Pay the EOI if… | Wait for the launch if… |
|---|---|
| The EOI letter states the refund period in days | The refund terms are verbal only |
| You’ve seen the carpet area of your unit in writing | You’re choosing from a size range |
| The EOI is well under the 10% RERA cap | You’re asked for close to 10% or more |
| You care most about getting first pick of floor and view | You care most about knowing the full price |
| You can carry payments until December 2029 | You need a home sooner |
| You’ve compared it with other Panathur options | You haven’t looked at alternatives yet |
On alternatives: Sobha Ayana sits off the same road with a lower starting price and a later date. Our Sumadhura Elysium vs Sobha Ayana comparison sets them side by side.

- The refund period in days, and any deduction if you withdraw.
- The company name on the receipt: Sumadhura Buildwell Pvt Ltd, as on the RERA certificate.
- Which phase and tower the EOI is for, and whether it’s Phase I.
