My Home Vipina vs My Home Udyan: two My Home projects in Tellapur compared

My Home Vipina vs My Home Udyan: Near-Ready or New Launch in Tellapur?

My Home Vipina and My Home Udyan are two big Tellapur projects from the same company, My Home Infrastructures. Their 2, 2.5 and 3 BHK sizes are almost identical. So the real choice in My Home Vipina vs Udyan isn’t the floor plan. It’s time: Vipina’s eight towers are built to the top, while Udyan was still at basement level in October 2026. Here’s how they compare on what My Home has published.

Key takeaways

  • Same promoter, near-identical 2, 2.5 and 3 BHK sizes; only Udyan has a 4 BHK
  • Vipina is in finishing works in all 8 towers; Udyan’s first towers were at basement roof slab on 1 October 2026
  • Vipina has about 180 homes per acre; Udyan about 156
  • Udyan publishes a 3.15 m floor-to-floor height and AC piping in bedrooms; Vipina publishes neither
  • Neither project has a published price or completion date

My Home Vipina vs Udyan: Side by Side

The permit dates tell the My Home Vipina vs Udyan story. Vipina’s is from 2022, Udyan’s from 2025. They’re the same kind of project from the same company, about three years apart.

Construction Stage: Near-Ready or Just Started

This is the biggest gap in My Home Vipina vs Udyan. On 1 October 2026, Vipina’s Towers 1 to 3 had flooring done to the 45th floor and Tower 4 to the 44th. Towers 5 to 8 had screed laid up to the 43rd–46th floor. Every tower is built to full height and in finishing works.

Udyan, on the same date, had Towers 1 to 4 at the basement-IV roof slab and Tower 5 at excavation. Its towers haven’t started rising above ground. Our My Home Udyan page has its full construction log.

Neither My Home Vipina nor Udyan publishes a completion date, and the TG RERA certificates sit behind a captcha. But on stage alone, Vipina should finish years before Udyan.

Sizes and Carpet Area

Put the My Home Vipina vs Udyan area statements side by side and the 2, 2.5 and 3 BHK homes are close to twins. The two 3 BHK saleable sizes match exactly.

Home Vipina saleable / carpet (sq ft) Udyan saleable / carpet (sq ft)
2 BHK 1,325 / 861 1,350 / 878
2.5 BHK 1,655 / 1,110 1,675 / 1,099–1,100
3 BHK 2,095 / 1,410 2,095 / 1,408
3 BHK 2,180 / 1,420 2,180 / 1,418
4 BHK None Up to 2,915 (Tower 1)

The differences are a few square feet. Vipina’s 2.5 BHK actually has slightly more carpet than Udyan’s, despite a smaller saleable figure. If you need a fourth bedroom, though, only Udyan has one, in Tower 1.

My Home Vipina vs Udyan: Homes per Acre

Vipina fits 3,720 homes on 20.61 acres, about 180 per acre. Udyan fits 3,766 on 24.12 acres, about 156 per acre. So Udyan has nearly the same number of homes on about 3.5 more acres, and a little more open space (83% against 81%).

Here’s the honest negative for My Home Vipina: it’s the densest of the My Home Tellapur projects we’ve checked. Ten homes on every floor of a G+46 tower means a lot of people sharing lifts at 9 am. Our note on homes per lift core explains what to count when you visit.

Specs That Differ

In My Home Vipina vs Udyan, both brochures list the same broad package: shear-wall structure, vitrified tile floors, prepaid three-phase power, metered DG backup, piped gas and a water plant for bore-well water. Two things differ in what’s published.

  • Floor-to-floor height: Udyan’s brochure gives 3.15 m. Vipina’s doesn’t give a figure at all.
  • AC piping: Udyan includes AC piping in the bedrooms. Vipina’s brochure mentions only power points for ACs.

Neither has central air-conditioning. Our guide to floor-to-ceiling height explains why a published height matters and what to ask for at Vipina.

Price and Charges

My Home hasn’t published a price for either project. Since the sizes are nearly the same, a quote for both gives you a clean like-for-like test: compare the rate on carpet, not saleable.

Charges are the same in both. GST at 5% plus about 7.5% stamp duty, transfer duty and registration add about 12.5%, so every ₹1 Cr becomes about ₹1.125 Cr. Our My Home Vipina price guide runs the per-sq-ft maths for every size.

The payment plan is where My Home Vipina vs Udyan really differ. At Vipina, much of a construction-linked plan may already be due when you book. At Udyan, you’d pay over several years as the towers rise.

My Home Vipina vs Udyan: Which One Suits You

Pick My Home Vipina if

You want to move in sooner and can pay a larger share up front. You’re happy with a 2, 2.5 or 3 BHK. And you’d rather see the finished towers than trust a render.

Pick Udyan if

You’d like to spread payments over a longer build. You want a 4 BHK, a published floor height or AC piping included. Or you want a little more land per home.

If you can’t decide, visit both on the same day. My Home Vipina’s towers are up, so you can stand on a finished floor and judge the views and the lift wait. Our My Home Udyan vs Prestige Golden Grove comparison helps if Udyan’s still on your list.

What to Ask

  • The TG RERA completion date for your tower in each project
  • The carpet area of your exact unit, written into the agreement
  • How many lifts serve each floor of ten homes
  • Vipina: the floor-to-floor height, and whether any AC piping is offered
  • What share of the price is due at signing in each project
  • Every extra charge in writing: floor rise, car park, club, corpus, maintenance advance
