Most lists of new launch projects in Hennur stop at Hennur Cross or Kothanur. The newer supply is further out. Past Kannur, on the stretch of Hennur Bagalur Road towards Bagalur, Karnataka RERA approved 10 housing projects between March and October 2026. They come from Puravankara, TVS Emerald, Concorde, Assetz, Bhartiya and smaller builders. We read every certificate. Here’s the list, what each one says, and which big name on this road still isn’t registered.

How We Built This List

To find every new launch Hennur buyers can actually book, we pulled the full Karnataka RERA project list on 31 October 2026, about 10,000 rows. We kept every registration approved in 2026 and downloaded its certificate. Then we filtered by address: villages along Hennur Bagalur Road beyond Kannur, and the PIN 562149 printed on most of them.

We matched on village names as well as PINs. Kannur shows up with two PINs on different certificates, 560077 and 562149, so a PIN alone misses projects.

Three limits apply:

• No project type. A certificate doesn’t say whether it’s flats, villas or plots.
• No unit count or price. Neither appears on a certificate.
• Dates as printed. A completion date can be extended later. The portal shows that; the certificate doesn’t.

New Launch Projects in Hennur: the 2026 Approvals

Oldest approval first. “Completion” is the date on the RERA certificate. Where a project has phases, each has its own date.

All ten carry PIN 562149 on the certificate. Two of them, Northern Lights and Nikoo Homes 9, are registered in phases, so the number of RERA certificates is higher than ten.

One date looks odd. Trident Saroja Vihar was approved on 30 October 2026 with a completion date of 15 January 2027, under three months later. We haven’t seen why. If it’s on your list, ask the promoter to explain that date in writing.

The Names Worth Knowing

Five of the new launch projects in Hennur come from builders with finished projects elsewhere in Bangalore. That gives you something to inspect before you pay.

Puravankara: Northern Lights

Northern Lights is registered under KVN Property Holdings LLP, not Puravankara Ltd, on Aerospace Park plot R-12 in Bagalur. It has three phases with completion dates a year apart, December 2029 to December 2031. Read the agreement for which company you’re buying from. TVS Emerald Altura

Altura, at Sathanur, has the longest runway on the list: completion is 29 March 2033, almost seven years after approval. That’s a long wait for an under-construction flat. Our TVS Emerald Altura page has the details.

Concorde Sienna

Sienna is the one nearest the city, at Kannur, with completion due by July 2031. We’ve covered it in our Concorde Sienna listing.

Assetz: two projects

Assetz has two approvals here. Mizu & Ki, at Chikkagubbi on Hennur Main Road, is due by August 2030 and is the only 2026 registration in Chikkagubbi itself. Niwa & Neo, registered with KVN under Elite Projects, sits on an Aerospace Park plot. See our list of Assetz upcoming projects for both.

Bhartiya: Nikoo Homes 9

Homes Inside the Aerospace Park

Three of the new launch projects in Hennur, Northern Lights, Dhruvija Gopura and Assetz KVN Niwa & Neo, have addresses on numbered plots (R-9, R-12) of the KIADB Hitech, Defence and Aerospace Park at Bagalur. These are plots in the park’s housing sector.

That’s unusual, and it changes what you check. Ask what kind of title you’ll get, who maintains the roads and water, and what the park’s rules say about resale. Our guide to buying a home inside an industrial park lists the questions.

Sobha Hennur: Not on the List

The project most people search for among new launch projects in Hennur isn’t here. Listing sites describe a Sobha township of about 40 acres at Chikkagubbi on Hennur Bagalur Road; others say 45 or 50 acres. On 31 October 2026 there was no Sobha registration or application at Chikkagubbi, Hennur, Kannur or Bagalur.

Sobha hasn’t put the site on sobha.com or named it in its October 2026 investor deck. So there’s no official size, price or date to compare with the ten new launch projects in Hennur above. Any money paid now is an expression of interest, not a booking. Our Sobha Hennur page tracks what’s confirmed.

If you’re choosing between waiting for Sobha and buying something registered, the honest answer is that only one of those has a date on a certificate.

The Other Bagalur

Search RERA for “Bagalur” and you’ll also find DR Elita by DR Infra, approved on 13 January 2026 with completion due by January 2028. Its certificate puts it in Bagaluru village, Sulibele hobli, Hoskote taluk, PIN 562129.

That’s a different village with the same name, east of Hoskote. It isn’t on Hennur Bagalur Road. We’ve left it off the list, and you should check the hobli on any certificate a broker sends you.

What About Inner Hennur?

Closer to the city, inside PIN 560077 around Kothanur, Geddalahalli and K Narayanapura, eight more projects were approved in 2026. They count as new launch projects in Hennur too, and they’re on our list of new projects near Manyata Tech Park, so we haven’t repeated them here.

The split matters for cost. Some inner villages carry a BBMP ward number on their certificates; Chikkagubbi, Kadusoppanahalli and Bagalur don’t. Outside BBMP, the stamp duty surcharge is 3% of the duty instead of 2%, so taxes and registration come to about 12.65% of the agreement value instead of 12.6%. Confirm on the khata.

How to Pick From This List

A long list of new launch projects in Hennur doesn’t make the choice easier. These checks narrow it.

1. Start from your completion date. Anything due in 2032 or 2033 is a long wait.
2. Search the RERA number on the Karnataka RERA portal and read the latest quarterly update.
3. Match the company on the certificate to your agreement. Several here are LLPs or partner companies.
4. Ask about the land. Aerospace Park plots and panchayat land come with different paperwork.
5. Check the water source and who supplies it until handover.
6. Drive it at peak hour. There’s no metro on Hennur Bagalur Road.
7. Keep any advance within 10% until the agreement for sale is registered.
