Puravankara upcoming projects in Bangalore fall into two groups: ones already on the Karnataka RERA register, and codenames you’ll only find on broker sites, like Purva Codename Infinity in Chikkajala. With Puravankara upcoming projects, that difference decides whether your booking money is protected. We went through all 10,051 entries on the Karnataka RERA project list on 23 October 2026 and pulled out every Puravankara, Purva and Provident filing. Here’s what’s registered, what isn’t, and how to tell which is which.
Key takeaways
- Twelve Puravankara-group registrations, across ten projects, were issued by Karnataka RERA between March 2024 and September 2026
- The newest Puravankara upcoming projects on the register are Provident Equinox 6 (September 2026), Purva Heritage (July 2026) and three Northern Lights phases (March 2026)
- Purva Codename Infinity, Purva Aerocity and Purva Grand Hills have no registration and no pending application
- Puravankara’s recent projects got registered within one to two weeks of applying. A codename with no application is further off than ads suggest
- Some “RERA numbers” quoted for codenames are agent registrations or belong to other projects
Looking at the Chikkajala codename? Our page on Purva Codename Infinity sets out what’s reported, what’s missing, and a cost sheet.

Purva, Provident and the Rest
Puravankara Limited was founded in 1975 by Ravi Puravankara and is headquartered in Bangalore. It’s listed on the BSE and NSE. Most of its homes sell under two brands, and knowing which is which saves you a lot of confusing searches for Puravankara upcoming projects.
- Purva is the premium brand: Purva Heritage, Purva Silversky, Purva Orient Grand
- Provident is the mid-market brand: the Equinox phases at Kengeri, Ecopolitan, Deansgate
- Partner entities sometimes register projects, as KVN Property Holdings LLP does for Northern Lights
When you look at Puravankara upcoming projects, check the promoter name on the RERA certificate, not just the brand. Northern Lights carries Puravankara’s name in its title, but its registered promoter is KVN Property Holdings LLP. That’s common and lawful. It just means the company on your agreement may not be the listed one.
Our guide to Provident Housing covers the mid-market brand in more detail.

| Provident Botanico | 21 Mar 2024 | PRM/KA/RERA/1250/304/PR/210324/006726 |
Puravankara’s own site gives locations and starting prices for some of these: Purva Heritage at Kudlu Gate from ₹3.10 Cr, Purva Silversky in Electronic City from ₹2.55 Cr, and Northern Lights at the KIADB Aerospace Park from ₹77 lakh. We’ve covered Northern Lights at Bagalur in full.

Puravankara Upcoming Projects Still at Pre-Launch
The second group of Puravankara upcoming projects has no registration at all. They show up on broker sites, sometimes with prices, floor counts and possession dates, but none of that comes from the developer.
| Name you’ll see | Where | K-RERA status (23 Oct 2026) |
|---|---|---|
| Purva Codename Infinity | Chikkajala, Bellary Road | Not registered, no application found |
| Purva Aerocity / Purva Grand Hills | Chikkajala | Not registered, no application found |
| Purva Hennur | Hennur Main Road | Not found when we listed it |
Purva Codename Infinity is reported as around 300 homes on 7 to 7.5 acres, in 2, 3 and 3.5 BHK. Broker figures for its price, towers and floors contradict each other.
A pre-launch entry among Puravankara upcoming projects can still be worth tracking. The early price is often the lowest. But until there’s a registration, there’s no approved plan, no registered completion date and no escrow account protecting your money. Our guide to buying before RERA registration exists sets out exactly what you give up.
How Fast Puravankara Registers
The RERA list shows two numbers for each project: the application (ACK) and the registration (PRM). The dates on recent Puravankara upcoming projects are close together.
| Project | Applied | Registered | Gap |
|---|---|---|---|
| Purva Heritage | 30 Jun 2026 | 9 Jul 2026 | 9 days |
| Northern Lights KVN | 11 Mar 2026 | 12 Mar 2026 | 1 day |
| Purva Silversky | 4 Dec 2025 | 15 Dec 2025 | 11 days |
For recent Puravankara upcoming projects, registration has followed within days of applying. That’s useful. It means a codename with no application on the list isn’t “about to be approved”. The developer hasn’t filed yet.
That’s our reading of the dates, not a rule. A project with a complicated land deal can take longer. But if a broker tells you one of the Puravankara upcoming projects is due for approval next week, check whether an application even exists. Our post on decoding a Karnataka RERA number shows how to read both formats.
Numbers That Aren’t What They Seem
We checked two “RERA numbers” that broker sites attach to Puravankara upcoming projects in north Bangalore. Neither is what it’s presented as.
PRM/KA/RERA/1251/446/AG/171021/001317 is quoted for Purva Codename Infinity. The certificate shows it’s an estate agent’s registration, for an agency based in Navi Mumbai, valid from 2017 to 21 October 2022. The “AG” means agent. A project number has “PR” in that slot.
PRM/KA/RERA/1251/309/PR/071022/005303 is quoted by some sites for Purva Celestial. The certificate is for Purva Zenium 2 at Hosahalli village, registered on 7 October 2022 with a completion date of 30 June 2027.
Purva Celestial is on Puravankara’s website, on International Airport Road, from ₹1.01 Cr. We didn’t find it under that name on the RERA list, so ask Puravankara which registration covers it before you book.
The lesson is simple. Never trust a number on a broker page. Download the certificate from the RERA portal and read the project name and promoter on it.
One Project, Several Names
Puravankara upcoming projects often carry more than one name before launch. Northern Lights is the clearest example. It was marketed as Purva Codename Flow and Purva Esplanade before its launch name settled, and all three now point to the same registration.
The Chikkajala project looks similar. Purva Codename Infinity, Purva Aerocity and Purva Grand Hills are all described as a Puravankara high-rise of about 300 homes there. They may be one project. Our post on Purva Aerocity compares what each name claims.
- Ask which name will appear on the RERA certificate
- Make sure your expression of interest receipt names the same project
- Compare the figures each name carries. Codename pages often keep old prices
Our guide to projects renamed before launch covers what to check.
How to Choose Between Puravankara Upcoming Projects
If you need certainty, pick from the registered Puravankara upcoming projects. You can read the completion date, check the promoter and see the approved plan today.
If you’re happy to wait for a lower early price, a codename can make sense. Keep anything you pay small and fully refundable until a registration number exists.
| You want | Look at |
|---|---|
| Certainty on dates and plans | Registered projects only |
| Lowest early price, can wait | Codenames, with a refundable EOI |
| North Bangalore, near the airport | Northern Lights (registered), Chikkajala codename (not) |
| South Bangalore, established area | Purva Heritage, Purva Silversky |
Whichever of the Puravankara upcoming projects you shortlist, walk a finished Purva or Provident building that’s five or more years old. It tells you more about what you’ll get than any brochure. Our guide to visiting a builder’s completed project lists what to look at.
