Assetz upcoming projects are easy to list and hard to pin down. The names change, the codenames come first, and most portals mix launched and pre-launch projects together. So we went to the Karnataka RERA register instead. Below is every Assetz project approved in 2026, with its village, the company that filed it and its completion date, plus the one in Hoskote you’ll still see under a codename.

Assetz started in Bengaluru in 2006, building offices before it moved into homes. It now says it has delivered 14,000+ homes, with a portfolio of 50 million sq ft developed and under way.

That’s the background to the current crop of Assetz upcoming projects. The pace has picked up. In April 2025 Assetz said it had tied up 16 land parcels, over 200 acres in all, in the previous two years. Those parcels are what turn into Assetz upcoming projects now.

One more of the Assetz upcoming projects was registered in December 2025: Melodies of Life Apartments at Choodasandra, off Sarjapur Road, with a completion date of 30 November 2030. It’s filed by Iinspira Worldcity Projects, Assetz’s partner there.

Where Assetz Is Building
Group the Assetz upcoming projects by area and three clusters show up.
- North: Miru & Miyo at Yelahanka, Niwa & Neo in the aerospace park, Mizu & Ki on Hennur Main Road, City of Palms at Devanahalli
- South: Mizumi Reserve at Kudlu, Muse & Maison and Melodies of Life off Sarjapur Road, Trees & Tandem on Huskur Main Road
- East: Naru & Nami, sold as Codename Sublime, off Old Madras Road at Hoskote

The Codename Stage
Many Assetz upcoming projects start life with a codename. Assetz Codename Sublime is the current example. Assetz marketed it under the codename with “EOI open”, and RERA registered it under a different name.

One Company per Project
Look at the promoter column on the certificates for Assetz upcoming projects and you’ll see a different company almost every time. That’s normal for a large developer, but buyers often miss it.

The company on your sale agreement, your payment receipts and the RERA certificate should be the same. If they aren’t, ask why before you pay.
Some Assetz upcoming projects also involve a landowner. Naru & Nami is partly a joint development with Vanshee Builders & Developers, and Niwa & Neo carries the KVN name. Ask how the landowner’s share of units is sold.
How to Judge an Assetz Launch
Recent Assetz upcoming projects share a naming style, paired names like Mizu & Ki or Miru & Miyo. The names won’t tell you which one fits you. These checks will.
- Start with the certificate, not the brochure. Note the registered name, the promoter and the completion date
- Compare completion dates across Assetz upcoming projects. They run from 2029 to 2032, a three-year spread in what you’ll pay in rent or EMI meanwhile
- Price on carpet area. Assetz quotes super built-up and “TCA”, which includes the balcony. Ask for bare RERA carpet
- Visit a finished Assetz project at least five years old, ideally on the same side of the city
- Check the phase. Several registrations cover only some towers
