Sumadhura Solea price: what Rs 2.2 Cr gets you all-in at Rachenahalli

Sumadhura Solea Price: What Rs 2.2 Cr Gets You, All-In (2026)

The Sumadhura Solea price starts at ₹2.2 Cr. That’s Sumadhura’s “launch entry” figure for its 233-home project behind Manyata Tech Park, and it’s the only price Sumadhura has published. This guide works out what that Sumadhura Solea price becomes on registration day, what it means per square foot of floor you can actually use, how much of your own money you’ll need, and what to ask before you pay anything.

Key takeaways

  • Sumadhura’s page gives one figure: launch entry “from ₹2.2 Cr+”. It doesn’t say which home that buys
  • Solea is inside BBMP, so taxes and registration add 12.6%: ₹2.2 Cr becomes about ₹2.48 Cr all-in
  • Expect to find about ₹71.7 lakh of your own money before GST
  • Carpet area is only 63–65% of the super built-up area, so the rate per carpet sq ft is about ₹22,300
  • RERA completion is 30 June 2029; Sumadhura’s page says December 2029

What Sumadhura Has Published

Sumadhura’s Solea page says an “Exclusive Preview is now open with Launch Entry from ₹2.2 Cr+”. That’s it. There’s no price list, no rate per sq ft and no price for the 4 BHK.

It also doesn’t say which home the ₹2.2 Cr buys. The smallest home in the brochure is the 3 BHK Smart, at 1,560 sq ft super built-up. We’ve assumed that’s the home behind the entry price. That’s our reading, not Sumadhura’s statement, so confirm it before you compare anything.

Solea is RERA-registered. It was approved on 10 March 2026, with Sumadhura Homes LLP as the promoter. So the 10% rule applies: a promoter can’t take more than 10% of the price before a registered agreement for sale. On ₹2.2 Cr, that’s a ceiling of ₹22 lakh.

Sumadhura Solea Price, All-In

Solea is under construction, so 5% GST applies. The brochure lists a BBMP licence and a BDA approval, and the RERA certificate places the site in Rachenahalli village, Bengaluru East. That puts it inside BBMP, where the stamp duty surcharge is 2% of the duty.

Charge On ₹2.2 Cr
Agreement value ₹2,20,00,000
GST at 5% ₹11,00,000
Stamp duty at 5% ₹11,00,000
Cess at 10% of duty ₹1,10,000
Surcharge at 2% of duty ₹22,000
Registration at 2% ₹4,40,000
Total charges ₹27,72,000
All-in ₹2,47,72,000

That’s 12.6% on top of the Sumadhura Solea price, or close to ₹28 lakh.

And it still leaves out the extras builders often bill outside the agreement value: car parking, clubhouse membership, a maintenance deposit and utility connection charges. Ask for each one line by line.

How Much Cash You Need

A ₹2.2 Cr home is well above ₹75 lakh, so RBI rules cap the loan at 75% of the value. Banks don’t fund stamp duty, cess, surcharge or registration either.

Item Amount
Your 25% of ₹2.2 Cr ₹55,00,000
Stamp duty, cess, surcharge and registration ₹16,72,000
Own cash before GST ₹71,72,000

If your bank won’t include GST in the loan, add another ₹11 lakh to the Sumadhura Solea price you fund yourself.

What the EMI looks like

We’ve assumed 8.5% interest over 20 years. That’s an assumption, not a bank quote. At that rate, each ₹1 lakh borrowed costs about ₹868 a month, so a ₹1.65 Cr loan works out to about ₹1,43,200 a month.

With RERA completion in mid-2029, you could pay pre-EMI interest on each construction-linked release for well over two years. Ask whether Sumadhura offers a subvention scheme, and get its terms in writing.

Sumadhura Solea Price per Sq Ft: Two Very Different Numbers

Here’s the honest negative. Divide ₹2.2 Cr by the 3 BHK Smart’s 1,560 sq ft super built-up area and you get about ₹14,100 per sq ft. Divide it by the 985 sq ft RERA carpet area and you get about ₹22,300.

Measured on 3 BHK Smart area Rate at ₹2.2 Cr
Super built-up area (SBUA) 1,560 sq ft About ₹14,100 per sq ft
Carpet plus balcony 1,079 sq ft About ₹20,400 per sq ft
RERA carpet area 985 sq ft About ₹22,300 per sq ft

Across Solea’s brochure, the carpet area is 63–65% of the super built-up area. The rest is your share of walls, lobbies, corridors, lifts and the clubhouse. Two homes per corridor and a double-height marble lobby cost floor space, and you pay for it.

That’s why a Solea quote should be compared on carpet area, not SBUA. Our guide to carpet area vs built-up area shows how to do it.

What the Bigger Homes Might Cost

Sumadhura hasn’t priced the 3 BHK Classic or the 4 BHK Smart. If the same ₹14,100 SBUA rate held, which is our guess and not Sumadhura’s price, here’s roughly where they’d land:

Home (brochure) SBUA Our extrapolation at ₹14,100
3 BHK Classic 1,627–1,790 sq ft About ₹2.29–2.52 Cr
4 BHK Smart 2,025–2,110 sq ft About ₹2.86–2.98 Cr

So the Sumadhura Solea price for a 4 BHK could be close to ₹3 Cr before charges. Builders rarely keep one flat rate across a project. Corner positions, higher floors, private terraces and facing usually add premiums. Treat these as a sense of scale, and wait for the real list.

The Rent Test

On a Sumadhura Solea price of ₹2.2 Cr, or about ₹2.48 Cr all-in, a 3% gross yield needs rent of about ₹61,900 a month. A 4% yield needs about ₹82,600.

Before you buy Solea as an investment, check what finished 3 BHKs near Manyata Tech Park actually rent for. If the number’s well short of ₹61,900, you’re buying for your own use or for appreciation, not for income.

What to Ask For Before You Pay

A single entry figure isn’t a Sumadhura Solea price list. Get these in writing first:

  • Which home is ₹2.2 Cr? Get the unit number, wing, floor and facing.
  • The RERA carpet area of that exact home, in writing.
  • The full price list, with floor-rise, corner and terrace premiums.
  • Every extra charge: parking, clubhouse, maintenance deposit, utilities.
  • The completion date in the agreement. RERA says 30 June 2029; the project page says December 2029.
  • The payment plan, and whether any advance stays within the 10% cap until the agreement is registered.
  • The promoter name on the paperwork: Sumadhura Homes LLP.

Look up the registration yourself on the Karnataka RERA portal using PRM/KA/RERA/1251/446/PR/100326/008517.
