My Home Apas vs My Home Avali: Kokapet or Gopanpally, Building or Nearly Built?

My Home Apas and My Home Avali are both big-home, high-rise My Home projects west of the Financial District, and buyers often shortlist both. My Home Apas vs Avali: Kokapet or Gopanpally

This is the first fork in My Home Apas vs Avali. Apas is in Kokapet, in Gandipet mandal of Ranga Reddy district, near the Neopolis layout. My Home’s own drive-time claims put it 5 minutes from Wipro and 7 from Microsoft and Infosys.

Avali is sold as Gopanpally, but its brochure address is Tellapur village, Ramachandrapuram mandal, Sangareddy district. My Home claims 5 minutes to the ORR and Tellapur MMTS station, 15 to the Financial District and 20 to Kokapet. Those are the builder’s figures, not ours, so drive them at rush hour yourself.

If your office is in the Financial District or Kokapet itself, Apas is closer. If you want the rail option or the Tellapur side’s schools, Avali makes more sense. Our Tellapur area guide covers the roads and stations on Avali’s side.

Construction Stage: Nearly Built or Still Rising

Timing is the biggest practical gap in My Home Apas vs Avali. My Home’s update of 3 October 2026 shows Avali with every tower past its structure. Towers 1 and 2 had flooring, internal doors and windows done up to the 46th floor. Tower 3 had flooring to the 41st and Tower 4 to the 43rd, with doors and windows still going in.

At Apas, the update of 1 October 2026 shows Towers 1, 2 and 3 with their 44th-floor roof slab done. Tower 4 was at the 20th floor, Tower 5 at the 19th and Tower 6 at the 12th. So parts of Apas are still a few years of structure away.

In practice, My Home Avali suits someone who wants to move in or rent out sooner, and who can pay a bigger share up front. Apas suits someone who can wait and would rather pay in stages as the towers rise. At Avali, ask what share of the price is due at signing; at Apas, ask which tower you’d be in.

Homes per Floor and per Acre

On density, My Home Apas vs Avali favours Avali. Divide homes by land and you get a rough sense of how crowded a project will feel. Avali has 744 homes on 8.37 acres, about 89 per acre. Apas has 1,338 on 13.52 acres, about 99 per acre. That’s our arithmetic, not My Home’s.

Per floor, Avali has four homes and Apas five. Fewer homes per floor usually means fewer people waiting for each lift and more homes with windows on three sides, which the Avali brochure points out. Our guide to the homes-per-lift ratio explains what to ask.

The clubhouses are a similar size, so My Home Avali’s smaller headcount shows up there too. Spread across the households, Avali gives roughly 94 sq ft of clubhouse per home and Apas about 54.

My Home Apas vs Avali: Sizes and Carpet Area

Here’s a surprise in My Home Apas vs Avali. Apas’s biggest homes are larger on paper than Avali’s 4 BHKs. Apas’s 3 BHK with a home theatre goes up to 3,860 sq ft saleable, while Avali’s 4 BHK tops out at 3,612.

Type My Home Apas (saleable) My Home Avali (saleable / carpet)
2 BHK None 2,551 / 1,620 sq ft (refuge floors only)
3 BHK 2,765 and 2,796 sq ft 3,000 / 1,930 and 3,043 / 1,892 sq ft
3 BHK + home theatre 3,240, 3,710 and 3,860 sq ft None
4 BHK None 3,609 / 2,206 and 3,612 / 2,269 sq ft

The catch is that you can only check My Home Avali’s usable space. Its brochure gives carpet area for every home; Apas’s gives saleable only. If you need a fourth proper bedroom rather than a home-theatre room, Avali is the only one of the two with it.

My Home Avali’s 2 BHKs sit beside the refuge area on floors 18, 27, 36 and 45. Our guide to flats on a refuge floor explains what that means before you pick one.

What’s Included, and What Isn’t

On specs, My Home Apas vs Avali starts level: both projects skip central AC. Each gives AC power points in the living room and bedrooms, so you’ll buy and fit your own units either way.

The kitchen is where they split. Apas includes a granite platform and a stainless steel sink. At Avali, the brochure says the platform and sink are “in customer scope”, so that’s an extra cost to add to the Avali side.

There’s one paperwork difference too. Apas’s brochure says the project is financed by and mortgaged to Bajaj Housing Finance, with a no-objection certificate for flats sold. We didn’t find a lender line in Avali’s brochure. Our explainer on projects mortgaged to a lender covers what to ask at Apas.

Charges are the same on both sides of My Home Apas vs Avali: GST at 5% plus about 7.5% stamp duty, transfer duty and registration, so roughly 12.5% on every ₹1 Cr. Confirm the duty with the Sub-Registrar.

My Home Apas vs Avali: Which One Suits You

Pick My Home Avali if you want a 4 BHK, fewer neighbours per floor, published carpet areas and a home that’s closer to ready. Its price guide works through the per-sq-ft maths.

Pick Apas if you want a Kokapet address, a large 3 BHK with a home-theatre room, a fitted kitchen platform, and you’re happy to pay as the building goes up. Its price guide does the same sums for Apas.

Either way, the honest gap in My Home Apas vs Avali is the same: no published price and no published possession date. Get both in writing, for a named flat, before you pay anything beyond a token.
