My Home Apas is a 1,338-home, 3 BHK-only project in Kokapet, and its first three towers have already reached the 44th floor. Yet there’s still no published My Home Apas price, and unlike its sister projects, no carpet area either. Here’s how to work out what a home will really cost, what to add that the brochure leaves out, and what to get in writing first.
Key takeaways
- My Home hasn’t published a My Home Apas price list or a rate per square foot, as of 2 November 2026
- Homes run from 2,765 to 3,860 sq ft saleable, all 3 BHK, some with a home theatre
- My Home hasn’t published carpet area for Apas, so you can’t yet work out the rate on carpet
- There’s no central AC: you’ll buy and fit your own air-conditioners
- GST and Telangana duty add about 12.5%, and the project is mortgaged to Bajaj Housing Finance
Want the project facts first? Our My Home Apas page covers the towers, the sizes, the TG RERA number and the construction stage.

My Home Apas Price: What’s Official
Nothing yet on the My Home Apas price. My Home’s project page has an empty price field for Apas, and the brochure has no price sheet. We also searched the news for a reported My Home Apas price per square feet and found no article on the project at all. That was on 2 November 2026.
What is official: 6 towers of G+44 on 13.52 acres, 1,338 homes, 81.6% open space, a 72,000 sq ft clubhouse, and TG RERA number P02400006812. Every home is a 3 BHK, from 2,765 to 3,860 sq ft saleable. Our My Home Apas listing has the tower-by-tower layout.
Construction is well along, which matters for the My Home Apas price you’ll pay up front. On 1 October 2026, Towers 1 to 3 had their 44th-floor roof slab done, which means the structure has topped out. Tower 4 was at the 20th floor, Tower 5 at the 19th and Tower 6 at the 12th.
Any figure you see online, including a “price sheet PDF”, didn’t come from My Home. Treat it as a guess until a sales manager puts a My Home Apas price on a named flat in writing.
My Home Apas Price by Size, at Two Rates
Here’s the base My Home Apas price for the five main sizes at two rates. Both rates are hypothetical. They’re round numbers to show the scale, not the real My Home Apas price. Swap in the actual rate once you have it.
| Home | Saleable (sq ft) | At ₹10,000/sq ft | At ₹12,000/sq ft |
|---|---|---|---|
| 3 BHK | 2,765 | ₹2.77 Cr | ₹3.32 Cr |
| 3 BHK | 2,796 | ₹2.80 Cr | ₹3.36 Cr |
| 3 BHK + home theatre | 3,240 | ₹3.24 Cr | ₹3.89 Cr |
| 3 BHK + home theatre | 3,710 | ₹3.71 Cr | ₹4.45 Cr |
| 3 BHK + home theatre | 3,860 | ₹3.86 Cr | ₹4.63 Cr |
Every ₹1,000 change in the rate moves the smallest home by about ₹28 lakh and the largest by about ₹39 lakh. So a small gap in the quoted My Home Apas price per square feet matters a lot at these sizes.
For the My Home Apas price on odd sizes: the brochure also shows two other 3 BHK sizes, 2,565 and 2,845 sq ft, outside its own headline range. It doesn’t say which floors they’re on. If one of them is offered, ask why it differs from the typical floor plan.
The Missing Carpet Area
This is the biggest gap in the My Home Apas price picture. The saleable figure adds your balcony and a share of lobbies, corridors and external walls to the space inside your walls. Carpet area is only the space inside. Under the RERA Act, homes are sold on carpet area, so the agreement must state it.
My Home publishes carpet area for its other big projects nearby, but not for Apas. In those sister projects, carpet works out to about 61 to 67% of saleable. Those are other projects’ figures, not Apas’s. If Apas lands in the same band, the 2,765 sq ft home would have roughly 1,690 to 1,850 sq ft of carpet.
That changes the real My Home Apas price per usable foot. At a hypothetical ₹10,000 per sq ft of saleable, you’d be paying about ₹14,900 to ₹16,400 per sq ft of carpet. Two quotes with the same saleable rate can differ by hundreds of rupees per usable square foot.
So before you compare the My Home Apas price with anything else, ask for the carpet area of the exact flat, room by room, in writing. Our My Home Grava price guide shows how much the carpet share can vary even within one project.
What the My Home Apas Price Leaves Out
Air-conditioning. Apas has no central AC. The brochure gives AC power points in the living room and bedrooms, and that’s it. You’ll buy and fit your own units on top of the My Home Apas price, and with three bedrooms, a living room and sometimes a home theatre, that’s five or six ACs. My Home’s projects Grava and Vyoma include chilled central AC; Apas doesn’t, so don’t compare their prices like for like.
The kitchen. Good news here: the granite platform and a stainless steel sink are included, with provision for a water purifier. At Grava they’re in the buyer’s scope.
Charges on the cost sheet. The My Home Apas price on the sheet should list floor rise, car parks, club membership, corpus fund, maintenance advance, and legal and utility fees, each as a separate line. On a G+44 tower, floor rise alone can add up. Our guide to floor rise, PLC and hidden charges shows how these stack up.
Running costs. These sit outside the My Home Apas price too. Water, power, gas and maintenance are billed through an automated system, and water comes from bore wells through a treatment plant. Ask for the maintenance rate per sq ft before you sign.
The lender’s NOC. Page 1 of the brochure says Apas is financed by and mortgaged to Bajaj Housing Finance, which will give a no-objection certificate for flats that are sold. Ask for that NOC naming your flat before you pay more than the booking amount. Our explainer on projects mortgaged to a lender covers what to check.
The All-In Cost on Every ₹1 Cr
On a home under construction in Telangana, you pay 5% GST. Stamp duty, transfer duty and registration come to about 7.5% in all, under G.O.Ms.No.59 and 60 of July 2021. Sources split that 7.5% differently, so confirm it with the Sub-Registrar.
| On every ₹1 Cr of agreement value | Amount |
|---|---|
| GST at 5% | ₹5,00,000 |
| Stamp duty, transfer duty and registration at 7.5% | ₹7,50,000 |
| All-in | ₹1,12,50,000 |
Apply this to whatever My Home Apas price you’re quoted. Duty is charged on the higher of the price or the government guidance value. On the hypothetical ₹2.77 Cr home, the all-in figure is about ₹3.11 Cr, before ACs, floor rise and the other charges above.
Cash You’ll Need
Whatever the final My Home Apas price, RBI rules cap a home loan at 75% of the property value above ₹75 lakh. Banks usually don’t fund GST or duty, so those come from your pocket.
On the hypothetical ₹2.77 Cr home, that’s about ₹69 lakh of down payment plus about ₹35 lakh of GST and duty: roughly ₹1.04 Cr in cash before extras. Under section 13 of the RERA Act, the developer can’t take more than 10% before a registered agreement for sale.
Three towers have topped out, so much of a construction-linked plan may already be due when you book. Ask what share of the My Home Apas price is payable at signing, and which tower you’d be in.
