My Home Apas: Project Overview
My Home Apas sits between My Home’s bigger launches in this belt, Grava and Vyoma, on size and spec. It’s a 3 BHK-only project, with some homes adding a home theatre room. The brochure says the community looks out over Kokapet lake and Osman Sagar.
Every tower at My Home Apas has five homes per typical floor. Towers 1 and 4 hold three larger homes with a home theatre (two of 3,710 sq ft and one of 3,240 sq ft) plus two 2,765 sq ft homes. Towers 2, 3, 5 and 6 hold a 3,710 and a 3,860 sq ft home with a home theatre, one 2,765 and two 2,796 sq ft homes.
Refuge floors are the 17th, 26th, 35th and 44th. My Home Apas’s building permission is from HMDA (3257/MSB/EXC/SKP/PLP/HMDA/2022), and the project holds an IGBC Green Homes Gold pre-certification from January 2024. That’s a stated intent, not a final rating.
Specifications that matter
My Home Apas doesn’t have central air-conditioning. There are power points for ACs in the living room and every bedroom, so you buy and fit your own units. Floors are 800 x 1200 mm vitrified tiles, not marble.
On the plus side, the kitchen comes with a granite platform and a stainless steel sink. Each home gets three-phase power with a prepaid meter and metered DG backup. Water, power, gas and maintenance are billed automatically, and the water plant treats bore-well water.
Who My Home Apas Suits
It works if
You want a large 3 BHK near the Financial District and don’t need a fourth bedroom. You’d rather pay for your own ACs than for a central chiller system. You want a project where half the towers are already at full height.
It doesn’t work if
You need a 2 BHK or a 4 BHK: there aren’t any. You want to compare homes on carpet area, because My Home hasn’t published it for Apas. Or you need to move in soon, since Tower 6 was only at the 12th floor in October 2026.
My Home Apas review: our verdict
At about 99 homes per acre, My Home Apas is less crowded than many big launches. The gaps are the missing carpet area and the missing price. Get both in writing before you decide.
About the Developer
My Home Group was founded in 1981 by Dr Rameswar Rao Jupally and has built only in Hyderabad so far. Its other projects around Kokapet include My Home Grava, My Home 99 and My Home Nishada, which is now handing over homes.

My Home hasn’t published a My Home Apas price list, and we haven’t found a figure we’d trust. Quotes will be on saleable area. Since the carpet area isn’t published, ask for it in writing for your unit and work out the rate on carpet too.

What You’ll Actually Pay
On top of the price, you’ll pay GST and Telangana’s stamp duty, transfer duty and registration. Most sources put duty and registration at 7.5% in all, under the July 2021 orders, but they split it differently. Confirm the figure with the Sub-Registrar.

My Home Apas Floor Plans
My Home’s brochure gives saleable areas and facing for each home on a typical floor. It doesn’t give carpet area.
The brochure also shows 2,565 and 2,845 sq ft versions of the east-facing 3 BHK without saying which floors they’re on, so ask. Our guide to which way your apartment faces helps you pick between east and west.
Amenities
The My Home Apas clubhouse is 72,000 sq ft over six floors, with a futsal court on its terrace. It has a gym, an aerobics hall, a banquet hall, indoor games, badminton, guest rooms, a swimming pool, a creche, a pharmacy, a spa and salon, a cafe and an ATM.
Outdoors there’s a sky walk, a viewing gallery, tennis and pickleball courts, half basketball, a skating rink, an outdoor gym, a cycle track, a jogging track, a pet zone, a temple, an amphitheatre and children’s and toddlers’ play areas.
My Home Apas Location
My Home lists the project in Kokapet but doesn’t publish a site address or PIN. Kokapet is in Gandipet mandal of Ranga Reddy district, and the building permission is from HMDA. My Home’s own drive-time claims are 5 minutes to Wipro and Continental Hospitals and 7 to Microsoft and Infosys.
The Outer Ring Road has an interchange at Kokapet. There’s no metro yet, and the planned Raidurg–Kokapet Neopolis line is still awaiting central approval. Our Kokapet area guide covers the roads, the lakes and what to check.

Construction Status
The My Home Apas construction update of 1 October 2026 shows Towers 1, 2 and 3 with their 44th-floor roof slab done, so they’ve reached full height. Tower 4 was at the 20th floor, Tower 5 at the 19th and Tower 6 at the 12th.
We couldn’t confirm the completion date. My Home doesn’t print it, and the TG RERA certificate sits behind a captcha. Ask for the date of your tower in writing. Floor-to-floor height isn’t published either, and our note on floor-to-ceiling height explains what to ask.
Before You Book My Home Apas
- Check TG RERA P02400006812 on the portal: completion date and promoter name.
- Ask for the carpet area of your unit in writing, since the brochure doesn’t give it.
- Ask for the lender’s NOC for your flat, since the project is mortgaged to Bajaj Housing Finance.
- Ask for every extra charge in writing: floor rise, car park, club, corpus, maintenance advance.
- Budget for split ACs in the living room and bedrooms.
- Pick your tower: Towers 1 to 3 are at full height, Towers 4 to 6 aren’t.
- Ask about the water supply beyond the bore wells.
- Keep any payment within 10% until a registered agreement for sale.
