Kokapet and Neopolis, Hyderabad area guide for homebuyers

Kokapet and Neopolis, Hyderabad: An Area Guide for Homebuyers (2026)

Kokapet Hyderabad is where the city’s west side has gone tallest. It sits beside the Financial District on the Outer Ring Road, and the government’s Neopolis layout here has drawn some of the highest land bids in India. This guide covers the mandal and pincode, the roads, the metro picture, the lakes and the rules that come with them, and what to check before you buy.

Key takeaways

  • Kokapet is in Gandipet mandal of Ranga Reddy district, PIN 500075
  • Building permits for the big projects here come from HMDA
  • There’s no metro yet. A Raidurg–Kokapet Neopolis line is planned but still awaits central approval
  • Osman Sagar lies to the south, and the GO 111 catchment rules around it have a disputed status, so check any site
  • Duty and registration in Telangana come to about 7.5%, plus 5% GST on a home under construction

Kokapet Hyderabad: Where It Is

Kokapet Hyderabad is a former village on the city’s western edge, 3 km north of Gandipet and right next to the Financial District. Its Wikipedia page counted just 3,471 people in 2011. Today it’s one of the most expensive addresses in the city.

What changed Kokapet Hyderabad was land. The state planning body, now HMDA, laid out the Kokapet Special Economic Zone, better known as Neopolis, and has sold it in large plots to developers since 2021. Next to it is another HMDA layout, the Golden Mile.

Neopolis or Kokapet?

They overlap. Neopolis Hyderabad is the name of the HMDA layout inside Kokapet, so a “Neopolis” project is a Kokapet project with a more expensive-sounding label. Narsingi, Khanapur and Puppalaguda are the neighbours, and builders use all of these names loosely. Go by the survey number and village on the RERA page, not the hoarding.

Kokapet Mandal and Pincode

Kokapet Hyderabad is in Gandipet mandal of Ranga Reddy district. The mandal headquarters is Narsingi. Older documents, including some about the 2006 land sale, still say Rajendranagar mandal, because the area was carved out later.

That’s the same district as Gachibowli and the Financial District, so the same Ranga Reddy guidance values and registration offices apply. It’s different from Tellapur, a short drive north-west, which is in Sangareddy district.

Kokapet pincode: Wikipedia gives 500075, and My Home Grava’s official address in Sabitha Nagar, Kokapet, uses the same PIN. Still, a PIN isn’t a civic boundary, so match it to the survey number in your agreement.

For planning, the large projects in Kokapet Hyderabad carry HMDA building permits. We couldn’t find a reliable source naming the local civic body for Kokapet, so ask the builder who collects property tax and supplies water once you move in.

Kokapet Roads

The Outer Ring Road is the reason Kokapet Hyderabad works. The 158 km, eight-lane ring has a named Kokapet interchange, and Narsingi has its own junction. The Gachibowli–Narsingi–Shamshabad stretch opened in November 2008 and the Narsingi–Patancheru stretch in August 2011.

The Neopolis layout was planned to join the ORR through a trumpet interchange, with extra access at Narsingi. There’s also a 14.5 km solar-roofed cycle track along the ORR from Narsingi to Kollur.

Kokapet to Gachibowli and the Financial District

Builders publish drive times, and they’re measured on an empty road. My Home says its Grava project is 8 minutes from Wipro, Microsoft and Infosys, 7 from Continental Hospitals, 20 from AIG Hospitals in Gachibowli and 30 from the airport. From its Financial District project, My Home puts Kokapet at 10 minutes.

Those are builders’ figures. Drive Kokapet to Gachibowli yourself at 9 am and 6 pm on a weekday before you decide.

The Kokapet Metro Question

There’s no metro in Kokapet Hyderabad today. The nearest running station is Raidurg, at the end of the Blue Line, and My Home puts the nearest station about 20 minutes from Grava.

Phase 2A of the Hyderabad Metro includes an 11.6 km, 10-station extension from Raidurg to Kokapet Neopolis. The state cleared Phase 2A in November 2024 and sent it to the centre. It’s still waiting for approval, and there’s no confirmed date.

An earlier plan for a bus rapid transit line from KPHB to Narsingi has been put on hold. So if a brochure says “metro nearby”, ask which station, and whether it’s running or only planned.

The Lakes and GO 111

South of Kokapet Hyderabad lies Osman Sagar, the Gandipet lake. It was made by damming the Musi in 1920, after the 1908 flood, and it’s the largest lake in Hyderabad by water spread. Some Kokapet towers sell themselves on views of it, and of Kokapet lake.

The lakes come with rules. GO 111 is the order that restricts building in the catchment of Osman Sagar and Himayat Sagar. Wikipedia’s two lake pages disagree on where it stands: one says the order was withdrawn, the other says the repeal was put on hold in December 2023.

Our advice: don’t rely on anyone’s summary of GO 111. Ask whether the exact survey number falls in the catchment area, and what that means for the approvals.

The Kokapet Tower Belt

Many of the city’s tallest buildings are in Kokapet Hyderabad, including SAS Crown, which Wikipedia calls the tallest in Hyderabad and South India. Towers of 45 to 55 floors are normal here. My Home Grava has one tower of ground plus 54 floors and six of ground plus 49, and My Home Nishada has eight high-rises nearby.

Offices are coming too. In 2021, My Home Group announced a 30 to 35 million sq ft IT park on an 80-acre plot at Kokapet, according to Wikipedia. Plans like that take years, so treat it as a possibility, not a promise.

For every residential launch we could check on a builder’s own page, see our list of new launch projects in Kokapet.

Land in Kokapet Hyderabad is costly because HMDA sells it at auction, and per-acre prices more than tripled between 2021 and 2025. Our note on Kokapet land value has the auction figures and what they mean for flat prices.

What Buying in Kokapet Costs

Kokapet Hyderabad is in Telangana, so Telangana’s charges apply. Most sources put stamp duty, transfer duty and registration at 7.5% in total under government orders of July 2021, though they split the parts differently. Duty is charged on the higher of your price or the government guidance value.

Add 5% GST on a home under construction and you’re at about 12.5% on top: ₹12.5 lakh on every ₹1 crore. Confirm the figure with the Sub-Registrar before you budget.

Under the RERA Act, a builder can’t take more than 10% of the price before a registered agreement for sale. You can look up any project’s registration on the Telangana RERA portal.

What to Check Before Buying in Kokapet Hyderabad

  1. GO 111. Ask whether the survey number is in the lake catchment area, and get the answer in writing.
  2. The water source. Ask what share of supply is bore-well, what’s piped and what comes by tanker, today and after handover.
  3. The guidance value. Duty is on the higher of price or guidance value, and Kokapet’s values are high. Ask for the rate on your survey number.
  4. Running costs. Tall towers with central AC and many lifts cost a lot to maintain. Get the expected monthly charge in writing.
  5. Traffic at the ORR interchange. Drive in at peak hours. Tens of thousands of new homes share the same few roads.
  6. The empty plot next door. Neopolis plots are still being auctioned, so ask what can be built beside you.

The Downsides

  • No metro. The Kokapet Neopolis line is planned but not approved, and has no date.
  • Years of construction. Many 50-floor towers are going up at once, so expect trucks and noise for a long time.
  • High prices in Kokapet Hyderabad. Auctioned land at over ₹100 crore an acre feeds straight into flat prices.
  • An unclear GO 111 picture for sites near the lakes.
