Lodha Hopefarm: Project Overview
Lodha’s project page calls this “Lodha Whitefield” and describes it as “an upcoming residential project in Bangalore”. The page title adds “Lodha Hope Farm”, which is the name most buyers and brokers use.
The site is at Hope Farm Junction, where ITPL Main Road meets Whitefield Main Road. Lodha’s own list of its Bengaluru projects places it “at Hope Farm Junction in the heart of Whitefield”.
That’s close to everything Lodha has confirmed. There’s no configuration, unit size, tower count, floor count, number of homes or land area on the page. There’s an enquiry form and a list of travel times.
What Lodha is selling on
Two things: the address and the service. Lodha says it will run the community with an in-house team “drawn from the world’s most prestigious hotels”. That’s a promise about upkeep after handover, so ask what it will cost you each month.
What listing sites say
Some sites already quote a land area, a tower count, BHK types and a starting price. They don’t agree with each other, and Lodha hasn’t confirmed any of it, so we haven’t used those figures. Our guide to researching a project that barely exists online explains why that matters.
Is Lodha Hopefarm RERA Registered?
No. We checked the full Karnataka RERA project list on 28 October 2026. Lodha has nine registrations in the state, and none is in Whitefield or KR Puram hobli. We found no pending application either.
Until it’s registered, a promoter can’t legally advertise, book or sell homes in the project. Any money you pay now is an expression of interest (EOI), not a booking. Our page on what an expression of interest should say lists what to get in writing.
Before you pay an EOI: get a receipt that names the amount, says it’s fully refundable, gives the refund time, and says it isn’t a booking. Under RERA, a promoter can’t take more than 10% of the price before a registered agreement for sale.
When Will Lodha Hopefarm Launch?
Lodha hasn’t given a date. Its investor presentation of 24 April 2026 plans two new Bangalore projects in the year to March 2027: one on its own land of about 0.7 million sq ft, and one under a joint development of about 0.9 million sq ft. Each has an estimated sales value of about ₹1,000 Cr.
The deck doesn’t name either project. Whitefield is the only Lodha Bangalore project on its website without a RERA number, so it may be one of them. That’s our inference, not Lodha’s statement. Our guide to what listed developers disclose to investors shows how to read these decks.
Who Lodha Hopefarm Suits
It works if
You work at ITPL, EPIP Zone or Alembic City. Lodha puts ITPL Main Road a minute away and Alembic City five minutes.
You want to be on the metro. The Purple Line’s Hopefarm Channasandra station is at the junction.
You’re happy to wait for RERA before you pay anything significant.
It doesn’t work if
You need to compare prices today. There’s nothing official to compare.
You need a home soon. Lodha’s Bengaluru registrations give completion dates between about four and a half and six years after approval. The newest, Fiorana at Beaumont Estate, is due by March 2032.
You want a track record of finished Lodha homes in Bengaluru. None of its nine registrations here has reached its completion date yet.
Lodha Hopefarm review: our verdict
The location is the strongest thing about it: a metro station, ITPL and Alembic City within minutes, by Lodha’s figures. Everything else is still a promise. Wait for the RERA filing, then judge it on carpet area and price like any other launch.
About the Developer
Lodha Developers Ltd, formerly Macrotech Developers, is listed on the stock exchanges. It reported ₹205 bn of pre-sales in FY26 and works in Mumbai, Pune, Bengaluru, Delhi NCR and London.
In Bengaluru it’s still new. Its first Karnataka registration, Mirabelle near Manyata, came in October 2023, and that one is registered to a partner company, G Corp Homes. Since then it has registered Azur, Haven, Lodha Elanza and Beaumont Estate.

Lodha Hopefarm Price
Lodha hasn’t published a price for Lodha Whitefield. Figures on listing sites are unconfirmed, so we don’t quote them. For a sense of Lodha’s pricing elsewhere in Bengaluru, its own price page lists Elanza, off Sarjapur Road, from ₹2.45 Cr. Hope Farm is a different market, so don’t read across directly.

Whatever the price, the charges on top follow a fixed formula. Most of Whitefield is inside BBMP, so we’ve used the 2% surcharge. Check the khata once the survey numbers are public.

Lodha Hopefarm Location Advantages
Lodha’s estimated drive times, in normal traffic, include Hope Farm metro station and ITPL Main Road 1 minute, Alembic City 5 minutes, ITPB 10 minutes, Manipal and Aster hospitals 10 minutes, National Public School 15 minutes, Delhi Public School 20 minutes, Phoenix Marketcity 20 minutes and the Outer Ring Road 30 minutes.

The metro
Hopefarm Channasandra is one of the Whitefield stations on the Purple Line, next to the Whitefield (Kadugodi) terminus. Our guide to the Whitefield metro on the Purple Line lists every station.
We haven’t published a Lodha Hopefarm map pin. Lodha hasn’t given the exact site or survey numbers, and a wrong pin is worse than none.

Before You Pay Anything for Lodha Hopefarm
- Ask for the RERA number. If there isn’t one, nothing you pay is a booking.
- Get any EOI receipt in writing, fully refundable, with a refund date.
- Ask for the land area and number of homes, so you can judge density.
- Ask whether it’s on Lodha’s land or a joint development, and which company signs your agreement.
- Compare on carpet area once plans are out, not super built-up.
- Ask what the hotel-style service will cost per month after handover.
- Check the khata to confirm BBMP status and the surcharge.
- Keep any payment within 10% until a registered agreement for sale.
