About This Listing

Brigade Granada at a Glance

Brigade Granada is a pre-launch, master-planned apartment township by Brigade Group on the Whitefield–Hoskote Road in East Bengaluru — 20+ acres, 14 towers, roughly 2,000 homes, with 80% of the Brigade Granada site kept as open space and retail and workspace built into the community.

Homes run from a 730 sq ft 1 BHK at an indicative ₹1.07 Cr up to a 2,760 sq ft 4 BHK at ₹3.99 Cr, which puts the whole project in a band of roughly ₹14,000–14,700 per sq ft. Possession is targeted for 2030.

It suits a buyer who works in the Whitefield belt, wants township scale rather than a single infill tower, and can wait five years for handover. It is not a fit if you need to move in soon or want RERA certainty today — Brigade Granada Whitefield is still at pre-launch and its Karnataka RERA registration has not yet been issued.

Brigade Granada Project Overview

Brigade Granada is a large-format gated apartment development by Brigade Group on the Whitefield–Hoskote Road at Sannatammanahalli, near Seegehalli in East Bengaluru. The masterplan spans over 20 acres across 14 high-rise towers holding roughly 2,000 apartments, with 80% of the Brigade Granada site retained as open space and an integrated retail and workspace component inside the community.

The Brigade Granada location sits in what is increasingly called Greater Whitefield — the belt just beyond the established core, where parcels are still large enough for genuine master-planned townships rather than infill towers on two or three acres. East Bengaluru has followed this pattern for two decades: pockets that were peripheral at launch became mainstream by handover.

Who Should Buy Brigade Granada Whitefield

Good fit if

  • You work in the Whitefield, ITPL, EPIP or Hoodi employment belt and want to stay on that side of the city without paying Whitefield-core rates.
  • You want a genuine master-planned township — 20+ acres, 80% open space, retail and workspace inside the gate — rather than a tower squeezed onto two acres.
  • You are buying five years ahead of living in it, and a 2030 possession target fits your plan.
  • You want a wide choice of sizes in one community — 730 sq ft through 2,760 sq ft, six layouts.
  • You are comfortable entering at pre-launch, and you understand you are pricing in early-stage risk in exchange for early-stage pricing.

Think twice if

  • You need somewhere to live now. Possession is targeted at 2030 and construction has not started.
  • You want the protection of a registered project today — the RERA application is still under review and no registration number has been issued.
  • You want to walk to the metro. Whitefield (Kadugodi) is roughly 3 km by road from Brigade Granada — a feeder ride or a drive, not a walk.
  • You prefer a small, low-density community. This is around 2,000 homes across 14 towers.
  • You are counting on the proposed Purple Line extension toward Hoskote. It is under feasibility review, neither approved nor funded, and should not be priced in.
  • You want to see the finished product before committing. There is no show flat or completed phase to inspect at this stage.

Brigade Group, the Developer Behind Brigade Granada

BG
Brigade Enterprises Limited
Bengaluru · founded 1986 · listed on BSE and NSE

Brigade Group was founded in Bengaluru in 1986 by M.R. Jaishankar and has built across residential, office, retail and hospitality ever since. The company reports more than 250 completed buildings and over 85 million sq ft delivered, with projects in Bengaluru, Mysuru, Mangaluru, Chikmagalur, Hyderabad, Chennai, Kochi and GIFT City in Gujarat.

The point worth weighing as a buyer is not the size of the portfolio but the disclosure that comes with it. Brigade Enterprises has been listed on the BSE and NSE since 2007, which means audited accounts, quarterly results and continuous disclosure obligations are all in the public domain. You can look up the developer’s financial position yourself before you commit — something you cannot do with an unlisted builder. For a project being sold five years ahead of possession, that is a material advantage.

Portfolio figures are as reported by the developer and vary between published sources; the conservative figure is shown. That track record is the main reassurance on offer at Brigade Granada Whitefield, since the project itself is years from handover.

Brigade Granada Price: What You’ll Actually Pay

The price on a brochure is never the cheque you write. Below is the same 2 BHK used in the pricing table above, worked through to a realistic all-in number using current Karnataka rates. Use it as a template — the percentages apply to any configuration at Brigade Granada.

That is roughly ₹22.6 lakh — about 12.6% — on top of the quoted price, and it is the part almost every portal leaves out. Cess and surcharge rates depend on whether the property falls inside city-corporation limits or a panchayat jurisdiction at the time of registration; confirm the applicable heads with the sub-registrar before you budget to the rupee.

Brigade Granada: Still to Be Confirmed

The following are set by the developer and are not disclosed at pre-launch. They are normal, they are not small, and you should get every one of them in writing before you pay a booking amount:

  • Floor rise charges — a per-sq-ft premium that rises with the floor. On a 24-storey-plus tower the spread between a low and a high floor is real money.
  • Preferred location charges (PLC) — for corner units, park-facing or clubhouse-facing positions.
  • Car parking — usually charged per bay, with covered and stack options priced differently.
  • Club or amenities membership — a one-time joining charge separate from monthly maintenance.
  • Maintenance advance and corpus fund — typically collected as a lump sum at handover.
  • Khata transfer, legal and documentation charges.
  • BESCOM and BWSSB deposits — electricity and water connection charges.

Ask us for the current charge sheet the moment the developer releases it. We will send it as published, without editing.

Brigade Granada Location and Connectivity

The Whitefield–Hoskote Road runs directly through to Whitefield, KR Puram, Budigere Cross and Old Madras Road, which makes this a workable address for the East Bengaluru employment belt without paying Whitefield-core rates. Namma Metro’s Purple Line — 43.49 km from Challaghatta to Whitefield (Kadugodi) — terminates at Kadugodi, giving the Brigade Granada corridor a genuine rail link to MG Road and Majestic. From this stretch of Hoskote Road the metro is a short drive or feeder ride rather than a walk, which is the honest way to read it.

brigade granada whitefield 4

A further Purple Line extension toward Hoskote has been discussed but is neither approved nor funded, so treat it as long-term upside rather than a date. Airport access is the real present-day strength of the Brigade Granada location: Old Madras Road and Budigere Cross give a clean northbound run to Kempegowda International Airport that avoids the Outer Ring Road entirely.

Commute Times from Brigade Granada

Distances are measured by road from the project’s stretch of the Whitefield–Hoskote Road. The time ranges span a quiet run to a weekday peak — on this corridor the difference between the two is larger than on almost any other arterial in the city, so the upper end is the number you should plan around if you commute daily.

Brigade Granada Whitefield Construction Status

Brigade Granada is a pre-launch project. Nothing is built yet, and it is worth being precise about where Brigade Granada actually stands rather than implying progress that has not happened.

  • Land parcel and masterplanReportedA 20+ acre parcel on the Whitefield–Hoskote Road, planned as 14 towers holding roughly 2,000 apartments with 80% open space.
  • RERA registrationUnder reviewThe application has been submitted to Karnataka RERA. No registration number has been issued at the time of writing. Until it is, Brigade Granada cannot legally be advertised or sold as a registered project, and you should not pay a booking amount.
  • Formal launch and price releasePendingPricing above is indicative and drawn from prevailing project information. The developer’s own price list, floor-rise and PLC schedule are not yet published.
  • Construction commencementNot startedGround has not been broken. There is no show flat and no completed phase to inspect.
  • Target possession2030Indicated by the developer and not yet contractual. A possession date only becomes enforceable when it is written into the agreement of sale registered under RERA.

We update this section as each milestone is reached. If you want to be told the moment the Brigade Granada RERA number is issued, tell us and we will contact you directly — that is the point at which the project becomes safe to transact.

Projects Near Brigade Granada Whitefield

If Brigade Granada is on your shortlist, these are the other projects we track in the same belt. They answer different questions on price, format and distance — worth seeing alongside it rather than instead of it.

We are an authorised channel partner on every project listed here, paid by the developer either way, so we have no reason to push you toward one over another. Ask us for a side-by-side on any two.

Before You Book at Brigade Granada

We are an authorised channel partner, so booking Brigade Granada through us costs you the same as going direct to the developer. Work through this list before any money moves — especially on a pre-launch project.

  • Verify the RERA number yourselfLook Brigade Granada up on the Karnataka RERA portal at rera.karnataka.gov.in. Do not rely on a screenshot or a broker’s word. If there is no number, there is nothing to verify yet.
  • Get the sanctioned planConfirm the approved tower count, floor count, unit mix and open space against what you were shown. Marketing material is not an approval.
  • Get the price in writing, all-inBase rate, floor rise, PLC, parking, club charges, GST and every statutory head on one sheet, signed. Verbal quotes change.
  • Read the payment scheduleKnow exactly what triggers each instalment and whether it is construction-linked or time-linked. This determines your real cash-flow risk.
  • Check title, khata and encumbranceAsk for the title deed, the khata extract and an encumbrance certificate, and have your own lawyer read them — not the developer’s.
  • Understand the two-agreement splitMost Bengaluru sales split into an agreement of sale and a construction agreement. Stamp duty and your legal position differ across the two.
  • Find the delay clauseCheck what the agreement actually pays you if possession slips past the committed date, and whether that date is the one you were told.
  • Ask what you owe at handoverMaintenance advance, corpus fund, connection deposits and khata transfer all land at possession and are rarely mentioned at booking.

Brigade Granada Whitefield: Important Information

This project is at pre-launch stage. Its Karnataka RERA registration has been submitted and is under review, and no registration number has been issued at the time of writing. Configurations, areas, pricing, amenities, tower and floor counts and possession timelines above are indicative, drawn from prevailing project information, and are subject to change at the developer’s discretion until the sanctioned plan and RERA registration are published. Nothing on this page constitutes an offer or a contract. Please verify the RERA registration on the Karnataka RERA portal and confirm current pricing with us before paying any booking or expression-of-interest amount.

Brigade Granada Review: Pros and Cons

Short version of this Brigade Granada review: the scale and the developer are real, the
price and the paperwork are not settled yet. That is a normal pre-launch trade-off, but it
should be a conscious one.

What works. Twenty-plus acres with 80% open space is a genuinely different product from a
two-acre infill tower, and Brigade Group has the balance sheet and the delivery history to
finish it. Retail and workspace inside the community reduce daily trips onto a corridor that
does congest. Airport access is unusually clean for East Bengaluru.

What does not. Possession is targeted for 2030, so this is money parked for roughly five
years. The Karnataka RERA registration has not been issued, which means none of the statutory
protections apply yet. And published sources disagree on the headline numbers — we have
seen the entry price quoted at both ₹1.07 Cr and ₹1.45 Cr, the land parcel at both
20 and 40 acres, and the tower height at both 24 and 48 floors. We have not published a figure
we cannot stand behind, which is why parts of this page say “to be confirmed”.

An honest Brigade Granada review has to end there rather than with a recommendation: until
the RERA number is issued and the developer’s own price list is in hand, nobody can responsibly
tell you this is a buy. What we can do is tell you the moment those land.

Brigade Granada FAQs

What is the Brigade Granada price?

Indicative pricing runs from about ₹1.07 Cr for a 730 sq ft 1 BHK to ₹3.99 Cr
for a 2,760 sq ft 4 BHK, a band of roughly ₹14,000–14,700 per sq ft. Published
sources disagree on the entry figure, so treat this as indicative until the developer issues a
price list. We will send the current one on request.

Where is Brigade Granada located?

On the Whitefield–Hoskote Road at Sannatammanahalli, near Seegehalli in East
Bengaluru. The corridor connects to Whitefield, KR Puram, Budigere Cross and Old Madras Road,
and the Purple Line terminus at Kadugodi is a short drive rather than a walk.

Is Brigade Granada RERA registered?

No. As of this page’s last update the Karnataka RERA registration for Brigade Granada has
not been issued. It is a pre-launch project. We will not quote a registration number until one
exists, and you should not transact on the strength of one you cannot look up yourself.

When is Brigade Granada Whitefield possession?

Possession is targeted for 2030. That target is developer-indicated and predates RERA
registration, so it carries no statutory force yet.

What configurations does Brigade Granada offer?

1, 2, 3 and 4 BHK apartments across 14 towers, roughly 2,000 homes in total. Sizes run from
about 730 sq ft to 2,760 sq ft. The full Brigade Granada floor plan set is available on request.

What are the Brigade Granada amenities?

A clubhouse with multipurpose hall and indoor games, swimming pool, gymnasium, jogging
track, sports facility, spa, landscaped gardens, kids’ play area and senior citizen court,
plus retail and workspace on site. Roughly 80% of the site is retained as open space.

Is Brigade Granada a good investment?

It depends on your horizon. The Brigade Granada location benefits from East Bengaluru’s
outward growth and clean airport access, and township-scale supply tends to hold value better
than isolated towers. Against that, possession is five years out and RERA registration is
pending. Nobody can promise appreciation, and we will not.

Who is the developer of Brigade Granada?

Brigade Group, founded in Bengaluru in 1986 and listed on the BSE and NSE
since 2007. That listing is the practical reassurance behind Brigade Granada:
you can read audited accounts before committing to a project that completes in
2030.

Is Brigade Granada suitable for families?

The Brigade Granada amenities lean that way — kids’ play area, senior
citizen court, sports facility and 80% open space, with retail and workspace on
site so daily trips stay inside the community. The constraint is timing, not
suitability: nothing is built yet.

How many towers and units does Brigade Granada have?

Fourteen towers and roughly 2,000 apartments on a site of 20-plus acres. The exact land
parcel and floor count are among the figures published sources disagree on, so we have left
them as to be confirmed rather than pick one.

Guides About Brigade Granada

Final Verdict on Brigade Granada Whitefield

Brigade Granada is a credible township from a listed developer on a corridor
that is going one way. It is also unregistered, five years from handover, and
carrying three published figures nobody agrees on. Both things are true.

If you are buying to live in by 2030 and the Whitefield belt is where you
work, Brigade Granada deserves a shortlist place once RERA registration lands.
If you need certainty today, it does not. We will tell you the day that changes.
