Lodha has two projects on the east side of Bengaluru that a buyer might weigh against each other. Lodha Elanza, off Sarjapur Road, is RERA-registered, with a published price and a completion date. Lodha Whitefield, at Hope Farm Junction, is the one many people call Lodha Hopefarm. It has an enquiry form and not much else. So the Lodha Whitefield vs Lodha Elanza choice is really a question of whether to wait for a launch or buy something you can already check.
Key takeaways
- Lodha Whitefield has no RERA registration or application in Karnataka, as of our check on 28 October 2026
- Lodha Elanza was RERA-approved on 19 December 2025, with completion due by 30 September 2031
- Lodha publishes Elanza from ₹2.45 Cr. It hasn’t published any price, size or home count for Whitefield
- Whitefield sits next to the Hopefarm Channasandra metro station. Elanza is in Anekal taluk, outside BBMP
- Any money you pay for Whitefield before RERA registration is an expression of interest, not a booking
Want what’s confirmed so far? Our Lodha Hopefarm page covers the location, the RERA position and what Lodha hasn’t said yet.

Lodha Whitefield vs Lodha Elanza: Side by Side
Here’s what Lodha’s own pages, its April 2026 investor presentation and the Karnataka RERA records say, checked on 28 to 30 October 2026.
| Lodha Whitefield (Hopefarm) | Lodha Elanza | |
|---|---|---|
| Location | Hope Farm Junction, Whitefield | Dommasandra / Yamare, off Sarjapur Road |
| Lodha’s label | “Upcoming residential project” | Registered, on sale |
| RERA | None, no application found | PRM/KA/RERA/1251/308/PR/191225/008353 |
| Types | Not published | 3 BHK and 3 BHK + study |
| Sizes | Not published | 1,500–2,300 sq ft (indicative) |
| Land and homes | Not published | 19 acres, 698 homes |
| Price | Not published | From ₹2.45 Cr (3 Bed) |
| Completion | Not published | 30 Sep 2031 (RERA) |
| Metro | Hopefarm Channasandra, 1 min (Lodha) | None nearby |
| Inside BBMP? | Likely; check the khata | No (Anekal taluk) |
Almost every Whitefield cell says “not published”, and that’s the point of this comparison. One project you can measure, the other you can only locate.
Registered vs Not Yet Registered
We checked Karnataka RERA’s full project list, cached on 28 October 2026, and found nine Lodha registrations in the state. None is in Whitefield or in KR Puram hobli, and there’s no pending application there either. Lodha’s own page calls Whitefield “upcoming”.
Elanza went through that step in December 2025. Its certificate lists the survey numbers, the promoter, Lodha Developers Ltd, and a completion date of 30 September 2031. That date is the one the law holds Lodha to. You can look it up yourself on the Karnataka RERA portal.
Until Whitefield is registered, there’s no approved plan, no sanctioned home count and no legal completion date to check. Our guide to checking a RERA registration shows what you’ll be able to see once it is.
When might Whitefield launch?
Lodha hasn’t said. Its April 2026 investor presentation plans two new Bangalore projects in the year to March 2027: one owned, of 0.7 million sq ft, and one joint development, of 0.9 million sq ft. Each carries an estimated sales value of about ₹1,000 Cr. The deck doesn’t name either. Whitefield is the only Lodha Bangalore project on its website without a RERA registration, so it may be one of them, but that’s our inference, not Lodha’s statement.
Location: Metro Junction vs Outside BBMP
Whitefield’s location is its strongest card. Lodha gives travel times of 1 minute to the Hope Farm metro station and to ITPL Main Road, 5 minutes to Alembic City and 10 minutes to ITPB, Manipal Hospital and Aster Hospital. Those are Lodha’s figures for “normal traffic”, so drive them at 9 am before you trust them.
The station is Hopefarm Channasandra on the Purple Line. Our Whitefield metro guide lists every station between there and KR Pura.
Elanza is on the Varthur–Sarjapur Road side, in Anekal taluk. It’s outside BBMP, so the stamp-duty surcharge is 3% of the duty rather than 2%, and civic services come from the local body, not the city. There’s no metro station close by today. It suits people working on Sarjapur Road or the Outer Ring Road’s southern stretch more than those in ITPL.
Price: One Published, One Unknown
Lodha’s own price page lists Elanza from ₹2.45 Cr for a 3 Bed and ₹2.99 Cr for a 3 Bed + study. Those are starting figures, and they’ll move, but they’re Lodha’s.
For Whitefield, Lodha has published nothing. Listing sites quote land areas, home types and prices, and their figures don’t agree with each other, so we haven’t used any of them. Our Lodha Hopefarm price guide works through what can be estimated from Lodha’s investor filings, and where that estimate stops being reliable.
Here’s the honest downside of waiting: you may wait a year or more and still not know if Hope Farm costs more or less per sq ft than Elanza. Whether the metro and the ITPL commute are worth that gap is your call, and you can’t make it until Lodha publishes a price list.
What an EOI Gets You
Lodha Whitefield is reportedly taking expressions of interest. An EOI before RERA registration isn’t a booking. There’s no agreement for sale, no allotted unit and no registered plan behind it.
Under RERA, a promoter can’t take more than 10% of the price before a registered agreement for sale, and it can’t sell a project that isn’t registered. So an EOI amount should be small, refundable in full, and acknowledged in writing on Lodha’s letterhead. Our guide to what an expression of interest should say lists the clauses to look for.
Elanza doesn’t have this problem. You can read its registration, compare it with the agreement and pay against construction stages.
The Tax Bill
Both are new builds, so 5% GST applies. Stamp duty is 5%, cess is 10% of the duty and registration is 2%. The difference is the surcharge: 2% of the duty inside BBMP and 3% outside.
| On every ₹1 Cr | Inside BBMP (Whitefield, likely) | Outside BBMP (Elanza) |
|---|---|---|
| GST at 5% | ₹5,00,000 | ₹5,00,000 |
| Stamp duty at 5% | ₹5,00,000 | ₹5,00,000 |
| Cess at 10% of duty | ₹50,000 | ₹50,000 |
| Surcharge | ₹10,000 (2%) | ₹15,000 (3%) |
| Registration at 2% | ₹2,00,000 | ₹2,00,000 |
| Total on top | ₹12,60,000 (12.6%) | ₹12,65,000 (12.65%) |
The gap is ₹5,000 per ₹1 Cr, so it won’t decide anything. On Elanza’s ₹2.45 Cr starting price, the charges come to about ₹31 lakh. Our page on stamp duty and registration charges has the full working.
Which One Suits You
| Pick Lodha Elanza if | Wait for Lodha Whitefield if |
|---|---|
| You want to see a RERA certificate before you pay | You’re happy to wait for a launch with no date |
| You need a price today to plan a loan | You work in ITPL, EPIP Zone or Alembic City |
| A 3 BHK or 3 BHK + study fits your family | A walk to the metro matters more than the price |
| You can wait until late 2031 for keys | You’ll only pay a small, refundable EOI for now |
There’s a third choice too: buy neither yet. Lodha has no completed Bengaluru project to visit. Its first registration here, Mirabelle, isn’t due until June 2028. Our look at whether Lodha is a reliable developer covers what can and can’t be checked.
What to Ask Lodha
- Whitefield: when Lodha will apply for RERA, and under which company
- Whitefield: the land area, home count, tower heights and home types
- Whitefield: whether the EOI is fully refundable, and by when
- Whitefield: whether the site is inside BBMP, with the khata to show it
- Elanza: the RERA carpet area of the exact home you’re quoted
- Elanza: which date goes into the agreement, given the 30 September 2031 RERA date
- Both: car parking and clubhouse charges outside the agreement value
Lodha’s Lodha Whitefield page is the place to watch for the RERA number once it’s issued.

The tax arithmetic is ours. Statutory rates were checked on 30 October 2026. Whitefield’s BBMP status is likely but not confirmed, because the survey numbers aren’t public.
General information, not legal or financial advice. Prices are the builder’s published starting figures and will change.
