Project Overview
Ajmera Codename Electronic City isn’t a name Ajmera uses. You won’t find it on ajmera.com or in the company’s stock exchange filings. Ajmera Codename Electronic City is a label property portals gave to an Ajmera project they expect in Electronic City Phase 2, before it has a real name.
So we went to the source. Ajmera Realty & Infra India is listed on the BSE and NSE, and it publishes a launch pipeline every quarter. That’s where the Ajmera Codename Electronic City story can be checked.
In the FY26 results deck, filed on 25 May 2026, the pipeline had a line called “Bengaluru South”. Ajmera owned 70% of it and expected to launch it in July to September 2026, with completion in July to September 2029. The deck gave a sales value of ₹205 Cr on 1,85,500 sq ft of carpet area.
Those numbers fit the portal story. If the 240-home figure is right, ₹205 Cr works out at about ₹85 lakh a home, close to the ₹89 lakh to ₹1.18 Cr the portals quote for Ajmera Codename Electronic City. That’s our arithmetic, not Ajmera’s.
Then the August deck came out. Ajmera’s Q1 FY27 results, filed on 4 August 2026, list eight launches for the year. Bengaluru South isn’t one of them. A Whitefield project worth ₹389 Cr is there instead. Ajmera hasn’t said why, or what it means for Ajmera Codename Electronic City.
Ajmera Codename Electronic City location: where Phase 2 is
Electronic City sits off Hosur Road at Bangalore’s southern edge. Phase 2 is the newer half, around Doddanagamangala village, where TCS and Tech Mahindra have campuses. Our Electronic City area guide explains how the two phases differ.
Ajmera knows the area well. Its Bengaluru office is on Doddanagamangala Main Road in Phase 2, at its Nucleus project, opposite TCS. No survey number has been published for Ajmera Codename Electronic City, so the exact plot isn’t known.
Is Ajmera Codename Electronic City the same as Ajmera Iris?
No, although they get mixed up. Ajmera Iris is a registered project at Chikkanagamangala, RERA number PRM/KA/RERA/1251/310/PR/281024/007184. It was approved in October 2024 and was 73% built at the end of June 2026.
Ajmera Codename Electronic City would be a new project after Iris. Some portals reuse Iris figures for it, which is how you’ll see 215 or 240 homes for both. Our post on codename pages explains how stale numbers spread.
Who This Suits
It works if
You work in Electronic City. For Ajmera Codename Electronic City buyers, Infosys, Wipro, TCS, Tech Mahindra and hundreds of smaller firms are inside the cluster, and living there turns a long commute into a short one.
You can wait. Ajmera Codename Electronic City has no launch date now, and a first-phase price is usually the lowest a project sees. Register interest with nothing at stake.
You want a mid-size project. Ajmera Codename Electronic City’s reported 240 homes on 4.7 acres is small for the area, so the clubhouse and lifts won’t be shared with thousands of families.
It doesn’t work if
You need a home within two years. With no RERA filing, Ajmera Codename Electronic City can’t be sold legally yet, and even Ajmera’s dropped plan had it finishing in late 2029.
You fly often or work in Whitefield. Electronic City is at the opposite end of the city from the airport, and the drive to Whitefield can take 60 to 100 minutes.
You want certainty. Ajmera Codename Electronic City shows the risk: a project that drops out of a listed developer’s pipeline may come back next quarter, change shape, or not happen at all.
Ajmera Codename Electronic City review: our verdict
Ajmera Codename Electronic City is a real plan that has gone quiet. Ajmera has a track record in this exact area, and the numbers it filed look sensible. But until it’s back in the pipeline and registered with RERA, there’s nothing to buy. If you need a home now, look at Iris.
About the Developer
Ajmera Realty & Infra India Ltd is a Mumbai developer that dates its real estate work to 1968. Its investor deck says it has delivered more than 46,000 homes. In Bengaluru, it builds through Ajmera Housing Corporation, the promoter named on all eight of its Karnataka RERA registrations.
Ajmera has two Bengaluru clusters: Electronic City, with Annex, Nucleus and Iris, and Yelahanka, with Lugaano, Florenza and Marina. For context on Ajmera Codename Electronic City, our list of Ajmera projects in Bangalore has every registration with its dates.
Watch out for the name. A separate Ajmera group, with its own website, works in finance, hotels and Mumbai housing. The developer behind Ajmera Codename Electronic City is the one at ajmera.com.
Because Ajmera is listed, its quarterly filings show upcoming projects before marketing does. That’s how we tracked this one. Our guide to what listed developers disclose shows where to look.
The check before you buy: visit Ajmera Nucleus in Electronic City Phase 2. It’s finished and lived in, a few minutes from where Ajmera Codename Electronic City is expected. Look at the lifts, the waterproofing and how the common areas have aged.
Pricing
Ajmera hasn’t published an Ajmera Codename Electronic City price. Portals quote ₹89 lakh to ₹1.18 Cr, but there’s no price list to check them against. We haven’t put them in the table.

Check price for Ajmera Codename Electronic City
We’ll ask Ajmera for the launch price list as soon as one exists, with the RERA carpet area for a named unit.
What is being reported, and why we did not put it in the table
The Ajmera Codename Electronic City range of ₹89 lakh to ₹1.18 Cr comes from one portal, with no unit sizes or area basis given. A price without an area is hard to judge.
Ajmera’s own filing gives a better anchor. ₹205 Cr over 1,85,500 sq ft of carpet is about ₹11,050 a sq ft of carpet. Ajmera Iris sold at about ₹12,200 a sq ft of carpet in FY26, from the same filings. Both are our arithmetic.
Check any Ajmera Codename Electronic City quote against those numbers, on carpet area. Our Ajmera Iris price guide works through a live quote the same way.
What You’ll Actually Pay
With no Ajmera Codename Electronic City price published, here are the government charges per ₹1 Cr of agreement value. Electronic City Phase 2 is outside the old BBMP limits, so the 3% surcharge applies. See our guide to property outside BBMP limits.
That’s 12.65% on top, and a home loan covers none of it. At the bottom of the reported range, ₹89 lakh becomes ₹1,00,25,850. At the top, ₹1.18 Cr becomes ₹1,32,92,700.
Two things people get caught by. Car parking, club membership, floor rise and the maintenance deposit usually sit outside the base price. And Karnataka doubled registration to 2% on 31 August 2025, so older calculators understate it.
For the full working, see stamp duty and registration charges in Bangalore.
Floor Plans
There’s no Ajmera Codename Electronic City floor plan. Plans get fixed when the building plan is sanctioned and filed with RERA, and neither has happened.
| Type | Published area | Status |
|---|---|---|
| 2 BHK | Not published | Reported only |
| 3 BHK | Not published | Reported only |
Here’s one useful number. Ajmera’s 1,85,500 sq ft of carpet spread over a reported 240 homes averages about 773 sq ft of carpet a home. That’s a compact 2 BHK or a small 3 BHK, our arithmetic again.
Ajmera Codename Electronic City floor plan: three numbers to ask for
RERA carpet area. The usable floor inside your walls, and the only area the law defines. Ajmera reports its pipeline in carpet, which helps.
Super built-up area. Carpet plus walls, balconies and a share of the common areas. In Bangalore it’s often 25 to 30% more than carpet. Our guide to carpet area vs built-up area shows the maths.
Balcony and utility area. Ask whether they’re inside or outside the carpet figure on your agreement.
Amenities
Nothing official exists for Ajmera Codename Electronic City yet. For a sense of what Ajmera builds here, Iris lists a swimming pool, kids’ pool, gym, yoga room, table tennis, an open-air amphitheatre and a viewing deck.
Nucleus, close to Ajmera Codename Electronic City in Phase 2, adds a basketball court, shuttle court, jogging track, library and party lawn. Expect something similar, but wait for the brochure.
Do the ratio. About 240 homes on 4.7 acres leaves room for decent open space. When the plan is out, ask for the open-space percentage and the clubhouse size in sq ft. Our guide to open space in Bangalore apartments explains what’s normal.
Investment Opportunity
The Ajmera Codename Electronic City case is jobs. Electronic City is a workplace first, and the Yellow Line metro, open since 10 August 2025, fixed its biggest weakness: the crawl through Silk Board. Our Electronic City investment guide looks at what the metro changed.
The honest arithmetic
All-in, each ₹1 Cr of price costs about ₹1.13 Cr. A 3% gross yield on that needs about ₹28,000 a month in rent. At ₹89 lakh, you’d need about ₹25,000 a month. Ask a local agent what finished 2 BHKs in Phase 2 actually let for.
What works against it
Ajmera Codename Electronic City has no date. Ajmera’s own May plan put completion in late 2029, and the project has since left the pipeline. Our guide to the cost of carry on a long possession date does the sums.
There’s competition nearby too. Prestige, Shriram and others are building around Electronic City, and resale buyers will have choice. Our Prestige Sunrise Park page is a registered project to compare against.
Location Advantages
Ajmera Codename Electronic City is expected in Phase 2, close to TCS, Tech Mahindra and the Doddanagamangala side of the cluster. The Electronic City metro station is in Phase 1, between Konappana Agrahara and Huskur Road, so check the walk or the auto ride.
Road access is Hosur Road, its elevated expressway, and NICE Road to the west. By road, Silk Board is 25 to 60 minutes and the airport 90 to 150. For new projects nearby, see new projects in Electronic City.
What to check before you believe the map
Drive from the Ajmera Codename Electronic City site to your office at 8.30am on a weekday, and walk to the nearest metro station. “Near the metro” can mean four minutes or twenty.
Ask Ajmera about water for Ajmera Codename Electronic City. Many Phase 2 projects depend on borewells and tankers.
We haven’t published an Ajmera Codename Electronic City map pin. No survey number is public. Ask Ajmera for it and check it against the RERA filing once there is one.
Construction Status
Ajmera Codename Electronic City is at pre-launch, and the launch itself is now uncertain. We checked all 10,053 entries on the Karnataka RERA project list on 26 October 2026. There’s no registration and no pending application for it.
Some sites call Ajmera Codename Electronic City a “new launch” or give a possession date. Without a RERA filing, those dates are guesses. Our guide to buying before RERA registration exists explains the risk.
Don’t confuse the numbers. PRM/KA/RERA/1251/310/PR/281024/007184 is Ajmera Iris, not this project. A real Ajmera Codename Electronic City number will be new, with “PR” in it and a 2026 or later filing date.
