That’s Ajmera Iris vs Codename Electronic City in one table. One column is a building with a legal registration. The other is a set of numbers on websites.

What the Codename Actually Is

Ajmera Realty & Infra India Ltd is listed, so it publishes a launch pipeline every quarter. That’s where the codename trail leads.

In its FY26 presentation, dated 25 May 2026, Ajmera listed a project called “Bengaluru South – SV Concrete”. Ajmera’s share was 70%. Launch was due in the July–September 2026 quarter and completion in July–September 2029. The expected sales value was ₹205 Cr, on 1,85,500 sq ft of carpet area.

Those numbers fit what portals say about Ajmera Codename Electronic City. By our arithmetic, ₹205 Cr over the reported 240 homes is about ₹85 lakh each, close to the reported ₹89 lakh to ₹1.18 Cr.

In the August 2026 presentation, the Bengaluru South line was gone.

The new pipeline lists Yelahanka, Whitefield and Doddaballapur. Nothing in south Bangalore, and Ajmera hasn’t said why. Our guide to what a listed developer discloses shows how to read these tables yourself.

The true negative on the codename. Nobody can sell you a home in it today. There’s no RERA number, no approved plan and no promoter on record. A token paid now isn’t protected by RERA escrow. Our guide to buying before RERA registration exists explains the risk.

Ajmera Iris: What’s on Record

Ajmera Iris Electronic City is at survey number 30/25, Chikkanagamangala village, Anekal taluk, PIN 560100. The promoter, Ajmera Housing Corporation Bangalore, has its office in Electronic City Phase 2.

On 30 June 2026, Ajmera reported Iris as 73% complete, with “MEP & finishing” work in progress. Of 1,58,859 sq ft of carpet area, 1,42,685 sq ft was sold, which Ajmera puts at 90% of the inventory. That leaves 16,174 sq ft unsold.

Ajmera’s Iris page lists a pool, a gym, a yoga room, an amphitheatre and a viewing deck. Nearby, it names the Tech Mahindra SEZ, TCS Think Campus, Infosys and Wipro.

Our Electronic City area guide covers the phases and the roads around them.

The true negative on Iris. At 90% sold, there’s little left to choose from. With about 16,000 sq ft unsold, you’ll take whatever floor and facing remains, not the one you’d pick.

The Iris Completion Date Question

In Ajmera Iris vs Codename Electronic City, this is the part that matters most if you’re buying Iris.

The RERA certificate gives a completion date of 31 December 2026, about two months away. But Ajmera’s presentations in May and August 2026 show Iris with “Dec’28 — project timelines as per RERA”.

Both can’t be current. The likely reading is an extension to December 2028, but we haven’t seen the order.

A 73% complete building could be ready well before 2028. Plan on the date in writing, though. Our guide to checking a RERA registration in Karnataka shows where the extension details sit.

Price and What Your Money Buys

On price, Ajmera Iris vs Codename Electronic City is a puzzle on both sides. Ajmera doesn’t publish an Iris price, but its presentations give a clue.

In FY26, Ajmera sold 38,500 sq ft at Iris for ₹47 Cr, across 37 homes. By our arithmetic, that’s about ₹12,200 per sq ft of carpet, and about ₹1.27 Cr per home on average.

Portals quote Iris at ₹1.42 Cr for a 2 BHK of 1,330 sq ft and ₹1.52 to ₹1.62 Cr for 3 BHKs of 1,445 to 1,565 sq ft. Those sizes don’t say which area they measure. Our guide to carpet area vs built-up area explains why that changes the price per sq ft.

For the codename, the reported ₹89 lakh to ₹1.18 Cr is only a portal figure.

Our arithmetic on the charges. Chikkanagamangala is outside the old BBMP limits, so GST at 5%, stamp duty at 5%, cess, a 3% surcharge and 2% registration add 12.65%. On ₹1.27 Cr, that’s about ₹1,43,06,550 all-in. Our Ajmera Iris price guide works through it in full.
