Ajmera projects in Bangalore aren’t hard to list, but they’re easy to mix up. The developer is from Mumbai, builds here through one company, and works in just two pockets of the city. We read the full Karnataka RERA list, pulled every Ajmera registration and opened each certificate. Here’s what Ajmera projects in Bangalore look like on paper, and what to check before you pay a token.

Who Builds Ajmera Projects in Bangalore

The developer is Ajmera Realty & Infra India Ltd, based in Andheri West, Mumbai. It’s listed on both exchanges (BSE 513349, NSE AJMERA). Its website says it has been building since 1968, and its investor presentation puts homes delivered at 46,000+.

In Karnataka, though, the name on every RERA certificate is different: Ajmera Housing Corporation Bangalore. Its local office is at Sy No 13/5, Electronic City Phase 2, on Doddanagamangala Main Road. That’s the Ajmera Nucleus site.

One more thing. A different Ajmera group in Mumbai, in broking and hotels, has its own website. It isn’t the developer behind Ajmera projects in Bangalore. Use ajmera.com.

Every Ajmera Registration on RERA

We read the full Karnataka RERA project list on 26 October 2026. It had 10,053 entries. These are all the Ajmera projects in Bangalore on it, with dates from each certificate.

That’s eight entries, seven of them residential. New Ajmera projects in Bangalore have come slowly: roughly one every year or two since 2017.

The Electronic City Cluster

Three Ajmera projects in Bangalore are in and around Electronic City.

• Ajmera Annex: Sy No 100/P, Doddathogur, Begur hobli. Ajmera’s website lists it under completed projects
• Ajmera Nucleus: Sy Nos 13/2, 13/5, 14/1, 14/2 and 14/20, Doddanagamangala, in Electronic City Phase 2. Ajmera says it has its occupancy certificate
• Ajmera Iris: Sy No 30/25, Chikkanagamangala, Sarjapur hobli, Anekal taluk. Under construction

A small oddity: Nucleus Phase 1 and Phase 2 share survey numbers but carry different codes, 1251/310 and 1251/308. A search by code alone can miss one phase.

The Yelahanka Cluster

The other three Ajmera projects in Bangalore are in Kempanahalli village, Yelahanka hobli, in Bangalore North taluk.

Lugaano and Florenza are on the same land, Sy Nos 7/1 and 9/1. Ajmera’s investor deck groups them together, and lists both among its projects with an occupancy certificate. Marina is next door, on Sy Nos 9/2 and 10, with PIN 560064.

What’s Still Selling

Only two Ajmera projects in Bangalore are still under construction. Ajmera’s Q1 FY27 investor presentation gives these figures as of 30 June 2026.

So Ajmera Iris has little left: 16,174 sq ft of carpet area was unsold at the end of June. For a new Ajmera Bangalore home in Electronic City, it’s the only option right now. Our Ajmera Iris price guide works through what a unit costs all-in.

Ajmera Marina is earlier in the build and has more stock, so it’s the one of the two Ajmera projects in Bangalore with real choice of floor and facing.

What Ajmera Plans Next

Because Ajmera is listed, it tells investors what it plans to launch before it tells buyers. Its August 2026 presentation names four new Ajmera projects in Bangalore for this financial year.

• Yehlanka: 77,000 sq ft carpet, about ₹84 Cr in sales value, launch due Q2 FY27
• Yehlanka 2: 1,05,600 sq ft carpet, about ₹106 Cr, launch due Q2 FY27
• Whitefield: 2,68,845 sq ft carpet, about ₹389 Cr, launch due Q4 FY27
• Doddabalapur: 1,42,999 sq ft carpet, about ₹153 Cr, launch due Q4 FY27

None of these Ajmera Bangalore launches is on the RERA list yet.

What’s missing matters as much. The May 2026 deck had a fifth line, “Bengaluru South”: about ₹205 Cr on 1,85,500 sq ft, due to launch in Q2 FY27. By August it was no longer listed, and Ajmera hasn’t said why. That’s most likely the project being sold as “Ajmera Codename Electronic City”. Watch-Outs

Iris has two completion dates. Its RERA certificate says 31 December 2026. Ajmera’s own presentations now say “Dec’28 as per RERA”. That points to an extension, but check the portal for the order before you rely on either date.

Ajmera holds 70%. Its Bengaluru projects are joint ventures, with Ajmera owning 70% through a joint development agreement or a project company. That’s normal. But the company that signs your sale agreement is the one you can hold to the dates, so match it to the RERA certificate.

A typo on the register. Florenza’s promoter is spelt “AJMEAR HOUSING CORPORATION” on the RERA list. Search for “Ajmera” alone and you’ll miss it.

Dates that have passed. Annex, Nucleus, Florenza and Lugaano are all past their RERA completion dates. Ajmera says Nucleus, Lugaano and Florenza have occupancy certificates, and lists Annex as completed, so these are finished buildings. If you’re buying resale in one, ask for the OC copy.

How to Check an Ajmera Project

These checks apply to all Ajmera projects in Bangalore, old or new.

1. Find the RERA name, not a codename or ad name
2. Look up the number yourself on the Karnataka RERA portal
3. Match the promoter on the certificate to your agreement
4. Check the completion date and any extension order
5. Get a cost sheet for a named unit on RERA carpet area
6. Visit Nucleus or Lugaano, Ajmera’s finished Bengaluru buildings
