There’s no published Ajmera Iris price. Ajmera’s project page lists 2 and 3 BHK homes and puts a “Get Price” button where the number should be. But Ajmera is a listed company, and its investor presentations show how much it has sold at Iris and for how much. Here’s what those figures imply per sq ft, how to test a quote against them, and what a home in Electronic City costs once every government charge is added.
Key takeaways
- Ajmera hasn’t published an Ajmera Iris price. Its project page asks you to request one
- Ajmera’s own FY26 figures work out to about ₹12,200 per sq ft of carpet, or about ₹1.27 Cr per home on average. That’s our arithmetic, not a quote
- A broker site quotes ₹1.42 Cr to ₹1.62 Cr for homes of 1,330 to 1,565 sq ft. Ask whether those sizes are carpet or super built-up
- Government charges add 12.65% here. A ₹1.42 Cr agreement costs about ₹1.6 Cr all-in
- Iris was 73% built and 90% sold by 30 June 2026, so there are few homes left to choose from

Is There an Ajmera Iris Price?
Not a public one. Ajmera’s Ajmera Iris page lists 2 BHK and 3 BHK homes, the amenities and the nearby offices. Next to each home type, it says “Get Price”.
So any Ajmera Iris price you hear comes from a sales call or a broker. That’s fine, as long as you can test it. Our guide to “price on request” covers how to get a written number for a named unit.
Here’s what’s on record for Ajmera Iris:
| Item | What we found | Source |
|---|---|---|
| Homes | 2 BHK and 3 BHK | Ajmera’s project page |
| Price | Not published | Ajmera’s project page |
| RERA number | PRM/KA/RERA/1251/310/PR/281024/007184 | Karnataka RERA certificate |
| Site | Sy. No. 30/25, Chikkanagamangala village, Anekal taluk | Karnataka RERA certificate |
| Total carpet area | 1,58,859 sq ft | Ajmera Q1 FY27 presentation |
| Sold by 30 June 2026 | 1,42,685 sq ft (90% of homes) | Ajmera Q1 FY27 presentation |
What Ajmera’s Own Figures Show
Because Ajmera Realty & Infra India is listed on the BSE and NSE, it reports sales project by project. Those numbers are the closest thing to an official Ajmera Iris price. Our guide to what a listed developer discloses shows where to find them.
| Period | Carpet area sold | Sales value | Homes | Per sq ft of carpet (our arithmetic) |
|---|---|---|---|---|
| FY26 (April 2025 to March 2026) | 38,500 sq ft | ₹47 Cr | 37 | about ₹12,200 |
| Whole sales book, to 30 June 2026 | 1,42,685 sq ft | ₹151 Cr | — | about ₹10,600 |
The FY26 line is the more useful one. It’s recent, and it works out to about ₹1.27 Cr per home, for an average of about 1,041 sq ft of carpet.
The lower whole-book figure makes sense too. It includes homes sold in 2024 at launch prices, so later buyers paid more.
These are averages, not quotes. They mix 2 and 3 BHKs, low and high floors, and every discount Ajmera gave. Ajmera also owns 70% of Iris. Use these figures to test an Ajmera Iris price, not to predict yours.
Ajmera Iris Price per Sq Ft
A broker site quotes an Ajmera Iris price of ₹1.42 Cr for a 1,330 sq ft 2 BHK, up to ₹1.62 Cr for a 1,565 sq ft 3 BHK. It doesn’t say what those sizes measure. That gap changes the Ajmera Iris price per sq ft by about 40%.
Here’s an illustrative example. If the sizes are super built-up, we assume carpet is about 72% of them.
| Quoted home | Per sq ft if the size is carpet | Per sq ft if super built-up (carpet ~72%) |
|---|---|---|
| 2 BHK, 1,330 sq ft, ₹1.42 Cr | about ₹10,677 | about ₹14,829 (carpet ~958 sq ft) |
| 3 BHK, 1,565 sq ft, ₹1.62 Cr | about ₹10,351 | about ₹14,377 (carpet ~1,127 sq ft) |
Set that against Ajmera’s own FY26 average of about ₹12,200 per sq ft of carpet. If the quoted sizes are carpet, the quotes sit about 13% below it. If they’re super built-up, they sit about 20% above it.
That doesn’t make either reading wrong. It shows why you need the RERA carpet area of your exact unit in writing before you compare any Ajmera Iris 2 BHK price. Our guide to carpet area vs built-up area explains the gap.
The All-In Cost
Chikkanagamangala is in Anekal taluk, outside the old BBMP limits, so the stamp duty surcharge is 3% of the duty. Here’s what an Ajmera Iris price becomes once government charges are added, at three example prices.
| Charge | ₹1.3 Cr | ₹1.42 Cr | ₹1.62 Cr |
|---|---|---|---|
| GST at 5% | ₹6,50,000 | ₹7,10,000 | ₹8,10,000 |
| Stamp duty at 5% | ₹6,50,000 | ₹7,10,000 | ₹8,10,000 |
| Cess at 10% of duty | ₹65,000 | ₹71,000 | ₹81,000 |
| Surcharge at 3% of duty | ₹19,500 | ₹21,300 | ₹24,300 |
| Registration at 2% | ₹2,60,000 | ₹2,84,000 | ₹3,24,000 |
| Total charges | ₹16,44,500 | ₹17,96,300 | ₹20,49,300 |
| All-in | ₹1,46,44,500 | ₹1,59,96,300 | ₹1,82,49,300 |
That’s 12.65% on top in every case. If your quote already includes GST, don’t add it twice. Why 3% and not 2%? See our guide to property outside BBMP limits.

The Cash You Need
A home loan won’t cover the whole Ajmera Iris price. Above ₹75 lakh, RBI rules let a bank lend at most 75% of the home’s value. Stamp duty, cess, surcharge and registration come from your own pocket.
| Example price | Most a bank can lend (75%) | Your down payment | Plus duty and registration | Own cash |
|---|---|---|---|---|
| ₹1.3 Cr | ₹97.5 lakh | ₹32.5 lakh | ₹9.95 lakh | about ₹42.4 lakh |
| ₹1.42 Cr | ₹1.07 Cr | ₹35.5 lakh | ₹10.86 lakh | about ₹46.4 lakh |
| ₹1.62 Cr | ₹1.22 Cr | ₹40.5 lakh | ₹12.39 lakh | about ₹52.7 lakh |
Those are the most a bank may lend. Yours may lend less. Ask too whether it funds the GST along with the rest.
Buying Late in the Build
Iris isn’t a pre-launch project. By 30 June 2026, Ajmera reported it 73% complete, with MEP and finishing work under way, and 90% of homes sold. Only 16,174 sq ft of carpet was unsold. That changes how you handle an Ajmera Iris price.
You’re choosing from what’s left. Ask for the list of unsold units with floor, facing and RERA carpet area, and negotiate on one named home. A quote that isn’t tied to a unit number isn’t a price.
GST still applies. Until the occupancy certificate is issued, an Iris home is under construction, so the 5% GST in the table stays. Ask whether the quote includes it.
Check the completion date. The RERA certificate says 31 December 2026. Ajmera’s 2026 presentations say “Dec’28, as per RERA”. That suggests the date was extended. Look it up on the Karnataka RERA portal and use the current date to plan your rent and EMI overlap.
Ask how much is still to pay. On a construction-linked payment plan, a late buyer pays most stages at once, because the building has already reached them.
