  • You want a brand-new building. This one has been lived in since 2017. Expect nine years of
    wear on common areas and to budget for some interior work.
  • You want to choose your floor and facing freely. In resale you get whatever is on the market that

  • You want a developer warranty. Structural defect liability periods run from handover, and handover
    here was years ago.
  • You’re expecting a 5% rental yield. Work it out from the actual resale and rent numbers on

Location Advantages

Prestige Sunrise Park Electronic City is on Neotown Main Road in Phase 1, which puts it inside
one of Bengaluru’s largest employment clusters rather than commuting to one. Infosys and Wipro’s
Electronic City campuses, along with the wider Phase 1 and Phase 2 tech parks, are a short local run
rather than a highway journey.

The change that matters most here is recent. The
Electronic City metro station on Namma Metro’s Yellow
Line opened on 10 August 2025. The line runs from RV Road to Bommasandra across roughly 19 kilometres and
16 stations, and this station sits between Konappana Agrahara and Huskur Road. For years Electronic City’s
defining problem was that it was a huge workplace reachable only by a congested elevated highway. That is
no longer true, and it’s the single biggest thing to have happened to this micro-market.

The honest limitation is direction. Electronic City is superb if your life happens on the
southern corridor and poor if it doesn’t. Whitefield is a long cross-city run. Kempegowda airport is at
the opposite end of Bengaluru and the journey is punishing at almost any hour. If you fly weekly, or if
your spouse works in the north, think carefully — the metro helps within the southern corridor, not
across the city.

Silk Board is the number to pay attention to. It has been one of the worst junctions in the city for years, and any road journey from here towards central or east Bengaluru goes through or around it.
