My Home Udyan: Project Overview
My Home Udyan is built around nine themed gardens on a car-free podium, which is where the name comes from: udyan means garden. My Home’s brochure says some balconies look out over the ICRISAT campus, more than 3,000 acres of green next door.
The towers at My Home Udyan aren’t all the same. Tower 1 has 8 larger homes per floor: 3 BHK, 3 BHK with a home theatre, and 4 BHK. Towers 2 to 8 have 10 homes per floor: 2 BHK, 2.5 BHK and 3 BHK. So the tower you pick decides which neighbours and lift load you get.
My Home Udyan’s building permission is from HMDA (012471/HMDA/03670/SWBP/SKP2/2025). Floor-to-floor height is 3.15 m, and every tower has a double-height entrance lobby.
Specifications that matter
At My Home Udyan, living rooms, bedrooms and the kitchen get 800 x 800 mm vitrified tiles, not marble. Windows are UPVC with provision for mosquito mesh. Each home has three-phase power with a prepaid meter, and metered DG backup.
The kitchen comes with a granite platform and a stainless steel sink. There are AC power points in the living room and every bedroom, but copper piping is laid for the bedrooms only. If you want AC in the living room, budget for the piping.
Who My Home Udyan Suits
It works if
You work in the Financial District, Kokapet or Gachibowli and want a newer, more affordable belt along the ORR. You want a 2 or 2.5 BHK from a large Hyderabad developer. You can wait several years for possession.
It doesn’t work if
You want a quiet, low-density community: 3,766 homes on 24.12 acres works out to about 156 homes per acre. You need a home soon, since the first towers were at basement level in October 2026. Or you want a metro line nearby, because there isn’t one.
My Home Udyan review: our verdict
My Home Udyan’s site, open area and clubhouse are strong. The density and the long build are the trade-offs. Pick your tower with care, and get a written cost sheet before you compare it with other Tellapur launches.

My Home Group was founded in 1981 by Dr Rameswar Rao Jupally and has built only in Hyderabad so far. The brochure names My Home Infrastructures Pvt Ltd as the company behind My Home Udyan.

My Home Udyan Price
My Home hasn’t published a My Home Udyan price list. Online listings quote roughly ₹1 Cr for a 2 BHK up to about ₹2.5 Cr for the largest homes, but none of those figures comes from My Home. Quotes will be on saleable area, and carpet area is about 65% of that, so check the rate on carpet too.

What You’ll Actually Pay
On top of the price, you’ll pay GST and Telangana’s stamp duty, transfer duty and registration. Most sources put duty and registration at 7.5% in all, under the July 2021 orders, but they split it differently. Confirm the figure with the Sub-Registrar.

My Home’s brochure gives carpet, balcony and saleable area for every home. Saleable area adds the balcony and a share of common areas, so carpet is about 65% of it.

Amenities
The My Home Udyan clubhouse covers 1 lakh sq ft over G+5 floors. It has a gym, a multipurpose hall, a yoga and aerobics hall, indoor badminton courts, indoor games, guest rooms and a futsal court on the terrace. There’s space for a convenience store, a cafe, a pharmacy, a spa and salon, a bank and a health centre.
Outdoors there are basketball, volleyball, tennis and pickleball courts, cricket nets, an outdoor gym, a swimming pool, jogging and cycling tracks, a skating rink, an amphitheatre, a pet zone and children’s play areas. The nine gardens include a health garden of medicinal plants and a sculpture garden.
My Home Udyan Location
The official address is Radial Road No. 7, Tellapur, PIN 502032. Tellapur is in Ramachandrapuram mandal of Sangareddy district, just across the line from Ranga Reddy district, and the building permit is from HMDA. My Home’s own drive-time claims are 1 minute to ORR Exit 2, 10 minutes to the Financial District and Kokapet, and 30 to the airport.
Rail is closer to My Home Udyan than most buyers expect: Tellapur’s MMTS link to R.C. Puram opened in 2019, and My Home puts Lingampally station 10 minutes away. There’s no metro. The nearest planned lines in Phase 2A, Miyapur–Patancheru and Raidurg–Kokapet Neopolis, are still awaiting central approval.

Construction Status
The My Home Udyan construction update of 1 October 2026 shows the basement-IV roof slab done in Towers 1 to 4 and excavation finished for Tower 5. Online reports of the completion date disagree, giving both 2030 and 2031, so we haven’t printed one. Check the date on the TG RERA certificate before you sign.

Before You Book My Home Udyan
- Check TG RERA P01100010613 on the portal: completion date and promoter name.
- Get the price on both saleable and carpet area.
- Ask for every extra charge in writing: floor rise, car park, club, corpus, maintenance advance.
- Choose your tower with care: Tower 1 has 8 homes per floor, the others have 10.
- Ask which tower is due first, and its own completion date.
- Ask about the water supply and where it comes from.
- Budget for AC piping in the living room, which isn’t included.
- Keep any payment within 10% until a registered agreement for sale.
