Both are 2 to 4 BHK, both are aimed at people working in the Financial District and Kokapet, and both will take years to finish. So My Home Udyan vs Prestige Golden Grove comes down to density, unit mix, how much each builder has put on paper, and who you’d rather trust for the next five years.

Lots of Golden Grove cells say “not confirmed”. That’s a gap in what we could read, not a sign the details don’t exist. Ask Prestige’s sales team for the brochure and the RERA certificate before you compare anything else.
My Home Udyan vs Prestige Golden Grove: Homes per Acre
Both are very large communities. Udyan puts 3,766 homes on 24.12 acres, which works out to about 156 homes an acre. Golden Grove puts 5,120 on 28.6 acres, about 179 an acre. Those are our divisions of each builder’s own numbers.
A gap of 23 homes an acre sounds small. Across the whole site, though, Golden Grove has 1,354 more households sharing the gates, the roads inside and the clubhouse. If you care about quiet mornings and a short wait for the lift, density matters more than the brochure’s renders.
Lifts are where you’ll feel it. At Udyan, Towers 2 to 8 have 10 homes on each floor and Tower 1 has 8. Prestige hasn’t published a per-floor count that we could read. Our guide to homes per lift shows how to work out the morning queue once you have the floor plan.
Sizes and Unit Mix
The size ranges overlap almost completely. Udyan starts at a 1,350 sq ft 2 BHK and tops out at a 2,915 sq ft 4 BHK. Golden Grove starts lower, at 1,169 sq ft, and goes a little higher, to 3,013 sq ft.
Udyan’s brochure gives carpet area for every home, and carpet is about 65% of saleable. Its 2 BHK, for example, is 878 sq ft of carpet inside a 1,350 sq ft saleable figure. Prestige’s press release doesn’t say whether its 1,169 to 3,013 sq ft range is carpet or saleable. Until you see the area statement, you can’t compare the two fairly.

One thing the tables hide: at Udyan, all the 4 BHKs and 3 BHK + home theatre homes are in Tower 1, which has 8 homes per floor. If you want a big home in a less crowded tower, that’s the one to ask about.
What Each Builder Has Published
My Home has put a lot on paper. Its page and brochure for Udyan carry the RERA number, the HMDA building permit (012471/HMDA/03670/SWBP/SKP2/2025), the area statement, the specification list and dated construction updates. You can read the My Home Udyan page yourself.
Prestige’s official detail is thinner online. The project page confirms Golden Grove is in Tellapur with 2, 3 and 4 BHK homes, but the rest loads from a script we couldn’t read. The hard numbers above come from Prestige’s 3 April 2026 stock-exchange filing: 28.6 acres, about 10.36 million sq ft of saleable area, 5,120 homes and an expected value of over ₹9,500 Cr.
Online portals print a RERA number, tower count and possession date for Golden Grove, but they disagree on some of them and we couldn’t check any against Prestige or the TG RERA portal, which needs a captcha. So we haven’t printed them. Get the certificate from Prestige directly.
Construction Stage: Udyan vs Golden Grove
Udyan is early. My Home’s 1 October 2026 update shows the basement-IV roof slab done in Towers 1 to 4 and excavation finished for Tower 5. Towers 6 to 8 hadn’t started on that update. Online reports of its completion date disagree, giving both 2030 and 2031.
Golden Grove launched on 3 April 2026. Business papers widely reported that Prestige sold more than 1,700 homes worth over ₹2,500 Cr within about two weeks. That’s a strong start for sales, but it says nothing about construction pace, and we found no dated construction update from Prestige.

Price and Charges
Neither builder has published a price list. Prestige’s press release gives a ticket size of roughly ₹1 Cr to ₹3 Cr. For Udyan, online listings quote about ₹1 Cr to ₹2.5 Cr, but those aren’t My Home’s figures. Our My Home Udyan price guide shows what each size costs at a stated rate.
The statutory charges are the same at both, since both are in Telangana. GST is 5% on homes under construction. Stamp duty, transfer duty and registration come to about 7.5% under the July 2021 orders, charged on the higher of price or guidance value. That’s about ₹12.5 lakh on every ₹1 Cr, before floor rise, parking, club and corpus.
My Home Udyan vs Prestige Golden Grove: Which One Suits You
Pick My Home Udyan if
You want everything on paper before you pay: carpet area, permit number, specifications and a construction update. You want a 2.5 BHK, which Golden Grove doesn’t list. Or you’d rather share the site with about 1,350 fewer households.
The honest catch: it’s at basement level, so you’re signing up for a long wait, and 10 homes per floor in most towers is a lot of neighbours per lift.
Pick Prestige Golden Grove if
You want a 3.5 BHK or a 4 BHK with a staff room. You’d like a builder that’s already sold a big share of the project, which suggests the market has bought into it. Or you want a slightly bigger top-end home.
The honest catch: it’s the denser of the two, at about 179 homes an acre, and you’ll need to get the area statement and RERA certificate from Prestige yourself before you can compare it properly.
