My Home Udyan Price: Per Sq Ft, Carpet Maths and the All-In Cost (2026)

Search for the My Home Udyan price and you’ll find a dozen numbers, none of them from My Home. The developer hasn’t published a price list for its 3,766-home Tellapur project. What it has published is a full area statement, so you can work out a fair My Home Udyan price yourself and walk into a site visit knowing what a good cost sheet looks like.

Key takeaways

  • My Home hasn’t published a My Home Udyan price list or a price per square feet, as of 2 November 2026
  • Online listings put homes at roughly ₹1 Cr to ₹2.5 Cr, but those aren’t official figures
  • Carpet area is about 65% of saleable area, so the rate on carpet is roughly 1.5 times the quoted rate
  • GST, stamp duty, transfer duty and registration add about 12.5% in Telangana
  • Living-room AC piping isn’t included, and floor rise, car park and club charges come on top

My Home Udyan Price: What’s Official

Very little. On the My Home Udyan price, My Home’s project page shows nothing, and the price field in its own page data is empty. The brochure has no My Home Udyan price list either. We checked both on 2 November 2026.

What is official: 3,766 homes in 8 towers of G+48 on 24.12 acres at Tellapur, sizes from 1,350 to 2,915 sq ft saleable, and TG RERA number P01100010613. My Home hasn’t announced a launch offer or an EOI scheme that we could find.

The figures you’ll see online run from about ₹1 Cr for a 2 BHK to about ₹2.5 Cr for the largest homes. They come from listing sites and channel partners, not from My Home. Treat them as a rough band, not a My Home Udyan price list.

When will the My Home Udyan price be public? Usually a developer shares a price sheet with channel partners and visitors first, and many never post it online. Expect to get it at the site office, not on the website.

If a sales team won’t give you a number in writing, our guide on what to do when the price is “on request” lists the questions that usually get one.

My Home Udyan Price by Size, at Two Rates

Here’s the base price for five sizes at two rates. Both rates are hypothetical, picked to bracket the online figures. Neither is a My Home Udyan price per square feet. Swap in the real rate once you have it.

Home Saleable (sq ft) At ₹7,500/sq ft At ₹9,000/sq ft
2 BHK 1,350 ₹1.01 Cr ₹1.22 Cr
2.5 BHK 1,675 ₹1.26 Cr ₹1.51 Cr
3 BHK 2,095 ₹1.57 Cr ₹1.89 Cr
3 BHK (Tower 1) 2,405 ₹1.80 Cr ₹2.16 Cr
4 BHK (Tower 1) 2,915 ₹2.19 Cr ₹2.62 Cr

These are base figures, not the full My Home Udyan price you’ll pay. They leave out GST, duty, floor rise, parking and club fees, which we add below.

The lower rate lands close to the bottom of the online band, and the higher one goes a little past its top. That’s the point: if a quote sits far outside this range, ask why.

The Rate on Carpet Area

My Home quotes saleable area. That adds your balcony and a share of common areas, including external walls, to the carpet area you actually live in. At My Home Udyan, carpet works out to about 65% of saleable.

So any My Home Udyan price quoted per square foot is really about 1.5 times higher on carpet. At a hypothetical ₹7,500 per sq ft saleable, here’s what you pay per square foot of usable floor:

Home Saleable / carpet (sq ft) Base at ₹7,500 saleable Works out on carpet to
2 BHK 1,350 / 878 ₹1.01 Cr about ₹11,530/sq ft
3 BHK 2,095 / 1,408 ₹1.57 Cr about ₹11,160/sq ft
4 BHK 2,915 / 1,909 ₹2.19 Cr about ₹11,450/sq ft

Use the carpet rate when you judge the My Home Udyan price against other Tellapur launches. Two projects can quote the same saleable rate and differ by 10% on carpet. Our list of new launch projects in Tellapur gives you others to compare.

The All-In Cost on Every ₹1 Cr

On a home under construction in Telangana, you pay 5% GST. Stamp duty, transfer duty and registration come to about 7.5% in all, under G.O.Ms.No.59 and 60 of July 2021. Sources split that 7.5% differently, so confirm it with the Sub-Registrar.

On every ₹1 Cr of agreement value Amount
GST at 5% ₹5,00,000
Stamp duty, transfer duty and registration at 7.5% ₹7,50,000
All-in ₹1,12,50,000

Apply this to whatever My Home Udyan price you’re quoted. Duty is charged on the higher of the price or the government guidance value. On the hypothetical ₹1.01 Cr 2 BHK, the all-in figure is about ₹1.14 Cr before any extras.

Charges Missing From Most Quotes

A per-square-foot rate is never the whole My Home Udyan price. Ask for a My Home Udyan cost sheet that lists each of these against a named flat:

  • Floor rise. On a G+48 tower, the charge per floor adds up fast.
  • Car park. Ask whether one slot is included and what a second costs.
  • Club membership for the 1 lakh sq ft clubhouse.
  • Corpus fund and maintenance advance, and for how many months.
  • Legal, documentation and utility connection fees.

One cost the brochure itself points to: copper piping for AC is laid in the bedrooms only. If you want AC in the living room, budget for the piping. Our guide to floor rise, PLC and hidden charges shows how these add up.

Cash You’ll Need

Whatever the final My Home Udyan price, RBI rules cap a home loan at 75% of the property value above ₹75 lakh. Banks usually don’t fund GST or duty, so those come from your pocket too.

On the hypothetical ₹1.01 Cr 2 BHK, that’s about ₹25 lakh of down payment plus about ₹12.7 lakh of GST and duty, close to ₹38 lakh in cash before extras. Under section 13 of the RERA Act, the developer can’t take more than 10% before a registered agreement for sale.

Here’s the honest catch. With the first towers at basement level in October 2026, you’ll pay construction-linked instalments for several years before you move in, often while paying rent.
