Rachenahalli Bangalore is a small village area right behind Manyata Tech Park, in KR Puram hobli, Bengaluru East. For years it was known for its lake. Now it’s where Sumadhura is building two Mediterranean-styled projects side by side. This guide covers where Rachenahalli actually is, who it suits, what the builders claim about distances, and the checks most buyers skip.

Rachenahalli Bangalore: Where It Is
On paper, it’s a revenue village in KR Puram hobli, Bengaluru East taluk, PIN 560045. That’s how the RERA certificates for both Sumadhura projects describe it.
On the ground, it sits on the northern edge of Manyata Tech Park, between Thanisandra and the Hebbal side. Sumadhura’s Solea page calls it “the more liveable, residential side of Hebbal”. That’s a sales line, but the geography behind it is right: you’re close to the tech park without being on Outer Ring Road traffic.
The lake gives the area its name in most searches. Sumadhura lists “Rachenahalli Lake Park” among nearby places to visit.
It’s inside BBMP. Solea’s brochure shows a BBMP licence dated 20 January 2026 and a BDA single plot approval. That means the 2% stamp duty surcharge for BBMP areas, a BBMP khata and BWSSB water. For the next locality along, read our Thanisandra and Bellahalli guide.
Why People Live in Rachenahalli
One reason, mostly: Manyata Tech Park. Sumadhura’s Epitome page puts Embassy Manyata Tech Park 2.6 km away, and Solea’s page says it’s “literally behind” the site.

If you work in Manyata, the daily walk-or-short-drive commute is the whole point. If you work in Whitefield or on Sarjapur Road, this location doesn’t help you, and the drive will cost you an hour or more each way.
The airport is the other pull. Solea’s brochure map marks Kempegowda International Airport at 16 km. That’s Sumadhura’s figure, by map, not a drive time.
Schools, Hospitals and Malls Near Rachenahalli
These are the travel times on Sumadhura’s own pages. We haven’t measured them. Drive them yourself at 9 am on a weekday.

Two of these numbers disagree. Solea’s page puts Phoenix Mall of Asia at 5 minutes, while Epitome’s page, for a site next door, puts Phoenix Mall at 4.7 km. Five minutes for nearly 5 km in north Bangalore traffic is optimistic. That’s a good reminder to treat every builder time as a best case.

The Metro Question
Sumadhura’s Epitome page says the “upcoming Thanisandra Metro Station on the Pink Line” is 1.2 km from that project. That’s Sumadhura’s claim, and the word that matters is “upcoming”. It gives no opening date.
Buy for the commute you have today: road, and a short one if you work in Manyata. If a station opens nearby, treat it as a bonus. Don’t pay a premium for it now.
New Projects in Rachenahalli
We checked the Karnataka RERA certificates we hold for 2026 approvals and the registrations Sumadhura lists. Three projects in the village show up:

Epitome and Solea share more than a village. Solea’s certificate lists parts of survey numbers 115/2, 116/1 and 116/2, and the same numbers appear in Epitome’s registration. They’re neighbours on one land holding. Epitome has 262 homes in three towers on 3.75 acres, about 70 homes an acre by our count. Solea has 233 homes in two wings of ground plus 14 floors.
If you’re weighing the two, ask how they’ll share roads, gates and amenities once both are occupied. The certificates don’t say. You can look up any of these numbers on the Karnataka RERA portal.
The Downsides of Rachenahalli
Height is controlled
Jakkur Aerodrome sits close by, and the airport flight path is to the north. Solea’s approvals list includes NOCs from Jakkur Aerodrome, HAL, the Airports Authority of India and Defence. That explains why Solea stops at ground plus 14 floors. It also means aircraft noise is a fair question. Stand on the site at different times of day before you decide.
Traffic around the tech park
Living next to a big employer cuts your commute, but it puts you on the same roads as everyone else going there. Thanisandra Main Road and the Manyata gates are slow at peak hours. If you don’t work in Manyata, you pay that cost without the benefit.
Small village roads
Rachenahalli is still a village on the revenue records, so don’t assume the road to your gate is as wide as the main road. Check the road width at your project’s gate, not just on the main road.
Lake buffer rules
Any project near Rachenahalli Lake has to keep a buffer from it. Ask the builder for the approved plan, and check how close the nearest tower sits to the lake edge.
