Sobha Hennur: Project Overview
There’s no Sobha Hennur page on sobha.com. Sobha’s website lists 37 Bengaluru projects, and the only one on Hennur Road is SOBHA Victoria Park, a registered project off Hennur Main Road. Nothing on the site mentions Chikkagubbi or Bagalur.
Sobha’s October 2026 investor presentation doesn’t name the site either. It shows 8 forthcoming Bangalore projects totalling 10.91 million sq ft, and 172 acres of Bangalore land held for future launches.
What Sobha told analysts
On its 19 October 2026 results call, Sobha said it plans three Bengaluru launches in the second half of FY27. One is a large project, “similar or slightly lower than” SOBHA OneWorld. Sobha didn’t say where it is, so don’t assume it’s Sobha Hennur. Our post on Sobha upcoming projects in Bangalore covers the whole pipeline.
What listing sites say
Most listing sites describe the Sobha Hennur township as about 40 acres of apartments with a retail stretch along the road. Others say 45 or 50 acres, and they don’t agree on homes, sizes, price or launch date. Sobha hasn’t confirmed any of it, so we haven’t used those numbers.
Is Sobha Hennur RERA Registered?
No. We checked the full Karnataka RERA list of 10,079 projects on 31 October 2026. Sobha has no registration or application in Chikkagubbi, Hennur, Kannur or Bagalur.
Without registration, a promoter can’t advertise, book or sell. Any money you pay for Sobha Hennur now is an expression of interest (EOI), not a booking. Our page on what an EOI should say lists what to get in writing.
Before you pay an EOI: get a receipt from SOBHA Limited, not a broker. It should state the amount, say it’s fully refundable, give the refund time, and say it isn’t a booking. Under RERA, no promoter can take more than 10% of the price before a registered agreement for sale.
Who Sobha Hennur Suits
It works if
You want a Sobha township in north-east Bangalore and can wait for the launch.
You work around Manyata Tech Park, Hennur or the airport road, and want a larger community than the small projects on this stretch.
It doesn’t work if
You need to compare prices or plans now. There’s nothing official on Sobha Hennur to compare.
You need a metro. There’s no metro on Hennur–Bagalur Road, and the nearest line, the Pink Line, ends at Nagawara. A township this size also means years of construction around you.
Sobha Hennur review: our verdict
Sobha builds its own projects, and its township on Old Madras Road shows it can run one at scale. But no Sobha document mentions this site. Wait for the Sobha Hennur RERA number before you pay more than a small refundable EOI.
About the Developer
SOBHA Limited is a listed Bengaluru developer. Its best-known township is SOBHA OneWorld on Old Madras Road: 48 acres, 3,484 homes and six RERA-registered phases due between 2032 and 2033. It’s the closest guide to what a 40-acre Sobha Hennur township might look like.

Sobha hasn’t published a Sobha Hennur price, and we don’t repeat listing-site figures. Sobha’s own prices nearby give a range: Victoria Park apartments start at ₹1.60 crore, and SOBHA OneWorld starts at ₹1.65 crore.

Sobha Hennur Location
Chikkagubbi is a village in Bidarahalli hobli, Bengaluru East taluk, on the Hennur–Bagalur Road beyond Kannur. The one recent RERA project in the village, Assetz Mizu & Ki on Hennur Main Road, gives its PIN as 562149. Some broker pages put Sobha Hennur at 560077 instead.

What to check
For Sobha Hennur, ask for the survey numbers, the khata type and the water source. This is panchayat land outside the old city limits, so services can differ from those inside BBMP.
Drive the road to Hennur Cross at peak hour before you decide. The metro line nearest to the airport, the Blue Line, runs along Bellary Road, not this road.
We haven’t published a map pin. Sobha hasn’t confirmed the site, and a wrong pin is worse than none.
Registered Projects Nearby
Several projects on this corridor already have RERA numbers. Concorde Sienna in Kannur was approved in June 2026, with 260 homes due by July 2031. Assetz Mizu & Ki in Chikkagubbi itself was approved in August 2026.

Before You Pay Anything for Sobha Hennur
- Ask for the Karnataka RERA number. Without one, nothing you pay is a booking.
- Check who you’re paying. It should be SOBHA Limited, named on the receipt.
- Get any EOI in writing, fully refundable, with a refund date.
- Ask for the survey numbers, land area and number of homes.
- Ask which phase you’d be in and when that phase is due.
- Compare on carpet area once plans are out.
- Check the khata and water source outside the BBMP limits.
- Keep any payment within 10% until a registered agreement for sale.
