Sobha upcoming projects in Bangalore are easier to pin down than most builders’ because Sobha is a listed company. Every quarter it files an investor deck with the stock exchange, and on 19 October 2026 that deck said Sobha has 8 forthcoming projects in Bangalore, 10.91 million sq ft between them. It didn’t name most of them. This guide sets the deck, the earnings call and the Karnataka RERA list side by side, so you can tell a real Sobha new launch from a name doing the rounds on WhatsApp.

What the October 2026 Deck Says
Sobha filed its Q2 FY27 investor presentation with the NSE on 19 October 2026. Two slides matter for anyone tracking Sobha upcoming projects in Bangalore.
The first is forthcoming launches. Sobha counts 18 projects across the company, 20.42 million sq ft, with a sale potential of ₹313.53 billion, to be launched “over 6-8 quarters”. Bangalore’s share is 8 projects and 10.91 million sq ft, a little over half. Sobha’s Bangalore figure includes Mysore.
The second is land. Sobha says it holds 347 acres across 8 cities for forthcoming and later launches. In Bangalore that’s 102 acres for forthcoming projects and 70 acres for the ones after, 172 acres in all.

What the deck doesn’t give is a list of the 8 Bangalore projects by name and location. That gap is where most of the rumours about Sobha upcoming projects in Bangalore start.

What Sobha Told Analysts
On the same day, Sobha’s managing director Jagadish Nangineni took questions on the results call. He said Sobha plans to launch “at least nine projects, exceeding 11 million sq ft during the remainder of FY27”.
For the planned Q3 and Q4 launches he gave the split: “Three in Bengaluru, one in Hyderabad, one in Chennai, one in Gurugram, one in Greater Noida, and one in Thrissur.” He added a warning: “These are highly time sensitive in terms of approvals.”
Two of the next Sobha new launch Bangalore projects got a description, but no name:
- A large one in the second half, which he called “similar or slightly lower than the SOBHA OneWorld project”.
- One more towards the end of the year, sized at “INR 2,500 crore plus”.
He also said Sobha “added three more lands in Bangalore” in the first half, and that “it will take about a year and a half for them to show up”. So those three new sites aren’t due for launch until 2028.
Brokers will match these lines to whichever site they’re selling. Don’t. Sobha hasn’t said where any of the three FY27 Bengaluru launches is.

The best guide to the next Sobha new launch in Bangalore is what Sobha has just done. These are Sobha’s Karnataka RERA registrations approved since October 2025, read from the certificates.

A few things stand out. OneWorld is by far the biggest: 3,484 homes on about 48 acres, registered as six phases on one day. Sacred Grove is registered under Iustus Residential Layout Pvt Ltd, not Sobha Limited, so check the promoter name on any Sobha plot project. And Sobha Magnus is in the south Bengaluru Kothanur, not the Kothanur on Hennur Road. Same name, different village.
The deck priced OneWorld at ₹1–3.5 crore a home. If the large H2 launch really is “similar or slightly lower” in size, that’s the scale to expect. Our Sobha OneWorld page has the phase-by-phase dates.

Everything in the table above. These have a RERA number, a promoter and a completion date you can hold Sobha to.
Counted but not named
The 8 forthcoming Bangalore projects in the deck, the three FY27 Bengaluru launches on the call and the three new land parcels. Sobha has told shareholders they exist. It hasn’t told buyers where they are.
Named by brokers, not by Sobha
Sites that circulate under working names on listing pages, with acreage and prices Sobha never published. Sobha Hennur is the clearest current example. Our page on why pre-launch pages carry stale figures explains how these numbers spread.

Sobha Hennur: The Name Without a Filing
Listing sites describe a Sobha township of about 40 acres at Chikkagubbi, on Hennur–Bagalur Road, with apartments and a retail strip. Others say 45 or 50 acres. Some quote a price.
Here’s what we found when we checked on 31 October 2026. sobha.com has 37 Bengaluru project pages and none is at Chikkagubbi, Bagalur or Hennur–Bagalur Road. Its only Hennur project is SOBHA Victoria Park, registered in 2022. The deck doesn’t name the site. The full Karnataka RERA list has no Sobha registration or application in Chikkagubbi, Hennur, Kannur or Bagalur.
It may well be one of the 8 forthcoming projects. It may even be the large one Sobha mentioned on the call. But nothing Sobha has published says so, and we won’t guess. That’s the honest weak spot of any list of Sobha upcoming projects in Bangalore: for most of the pipeline, the location is simply not public yet.
How to Tell a Real Sobha New Launch in Bangalore
- Look for a sobha.com page. Sobha puts every live project on its own site, with a FAQ that gives price, completion and RERA.
- Get the RERA number and match it on the Karnataka RERA portal.
- Check the promoter. Sobha Limited, or a named partner like Iustus or Chartered Housing, should be on the certificate.
- Read the next deck. A project about to launch moves from “forthcoming” to a named launch slide.
- Treat pre-RERA money as an EOI. Fully refundable, in writing, paid to a Sobha company.
- Keep any advance within 10% until there’s a registered agreement for sale.
