Adarsh Welkin Park: Project Overview
Adarsh sells this project under two names. The brochure says “Adarsh Welkin Park Apartments”, and the website title says “Welkin Park Sky Residences”. They’re the same towers.
The site is in Gattahalli village, Sarjapur hobli, Anekal taluk, PIN 560099. Adarsh describes it as being on Rayasandra Road beside Gattahalli Lake, with lake-facing homes. A separate set of Adarsh Welkin Park Villas sits inside the same gated layout on the master plan.
There are two apartment phases. Phase 1 was registered with RERA in September 2023 and launched in January 2024. Phase 2 was registered on 8 July 2025, on the same survey numbers, 196 to 199. Both are registered to Akarshak Realty Private Limited, at Adarsh’s Richmond Town address.
Adarsh’s brochure gives three numbers for the whole project: 72% open space, 75+ amenities and a 73,000 sq ft clubhouse. It doesn’t give the land area or the number of homes.
The Phase 2 homes
The brochure has plans for two Phase 2 blocks: Block 6 for the 2.5 BHKs and Block 4 for the 3 BHKs. These are Adarsh’s own figures:
Carpet area is 66–69% of the super built-up area, by our count. That’s a better share than many new launches, where it’s closer to 63%. Our guide to carpet area vs built-up area shows how to compare on it.
The “half” room in a 2.5 BHK is a small study. Ask for its dimensions before you plan it as a bedroom.
Who Adarsh Welkin Park Suits
It works if
You want a big clubhouse. At 73,000 sq ft, with eight badminton courts and indoor and outdoor pools, it’s larger than most.
You work along the Sarjapur Road or Electronic City side. Adarsh puts TCS 4 km away and Infosys 8 km away.
You’d like to see construction before you buy. Phase 1 towers were at external painting in August 2026, per Adarsh’s own photos.
It doesn’t work if
You need to know the price before a site visit. Adarsh hasn’t published one, and listing sites don’t agree.
You want a low-rise. These are 26-level towers, so lift waits and fire exits matter more.
You need civic services from BBMP. Gattahalli is outside city limits, in Anekal taluk.
Adarsh Welkin Park review: our verdict
Welkin Park is real, registered and visibly being built, and the carpet share is fair. The weak spots are what Adarsh doesn’t say: price, land area and home count. Get those in writing before you pay anything.
About the Developer
Adarsh Group has built in Bengaluru since 1988. Its brochure claims 26+ completed projects, 22.38 million sq ft delivered and 12,000+ customers. Its best-known names are Adarsh Palm Meadows, Adarsh Palm Retreat and the Shangri-La hotel.

Adarsh Welkin Park Price
Adarsh doesn’t publish a price for Welkin Park on its website or in the brochure. Listing sites quote figures from about ₹1.3 Cr to over ₹2 Cr, and they don’t agree with each other, so we haven’t used any of them.

What You’ll Actually Pay
Welkin Park is under construction, so 5% GST applies. It’s outside BBMP, so the stamp-duty surcharge is 3%, not 2%. Here’s the working on every ₹1 Cr of agreement value:

That’s 12.65% on top. With a 75% loan, you’d need about ₹32.65 lakh of your own money per ₹1 Cr before GST.
Ask about the extras. Car parking, clubhouse membership, the maintenance deposit and BESCOM and water charges are often billed outside the agreement value. Our page on stamp duty and registration charges has the full working.
Adarsh Welkin Park Amenities
The clubhouse is 73,000 sq ft. Adarsh lists a restaurant, a bar, two banquet halls, eight badminton courts, two squash courts, a gym, a health club, a home theatre, a crèche, a salon, a supermarket, an ATM, and both an indoor and an outdoor pool.
The outdoor plan includes:
- A lap pool, a leisure pool, a kids’ pool, a jacuzzi and an aqua deck
- A football field, tennis, basketball, volleyball and box cricket
- A skate plaza, a trampoline park and a rock climbing wall
- A Miyawaki forest, a maze garden, a coconut grove and a pet park
- An amphitheatre, a party lawn, a campfire area and a barbecue zone
- Mini golf, a cycling track and a reflexology path
In the homes, the brochure lists a wooden floor in the master bedroom, UPVC sliding windows with mosquito mesh, treated water for flushing, and a piped-gas connection. Power is 5 kW for a 2.5 BHK and 6 kW for a 3 BHK. Backup covers your allocated load at a 50% diversity factor, so not everything at once.
Adarsh Welkin Park Investment Opportunity
The case is the jobs on two sides: Sarjapur Road’s tech parks and Electronic City. Adarsh’s brochure also marks a proposed Peripheral Ring Road and a “Proposed Metro Phase III” on its map. Neither is built.
What works against it
Supply. The Sarjapur belt had dozens of new RERA approvals in 2026, including Assetz Muse & Maison in Gattahalli itself. Our list of new projects on Sarjapur Road shows the competition.
Without a published price, you can’t work out a rental yield yet. Get the price, then check what finished 3 BHKs nearby actually rent for.
Adarsh Welkin Park Location Advantages
Adarsh’s approximate distances include Edenbridge International School 3 km, National Public School 4 km, Springleaf Hospital 5 km, Kauvery Hospital 7 km and Manipal Hospital Sarjapur Road 8 km. For offices, it gives TCS 4 km, Tech Mahindra 6 km and Accenture 9 km.

What to check before you believe the map
Rayasandra Road links Sarjapur Road to the Hosa Road and Electronic City side. Check its width at the gate and how it handles school-time traffic. For the wider belt, read our Sarjapura area guide.
We haven’t published an Adarsh Welkin Park map pin. Adarsh hasn’t given confirmed coordinates, and a wrong pin is worse than none. Use the survey numbers on the RERA certificate when you check records.
Adarsh Welkin Park RERA and Construction Status
Phase 2 RERA number: PRM/KA/RERA/1251/308/PR/080725/007900, approved 8 July 2025, with completion due by 31 March 2030. Phase 1 is PRM/KA/RERA/1251/308/PR/020923/006223, approved 2 September 2023, due by 31 December 2027. Look both up on the Karnataka RERA portal.
Adarsh’s construction photos, updated August 2026, show Phase 1 Blocks 2 and 5 at external painting, with the clubhouse and sewage plant under way. Phase 2’s Block 6 wings were at the second and third floors. That’s a long way to go before March 2030.

Before You Book at Adarsh Welkin Park
- Ask which phase your unit is in. Phase 1 and Phase 2 have different RERA numbers and dates.
- Get the price list in writing, with the rate per sq ft and every extra charge.
- Compare on carpet area: 66–69% of super built-up here.
- Check the company name on your agreement: Akarshak Realty Private Limited.
- Ask how many homes share a lift. Adarsh only says lifts “of suitable size and capacity”.
- Ask whether the clubhouse is ready when your phase is handed over.
- Keep any advance within 10% until the agreement is registered.
- Visit at peak hour and drive Rayasandra Road both ways.
