Rayasandra Road in Bangalore runs through the strip of villages between Sarjapur Road and Hosa Road, south-east of the city. Most buyers hear of it only when a builder’s brochure calls it a “landmark” address. This guide covers where it actually is, what the roads and jobs look like, why being outside BBMP matters, which projects got RERA approval nearby in 2026, and what to check before you commit.

Rayasandra Road Bangalore: Where It Is

On paper, the address is Gattahalli village, Sarjapura hobli, Anekal taluk, PIN 560099. That’s how the RERA certificates for Adarsh Welkin Park describe it. RERA spells the village three ways: Gattahalli, Ghattihalli and Gattihalli. They’re the same place.

On a map, it sits between two better-known roads. Sarjapur Road is to the north and east. Hosa Road and Electronic City are to the west and south. Adarsh’s brochure map labels the stretch Rayasandra Main Road, with Gattahalli Road branching off it.

There are two lakes here. Adarsh’s brochure marks Gattahalli Lake beside Welkin Park and Rayasandra Lake a little further off.

Anekal is the southern taluk of Bengaluru Urban district. Its headquarters is the town of Anekal.

Outside BBMP: What It Means for You

Gattahalli is in Anekal taluk, not inside BBMP. That changes three things.

Stamp duty. The surcharge on stamp duty is 3% of the duty outside BBMP, against 2% inside. On a ₹1 Cr home, that’s ₹15,000 instead of ₹10,000. It’s small, but your total charges come to about 12.65% under construction, not 12.6%.

Khata and civic services. Water, roads and waste collection outside BBMP depend on the panchayat or the local planning authority until a city body takes over. In a large gated project, the builder and then the residents’ association usually run water and sewage themselves.

Resale buyers ask about it. Your future buyer’s bank will check the khata and the approvals. Get copies of both at booking. Our guide to property outside BBMP limits explains what to look for.

Jobs and Commutes from Rayasandra Road

The main pull is jobs in two directions: Electronic City to the south-west and Sarjapur Road and the Outer Ring Road to the north. Adarsh’s brochure gives these approximate distances from Welkin Park:

These are Adarsh’s figures, in kilometres, not drive times. The brochure doesn’t say which TCS or Infosys office it means. Ten kilometres to Eco World on the Outer Ring Road can take very different times depending on the hour.

Schools and Hospitals Near Rayasandra Road

Again, these are Adarsh’s approximate distances from its brochure. We haven’t measured them. Drive the school run at 8 am on a weekday before you rely on any of them.

Notice what’s missing. The nearest large hospital on the list is 7 to 8 km away, and the nearest mall is 9 km. Day-to-day shopping is close; anything bigger means a drive.

Most of the restaurants Adarsh lists, such as Byg Brewski and Sarjapur Social, are about 7 km away on the Sarjapur Road side. Our Sarjapura area guide covers that side in more detail.

Proposed Roads and the Metro

Adarsh’s location map marks four things that don’t exist yet: a proposed Peripheral Ring Road, a proposed 30 m wide CDP road, a proposed 100 ft road and a “Proposed Metro Phase III”. It also marks the existing 24 m CDP road and the Yellow Line metro, which runs along Hosur Road through Electronic City.

A proposed road on a master plan can take ten years or never get built. None of these has a date on the brochure.

Buy for the roads you can drive today. If a new road or a metro line arrives, count it as a bonus, and don’t pay extra for it now.

New Projects Near Rayasandra Road

We checked the Karnataka RERA certificates we hold for 2026 approvals in Sarjapura hobli. These four are in or next to Gattahalli:

Then there’s Adarsh. Welkin Park Phase 1 was approved in September 2023 and is due by December 2027. Phase 2, on the same survey numbers, was approved in July 2025 and is due by March 2030. Adarsh Welkin Park Villas and Adarsh Forest Glen, both registered by Adarsh companies, are also in Gattahalli.

The Downsides of Rayasandra Road

Village roads, big projects

This is the honest problem. Several large gated projects are going up on roads built for villages. Adarsh’s own master plan has a 19 m driveway inside the gate. Check how wide the public road outside it is, and how it copes at 9 am.

No metro yet

The Yellow Line is a drive away on Hosur Road, and the line marked near the site is only proposed.

Water and services

Outside BBMP, ask where the water comes from (borewell, tanker or a piped supply), how big the sewage treatment plant is and who pays to run it after handover.

Lake buffers

Lake-facing homes are the selling point here. Ask for the approved plan and check how far the nearest tower sits from the lake edge. Lake buffer rules apply.

Who Rayasandra Road Suits

This is a buy for people working south and south-east of the city, not a general Bangalore bet. If that’s you, the largest project on the road is Adarsh Welkin Park, with 2.5 and 3 BHK homes in G+25 towers.
