Looking for new projects on Sarjapur Road? Brokers will send you the same five names. The Karnataka RERA portal shows 53 approvals in the Sarjapur belt in 2026 alone. We went through every certificate we hold for this year, sorted them by village, and put them in one list: who’s building, where, and when RERA says each one should be finished.

How We Built This List

Portals show the projects that pay to be shown. RERA shows every project that registered. So our list of new projects on Sarjapur Road starts with RERA.

We used the Karnataka RERA certificates we’d downloaded for 2026 approvals in the main Bengaluru taluk numbers, read up to 26 October 2026. From those, we kept every project in Sarjapura hobli, plus the Varthur hobli villages with PIN 560035 that sit off the Sarjapur Road end of the Outer Ring Road. That gave us 53.

Three limits matter for any list of new projects on Sarjapur Road. First, this is 2026 approvals only. A project registered in 2025 and still selling won’t appear. Second, a certificate filed under a different taluk number, or approved after 26 October, could be missing. Third, a RERA certificate doesn’t say whether a project is apartments, villas or plots, and it doesn’t give a unit count. We haven’t guessed either.

So read these new projects on Sarjapur Road as names to check, not homes to buy.

What Counts as Sarjapur Road

Sarjapur Road runs from the Outer Ring Road near Agara out past Carmelaram and Dommasandra to Sarjapura town. Sarjapura hobli is much bigger than the road. It reaches Huskur and Gattahalli near Electronic City and Kudlu near HSR Layout. We’ve split the list so you can tell which is which.

Most of the hobli is in Anekal taluk, outside BBMP. Some Varthur-side villages, such as Kasavanahalli and Doddakannelli, are in BBMP’s ward 150, according to their certificates. That difference changes the stamp duty surcharge (2% of the duty inside BBMP, 3% outside), the khata and who supplies water.

New Projects on Sarjapur Road: the Main Road Side

These 31 new projects on Sarjapur Road are in Sarjapura hobli villages along or just off Sarjapur Main Road: Sarjapura itself, Dommasandra, Ittangur, Sompura, Kada Agrahara, Chambenahalli, Yamare and their neighbours. Dates are as printed on each certificate.

Three of these are phases of one township. Fernvale, Eaton Park and Garden Breeze are all registered as part of The Prestige City. Our explainer on The Prestige City’s enclaves sorts them out.

One date is close. Sai Metro City 9th Phase has a RERA completion date of 14 November 2026, weeks away. That doesn’t mean it’s late or early. Check the portal for the occupancy certificate or an extension before you pay.

The Varthur Side (PIN 560035)

These 10 new projects on Sarjapur Road’s city end are in Varthur hobli, Bengaluru East, around Kasavanahalli, Kodathi and Halanayakanahalli. They’re closer to the Outer Ring Road and Sarjapur Road’s city end than to Sarjapura town.

The Huskur and Chikkavaderapura Side

These 12 are in Sarjapura hobli but nowhere near Sarjapur Main Road, so they aren’t really new projects on Sarjapur Road at all. They’re towards Huskur, Gattahalli, Kudlu and Chikkavaderapura, closer to Hosa Road and Electronic City. Brokers still sell them as “Sarjapur Road”, so check the village.

What the List Tells You

Supply is heavy. 53 new projects on Sarjapur Road and around it in under ten months, in one belt, is a lot of new homes competing for the same buyers and tenants. When these finish, between 2026 and 2033, they’ll also compete at resale. That’s the honest downside of buying new here.

Few big brands. Among the new projects on Sarjapur Road, Prestige, Godrej, Sobha, Lodha, Nambiar, Assetz and NCC account for 10 of the 53, by our count. The other 43 are smaller or less familiar promoters. A smaller promoter isn’t a worse one, but you’ll need to check its delivered projects yourself.

The registered company is often not the brand. Assetz Trees & Tandem is registered by Infraedge Management Services, and the Mana Skanda phases by Collab Projects LLP. Your agreement will be with the company on the certificate.

Shriram isn’t on it. Shriram Properties bought about 4 acres on Sarjapur Main Road in February 2026 for a high-rise, but there’s no RERA registration yet. Until there is, it can’t legally be sold. Our Shriram Sarjapur Road page tracks it.

How to Check New Projects on Sarjapur Road

1. Search the project name on the Karnataka RERA portal and open its filing.
2. Match the survey numbers and village to the sale agreement and the brochure.
3. Ask what it is. Flats, villas or plots, and how many units, because the certificate won’t say.
4. Check the promoter’s name against the company on your agreement.
5. Read the completion date and look for any extension order.
6. Ask whether the site is inside BBMP, and get a copy of the khata.
