Project Overview

NVT Whispering Hues is villas only: no towers, no apartments. Each of the 62 homes sits on its own plot, with a shared clubhouse and landscaped common areas. At about 9 homes an acre, it’s low density even for a villa project.

NVT Whispering Hues has two villa types. Carnation is 3,750 sq ft built-up on a 2,112 sq ft plot (32 ft × 66 ft). Bluebell is 4,432 sq ft on a 2,368 sq ft plot (32 ft × 74 ft). Both are ground plus two floors, with an open terrace on the second floor and a lift drawn on every floor.

Every bedroom gets a balcony and every NVT Whispering Hues villa has a private backyard. In a home this size, those decide how much daylight reaches the middle floor.

NVT Whispering Hues location: where it actually is

NVT’s brochure gives the site as Survey Nos. 71/1, 71/2, 71/3 and 71/4 (printed as “714”), Halasalli Thippasandra village, Sarjapur Hobli, Anekal Taluk. Channel partners place NVT Whispering Hues off the Varthur–Sarjapur Road; NVT’s brochure puts Greenwood High International School 5 minutes away.

NVT Whispering Hues phases: why the numbers differ

Sources give 7 acres and 62 villas (NVT), 7.39 acres (a listing site) and 10 acres with about 107 villas over two phases (a channel partner). NVT’s master plan marks the land at the far end as “future development”, so NVT Whispering Hues is likely the first phase of a bigger plan. Ask what will be built on the other 3 acres next to NVT Whispering Hues.

Who This Suits

It works if

You want a large villa on your own plot inside a gated community, and you plan to stay on the Sarjapur side long term. NVT Whispering Hues has sixty-two families, small enough to know your neighbours.

You have school-age children. NVT’s brochure puts Greenwood High 5 minutes from NVT Whispering Hues, with TISB at 6 minutes and Inventure at 7.

It doesn’t work if

You need a metro today. The nearest planned station is Dommasandra, on a line that hasn’t started construction. Our Sarjapur Road metro explainer sets out the realistic timeline.

You drive from NVT Whispering Hues to the Outer Ring Road daily. The Varthur–Sarjapur Road is two lanes through village centres for much of its length.

You want single-floor living. Three floors means stairs or a lift you pay to run, and on 32 ft plots the neighbours are close.

NVT Whispering Hues review: our verdict

Our NVT Whispering Hues review: low density, a plot for every buyer and a RERA number on file. Against that, there’s no published price or completion date, and the sites selling it disagree on the basics. Wait for NVT’s written price list and the RERA completion date, then decide.

About the Developer

NVT Quality Lifestyle is part of the NVT Group, which says it was founded in 1995 and is run by alumni of IIT, Carnegie Mellon, Purdue and Wharton. It doesn’t name its directors or publish delivery numbers. Its one completed villa project is Stopping by the Woods in Budigere.

Pricing

NVT publishes no NVT Whispering Hues price. The only official numbers are the built-up and plot areas.

NVT Whispering Hues price: what’s being reported

A channel partner quotes ₹5.73–5.98 Cr for the smaller villa and ₹6.80–7.05 Cr for the larger, before taxes and charges. A listing site gives ₹5.96 Cr and ₹6.80 Cr.

That’s about ₹15,340–15,890 per sq ft of built-up area. For a villa, the land rate matters more: ₹5.96 Cr over a 2,112 sq ft plot is about ₹28,200 per sq ft. None of these figures comes from NVT, so get yours in writing against a named plot.

What You’ll Actually Pay

Here’s an NVT Whispering Hues villa at ₹6 Cr, the figure most sources cluster around, with government charges. It’s an illustration, not NVT’s price. The site is reported to be outside the old BBMP limits, so the 3% surcharge applies.

That’s ₹75.9 lakh on top, about 12.65%. Whatever NVT quotes for NVT Whispering Hues, add roughly an eighth.

Two traps. Villas are sometimes sold as a plot sale deed plus a construction agreement, and tax falls differently on each, so ask how NVT Whispering Hues will be registered. And Karnataka doubled registration to 2% on 31 August 2025, so older quotes understate it.

Not included: premiums for corner or park-facing plots, the lift if it’s extra, club membership, corpus fund, BESCOM and water deposits, and the maintenance advance. Ask for each as a line item.

Floor Plans

NVT’s brochure has a master plan and an NVT Whispering Hues floor plan for every floor of both villa types. Each villa has 4 bedrooms plus a family room, a media room and a servant room.

NVT Whispering Hues floor plan: three things to ask for

Plot area in the sale deed. NVT gives 2,112 sq ft for Carnation and 2,368 sq ft for Bluebell. One channel partner lists Carnation’s plot as 1,924 sq ft, which is wrong. Ask for your plot number and its area on the approved layout.

RERA carpet area. A villa has no common corridor to load onto the price, but walls, stairs and a lift shaft still take space. Ask for it floor by floor.

The lift. A 4 ft 11 in × 5 ft 1 in lift is drawn on every floor of both villas, but NVT’s specification list doesn’t mention one. Ask whether the lift itself is in the price, or only the shaft.

Amenities

NVT’s brochure lists 35 NVT Whispering Hues amenities. The clubhouse has a pool, a gym, squash and badminton courts, table tennis, a co-working space, indoor games and a multi-purpose hall. Outside are a tennis court, half basketball court, cricket pitch, skating rink, amphitheatre, yoga deck and outdoor gym. NVT doesn’t give the clubhouse size.

The NVT Whispering Hues specifications are more useful: imported marble in the living areas, laminate in bedrooms, an RCC frame with solid block walls, uPVC or aluminium windows, concealed copper wiring, six stages of waterproofing and 5 kW of DG backup per villa.

Do the ratio. 62 villas at NVT Whispering Hues is a small base to fund a pool, courts and a clubhouse, so maintenance is shared by fewer families. Ask for the clubhouse size, when it opens, and an estimated charge per sq ft of plot.

Ask about water too. This stretch isn’t on BWSSB piped supply in most villages, so NVT Whispering Hues will rely on borewells, tankers or both. Get the STP size in writing.

Investment Opportunity

The NVT Whispering Hues investment case rests on land. Each buyer owns a plot, and land on this corridor has climbed as Sarjapur Road employers grow. A villa next to a school also holds its appeal with families, the main resale buyers here.

The honest arithmetic

All-in at about ₹6.76 Cr, a 3% gross yield needs ₹1.69 lakh a month in rent. We haven’t seen villa rents near Gunjur come close. Treat it as a home or a long land hold, not an income property.

What works against it

Few buyers shop at ₹6 Cr, so resale can take months. NVT Whispering Hues also competes with other villa launches nearby, and with its own second phase.

Location Advantages

The NVT Whispering Hues location suits the Sarjapur Road and Varthur side of the city. Channel partners give Sarjapur Road at 1–3 km, TISB 5–7 km, RGA Tech Park 7–9 km, Wipro’s Sarjapur SEZ 8–10 km, and Whitefield 12–15 km.

Schools are the clearest NVT Whispering Hues advantage: Greenwood High, TISB, Inventure and Indus are all on this side. Varthur Lake and the village markets are close for daily shopping.

What to check before you believe the map

Drive from NVT Whispering Hues to your office at 8.30am on a weekday, and back at 6pm. Then do the school run. The road is narrow in parts and slow at school times.

No metro serves NVT Whispering Hues yet. The “3 minutes to metro” claim refers to a station that hasn’t been built, so don’t pay a premium for it.

We haven’t published an NVT Whispering Hues map pin. The brochure gives Survey Nos. 71/1 to 71/4 in Halasalli Thippasandra. Ask for the approved layout, and check the boundary yourself.

Construction Status

NVT lists NVT Whispering Hues as under construction. The RERA number PRM/KA/RERA/1251/308/PR/121026/009009 was filed on 12 October 2026, one of the newest on this corridor.

We couldn’t find a registered NVT Whispering Hues completion date. One listing site says August 2031, but that’s not from NVT. Get the date from the RERA portal, and check your plot is listed under 009009.

Check the agent, too. Several sites selling NVT Whispering Hues say they aren’t the developer’s official site. Make sure any booking amount goes to NVT’s account, not the agent’s.

Before You Book

1. Get a written NVT Whispering Hues price for a named plot, with its facing and location charge.
2. Confirm the plot area in the sale deed: 2,112 sq ft for Carnation, 2,368 sq ft for Bluebell.
3. Get the RERA carpet area for each floor of your villa type.
4. Check the RERA record for the completion date and whether your plot is under 009009.
5. Ask how the sale will be registered: one deed, or plot plus construction agreement.
6. Ask whether the lift is included, or only a shaft.
7. Get the water plan in writing: borewells, tankers and STP size.
8. Visit Stopping by the Woods and talk to residents about the handover.
9. Drive the Varthur–Sarjapur Road at peak, to work and to school.
