Sumadhura Belfort: Project Overview
Sumadhura describes Belfort as a “tropical” community: landscaped gardens, a 22,000+ sq ft clubhouse and three high-rise towers. Its blog gives the scale as 523 homes on 5.4 acres. That’s about 97 homes an acre by our count.
The RERA certificate places Sumadhura Belfort on survey numbers 172/2, 173, 174/1 and 174/2 of Nadavathi village, Kasaba hobli, Hoskote taluk, Bengaluru Rural, PIN 560067. Sumadhura applied on 2 September 2026 and was approved on 23 September 2026.
That address matters. The site is on the Hoskote side of Soukya Road, in Bengaluru Rural, not inside BBMP. It changes the stamp duty surcharge, the khata and who supplies water. Our guide to buying property outside BBMP limits covers each one.
Aikya, Belfort and “Towers A, B and C”
You may see three names for this project. Before registration, portals listed “Sumadhura Aikya” and a separate “Sumadhura Soukya Road” launch with Towers A, B and C, with different unit counts.
They’re the same land. Sumadhura has only one registration in Hoskote taluk, and that’s Belfort. Towers A, B and C are its three towers. Our explainer on Sumadhura Codename Aikya sets out the evidence.
The homes
Sumadhura’s blog gives sizes from 1,261 to 1,687 sq ft across the three types. The same blog also prices a 2 BHK of “approximately 1,150 sq ft”. Both can’t be the starting size, so ask for the RERA carpet area of the exact home.
The 3 BHK is scarce. Sumadhura says there are only 20 of them in the whole project. The rest are 2 and 2.5 BHK homes. If the half room is new to you, read what the half in a 2.5 BHK means.
Who Sumadhura Belfort Suits
It works if
You work in Whitefield, ITPL or the EPIP Zone. Sumadhura puts EPIP at 14 minutes and the Hope Farm metro station at 12.
You want a 2 BHK from a large builder for about ₹1.2 Cr, rather than a resale flat closer in.
You can wait until 2030. Possession is about four years away.
It doesn’t work if
You need a 3 BHK. With only 20 in the project, choice of floor and facing will be thin.
You want low density. At about 97 homes an acre, Belfort is a busy high-rise. See how to judge homes per acre.
You count on a metro at the gate. The Purple Line extension beyond Whitefield is still a feasibility study, as Sumadhura’s own blog says.
Sumadhura Belfort review: our verdict
Belfort’s strength is a published price from a known builder on a road with little big-builder stock. Its weakness is detail: no brochure, no floor plans and two different starting sizes. Treat an EOI as a reservation until you’ve seen the carpet area and a written price. Our comparison of Sumadhura Belfort vs Sowparnika The Native sets it against the nearest rival launch.
About the Developer
Sumadhura has built in east Bangalore for decades. Its site lists sold-out projects such as Eden Garden, Nandanam, Soham and Sushantham, and ongoing ones in Whitefield, Thanisandra and RR Nagar.
Belfort’s RERA promoter is Sumadhura Infracon Private Limited, the company behind most Sumadhura projects, including Sumadhura Edition in Whitefield.
Our list of Sumadhura projects in Bangalore gives each one’s RERA dates and status.
The check before you buy: visit a finished Sumadhura project, such as Sushantham or Nandanam, and ask residents how handover went. Our guide to visiting a developer’s completed project lists what to look at.
Sumadhura Belfort Price
The project page shows no price. Sumadhura’s blog on Soukya Road gives starting prices for each type:
| Home | Size | Starting price |
|---|---|---|
| 2 BHK | Ask for the RERA carpet area | ₹1.20 Cr onwards |
| 2.5 BHK | Ask for the RERA carpet area | ₹1.40 Cr onwards |
| 3 BHK (20 homes) | Up to 1,687 sq ft | ₹1.80 Cr onwards |
We’ll get a written price for a named home, with the RERA carpet area, rate per sq ft and every extra charge shown separately.
Sumadhura’s own example works out to about ₹10,400 per sq ft: ₹1.20 Cr for roughly 1,150 sq ft. Our Sumadhura Belfort price guide works through all three types, the loan and the cash you’ll need.
What You’ll Actually Pay
Belfort is under construction, so 5% GST applies. The site is in Hoskote taluk, outside BBMP, so the stamp duty surcharge is 3% of the duty, not 2%.
That’s 12.65% on top, or about ₹15 lakh. With a 75% loan, expect to find about ₹39 lakh of your own money before GST.
Ask about the extras. Car parking, clubhouse membership, the maintenance deposit and utility charges are often billed outside the agreement value. Our page on stamp duty and registration charges has the working.
Sumadhura Belfort Amenities
The clubhouse is 22,000+ sq ft, according to the project page. Sumadhura’s blog gives 20,000 sq ft, so ask for the approved plan. Either way, it serves 523 homes: about 42 sq ft of clubhouse per home by our count.
The amenity list on the Sumadhura Belfort page includes:
- A swimming pool, a basketball court and pickleball
- A cycling track and a skating rink
- An amphitheatre and chit-chat zones
- An elders’ pavilion and a stepped floral garden
- A pet park, a pet grooming zone and a pet water fountain
- Tropical gardens and outdoor workstations
Sumadhura also lists a sewage treatment plant that reuses water for gardens and flushing, rainwater harvesting, organic waste handling and EV-charging provision in the basements. Ask when the clubhouse will open. In phased high-rises, it often comes last.
Sumadhura Belfort Investment Opportunity
The case rests on Whitefield’s jobs. Sumadhura says more than 150,000 people work in the Whitefield belt and that Soukya Road prices sit 20–30% below core Whitefield. Those are Sumadhura’s figures, not ours.
The honest arithmetic
On an all-in cost of about ₹1.35 Cr, a 3% gross yield needs rent of about ₹33,800 a month. A 4% yield needs about ₹45,100. Check what finished 2 BHKs on Soukya Road actually rent for before you assume either.
What works against it
Supply and time. Several big launches registered in Hoskote taluk in 2026, all finishing between 2030 and 2033, and they’ll compete at resale. The metro extension and the ring roads are plans, not dates. Our Soukya Road investment outlook goes further.
Our list of new projects on Soukya Road shows every RERA registration with Belfort’s PIN since 2025.
Sumadhura Belfort Location Advantages
Soukya Road runs from Whitefield’s Kadugodi end towards Hoskote. Sumadhura’s own travel times include the Hope Farm metro station 12 minutes, STRR entry 10 minutes, EPIP Zone 14 minutes and Manipal Hospital Varthur 17 minutes. The nearest school on its list, Bangalore International Academy, is 2 minutes away.
Those are Sumadhura’s figures. Drive the route at 9 am on a weekday before you believe them. The Purple Line’s eastern end is at Whitefield (Kadugodi), and our Whitefield metro guide explains what it means for buyers.
What to check before you believe the map
Sumadhura lists BDA and BBMP among its approvals for Belfort, but the RERA address is in Hoskote taluk. Ask which authority sanctioned the building plan, and get a copy. For the wider area, read our Soukya Road area guide.
We haven’t published a Sumadhura Belfort map pin. Sumadhura doesn’t give coordinates, and a wrong pin is worse than none. Use the survey numbers on the RERA certificate when you check records.
Sumadhura Belfort RERA and Construction Status
RERA number: PRM/KA/RERA/1250/304/PR/230926/008960, for “Sumadhura Belfort”, approved 23 September 2026. The certificate gives a completion date of 31 August 2030, which matches the possession date on Sumadhura’s page. Look it up on the Karnataka RERA portal.
Sumadhura still labels the project “EOI Phase”. Because it’s registered, the RERA rule on advances applies: no more than 10% of the price before a registered agreement for sale. On ₹1.20 Cr, that’s ₹12 lakh.
Check your tower is covered. The registration doesn’t say “Phase 1”, but ask whether all three towers are in it. Our guide on checking a RERA registration shows where to find the filings.
