If a broker has offered you Sumadhura Aikya on Soukya Road, you’re looking at Sumadhura Belfort. Aikya was the codename. Belfort is the name on the Karnataka RERA certificate, approved on 23 September 2026. This guide shows how we know they’re the same project, why some portals still list two, and what to check on the paperwork before you pay anything.
Key takeaways
- Sumadhura Aikya and Sumadhura Belfort are one project. Sumadhura’s own map pin reads “Sumadhura Belfort (Codename Aikya)”
- Karnataka RERA has only one Sumadhura registration in Hoskote taluk: Sumadhura Belfort, PRM/KA/RERA/1250/304/PR/230926/008960
- “Soukya Road Towers A, B and C” means Belfort’s three towers, not a second project
- The 343-home and 523-home figures both come from before RERA. Sumadhura’s blog now says 523 homes
- Your EOI form and agreement should say Belfort, Sumadhura Infracon Private Limited and the RERA number, not Aikya
Want the project itself? Our Sumadhura Belfort page covers prices, RERA dates and what to check before booking.

Is Sumadhura Aikya the Same as Sumadhura Belfort?
Yes. Three separate records point the same way.
The first is Sumadhura’s own website. The Belfort project page embeds a Google map, and the pin on it is labelled “SUMADHURA BELFORT (CODENAME AIKYA)”. That’s the developer naming the codename itself.
The second is RERA. We went through the full Karnataka RERA project list, 10,057 entries, on 29 October 2026. Sumadhura has exactly one registration in Hoskote taluk, where Soukya Road’s eastern end falls: Sumadhura Belfort. Nothing called Aikya appears under any Sumadhura company, and no “Soukya Road Towers” filing exists either.
The third is the location. The RERA certificate puts Belfort on survey numbers 172/2, 173, 174/1 and 174/2 of Nadavathi village, Kasaba hobli, Hoskote taluk, PIN 560067. Every early listing of Sumadhura Aikya placed it on Soukya Road in the same PIN.
| Name you may see | What it is | Where it comes from |
|---|---|---|
| Sumadhura Aikya / Codename Aikya | Pre-launch codename | Brokers, portals, Sumadhura’s map pin |
| Sumadhura Belfort | Registered project name | RERA certificate, Sumadhura’s site |
| Soukya Road Towers A, B, C | Belfort’s three towers | Portal write-ups before launch |
| Sumadhura new launch, Soukya Road | Belfort, unnamed | Portal headlines |
Codenames are common in Bangalore. A builder starts taking interest before the project has a name or a RERA number, then registers it under a different one. We’ve seen the same thing with other new projects in Hoskote this year.
Why Some Portals Show Two Projects
This is where the confusion started. In June 2026, before Belfort had a RERA number, one property portal wrote up Sumadhura Aikya and a “Sumadhura Soukya Road launch” as two separate projects.
Its Aikya page said 343 homes on 5 acres: 176 two-bedroom, 147 two-and-a-half-bedroom and 20 three-bedroom flats. Its other page described 523 homes in three towers, A, B and C, each three basements plus ground plus 24 floors.
Both were guesses made before registration. Only one project was ever registered, and Sumadhura’s own blog now describes Belfort as 523 homes on 5.4 acres in three G+24 towers. That matches the “towers” write-up, not the 343 figure.
One detail survived from the early Aikya numbers, though. Sumadhura’s blog says Belfort’s three-bedroom flats are “one of only 20 units in the project”. That’s the same 20 the portal gave for Aikya, which is one more sign it’s the same land.
The land figure still isn’t settled in public. Sumadhura’s blog says 5.4 acres, while portals and trade reports quote 5, 5.04 or 4.25 acres. Ask Sumadhura for the land area in the RERA filing before you rely on any density number.
What Changed When Sumadhura Aikya Became Belfort
The name isn’t the only thing that changed. Registration turned a loose pre-launch story into something you can check.
| Item | Codename stage (Aikya) | Now (Belfort) |
|---|---|---|
| RERA | “Under process” | Approved 23 Sep 2026 |
| Completion date | “2029 to 2030”, varied by source | 31 Aug 2030 on the certificate |
| Homes | 343 or 523, depending on the portal | 523 (Sumadhura’s blog) |
| Promoter | “Sumadhura Group” | Sumadhura Infracon Private Limited |
| Status on Sumadhura’s site | Not listed | EOI phase |
Sumadhura applied on 2 September 2026 and RERA approved it 21 days later. The project page now gives a possession date of August 2030, which matches the certificate.
Registration also brings in the RERA rule on advances. A promoter can’t take more than 10% of the price before a registered agreement for sale. On Sumadhura’s quoted starting price of ₹1.20 Cr for a two-bedroom flat, that’s ₹12 lakh.
What hasn’t changed: there’s still no brochure, floor plan or price list on the project page. Sumadhura Aikya, now Belfort, is at the EOI stage, so treat anything you pay now as a reservation with refund terms, not a purchase.
What Your Paperwork Should Say
A codename on a receipt is a small thing that can turn into a big problem. If you paid an EOI for “Aikya” in June, get it moved to the registered name. Check these on every document:
- Project name: Sumadhura Belfort, as on the RERA certificate
- RERA number: PRM/KA/RERA/1250/304/PR/230926/008960
- Company: Sumadhura Infracon Private Limited, the promoter on the certificate
- Tower: A, B or C, and confirmation that your tower is covered by this registration
- Refund terms: a number of days and what gets deducted if you pull out
- Amount: no more than 10% before a registered agreement
You can look up the number yourself on the Karnataka RERA portal.
Our note on what an expression of interest should say covers the rest of the form.
If a Broker Shows You Sumadhura Aikya
None of this means a broker using the old name is doing anything wrong. Codenames stick around on WhatsApp long after a project is registered. But treat a Sumadhura Aikya pitch as a test of how current their information is.
| If they say | Ask |
|---|---|
| “Aikya is a separate project from Belfort” | For its RERA number. There isn’t one. |
| “Only 343 homes” | Where that comes from. Sumadhura’s blog says 523 |
| “Possession end of 2029” | To show you the certificate. It says 31 August 2030 |
| “Pay the full booking amount now” | Why it’s above 10% without an agreement |
| “Towers A and B are a different launch” | For the RERA filing showing which towers it covers |
The honest weak spot here isn’t the name. It’s that Sumadhura hasn’t yet published sizes it agrees with itself on, a price list or floor plans. Until it does, you’re choosing on a starting price and a map.
