The Sumadhura Belfort price starts at ₹1.20 Cr for a 2 BHK, ₹1.40 Cr for a 2.5 BHK and ₹1.80 Cr for a 3 BHK, according to Sumadhura’s own blog. Those are starting figures, not a price list. This guide works out what each Sumadhura Belfort price becomes on registration day, how much of your own money you’ll need, and which numbers are still missing.
Key takeaways
- Sumadhura’s blog gives starting prices of ₹1.20 Cr (2 BHK), ₹1.40 Cr (2.5 BHK) and ₹1.80 Cr (3 BHK)
- Belfort is in Hoskote taluk, outside BBMP, so charges add 12.65%: a ₹1.20 Cr home costs about ₹1.35 Cr all-in
- Expect to find about ₹39 lakh of your own money before GST for the cheapest 2 BHK
- Sumadhura’s own figures give two different 2 BHK sizes, so the rate per sq ft isn’t settled
- RERA completion is 31 August 2030

What Sumadhura Has Published
The Belfort project page on Sumadhura’s site shows no Sumadhura Belfort price at all. The figures come from Sumadhura’s blog post on Soukya Road, which lists a starting price for each home type:
| Home | Starting price (Sumadhura’s blog) |
|---|---|
| 2 BHK | ₹1.20 Cr onwards |
| 2.5 BHK | ₹1.40 Cr onwards |
| 3 BHK | ₹1.80 Cr onwards |
The same post says the 3 BHK is “one of only 20 units in the project”. Out of 523 homes, that’s a small slice, so most buyers here will be choosing between the 2 BHK and the 2.5 BHK. If you’re unsure what the extra half room gets you, read what the half in a 2.5 BHK is.
One caution. That blog post was written before RERA approval and still calls the registration “pending”. Belfort was approved on 23 September 2026, and Sumadhura’s page still says “EOI Phase”. The Sumadhura Belfort price can move between an EOI and the first price list.
Sumadhura Belfort Price, All-In
Belfort is under construction, so 5% GST applies. The RERA certificate places it in Nadavathi village, Hoskote taluk, Bengaluru Rural. That’s outside BBMP, so the stamp duty surcharge is 3% of the duty, not the 2% charged inside city limits. Our guide to buying property outside BBMP limits explains the other differences, from khata to water.
| Charge | 2 BHK | 2.5 BHK | 3 BHK |
|---|---|---|---|
| Agreement value | ₹1,20,00,000 | ₹1,40,00,000 | ₹1,80,00,000 |
| GST at 5% | ₹6,00,000 | ₹7,00,000 | ₹9,00,000 |
| Stamp duty at 5% | ₹6,00,000 | ₹7,00,000 | ₹9,00,000 |
| Cess at 10% of duty | ₹60,000 | ₹70,000 | ₹90,000 |
| Surcharge at 3% of duty | ₹18,000 | ₹21,000 | ₹27,000 |
| Registration at 2% | ₹2,40,000 | ₹2,80,000 | ₹3,60,000 |
| Total charges | ₹15,18,000 | ₹17,71,000 | ₹22,77,000 |
| All-in | ₹1,35,18,000 | ₹1,57,71,000 | ₹2,02,77,000 |
That’s 12.65% on top of every Sumadhura Belfort price. The 3 BHK crosses ₹2 Cr once the government’s share is added to its Sumadhura Belfort price.
These totals leave out what builders usually bill separately: car parking, clubhouse membership, a maintenance deposit and utility connection charges. On a 2 BHK they can add several lakh, so ask for them line by line.
How Much Cash You Need
Every home here costs more than ₹75 lakh, so RBI rules cap the loan at 75% of the property value. Banks don’t fund stamp duty, cess, surcharge or registration either. Here’s what comes from your own pocket at each Sumadhura Belfort price, before GST:
| Home | Your 25% | Stamp duty, cess, surcharge, registration | Own cash before GST |
|---|---|---|---|
| 2 BHK at ₹1.20 Cr | ₹30,00,000 | ₹9,18,000 | ₹39,18,000 |
| 2.5 BHK at ₹1.40 Cr | ₹35,00,000 | ₹10,71,000 | ₹45,71,000 |
| 3 BHK at ₹1.80 Cr | ₹45,00,000 | ₹13,77,000 | ₹58,77,000 |
Add the GST row from the table above if your bank won’t include it in the loan. For the 2 BHK, that’s another ₹6 lakh.
What the EMI looks like
We’ve assumed an 8.5% interest rate over 20 years. That’s an assumption, not a bank quote, and your rate will depend on your lender and profile. At that rate, every ₹1 lakh borrowed costs about ₹868 a month.
| Home | Loan (75%) | EMI at 8.5%, 20 years |
|---|---|---|
| 2 BHK | ₹90 lakh | About ₹78,100 |
| 2.5 BHK | ₹1.05 Cr | About ₹91,100 |
| 3 BHK | ₹1.35 Cr | About ₹1,17,200 |
With completion due in August 2030, you may pay pre-EMI interest on each construction-linked release for close to four years. Ask whether Sumadhura offers any subvention scheme, and get it in writing if it does.
Sumadhura Belfort Price per Sq Ft
Here’s where it gets awkward. Sumadhura’s blog gives Belfort’s home sizes as running from 1,261 sq ft to 1,687 sq ft. The same post also says a 2 BHK is “approximately 1,150 sq. ft” and works the 2 BHK rate out at “roughly ₹10,400 per sq. ft”.
Both can’t be the starting size. Depending on which one is right, the same ₹1.20 Cr Sumadhura Belfort price gives a very different rate:
| If ₹1.20 Cr buys | Rate works out to |
|---|---|
| 1,150 sq ft (Sumadhura’s 2 BHK example) | About ₹10,435 per sq ft |
| 1,261 sq ft (smallest size in Sumadhura’s range) | About ₹9,516 per sq ft |
If ₹1.80 Cr buys the 1,687 sq ft home, the 3 BHK works out to about ₹10,670 per sq ft. That pairing is our guess, not Sumadhura’s.
Neither size says whether it’s carpet or super built-up area. Until you have the RERA carpet area of a named flat, no rate per sq ft is reliable. Ask for it before you compare Belfort with anything else.
Is It Really Cheaper Than Whitefield?
Sumadhura’s blog says Soukya Road prices sit “roughly 20-30% below Whitefield core”. It puts premium Whitefield apartments at ₹10,800 to ₹12,200 per sq ft in 2026.
Now put Sumadhura’s own 2 BHK rate next to that. ₹10,435 per sq ft is about 3% below ₹10,800 and about 14% below ₹12,200. By Sumadhura’s own numbers, Belfort isn’t 20–30% cheaper than Whitefield. The gap is smaller, and you’re further out.
That doesn’t make the Sumadhura Belfort price a bad one. It means the discount isn’t the whole case. The case has to rest on the home itself, the builder and the commute you’ll actually make. Our Soukya Road area guide covers what the area offers today.
The Rent Test
If you’re buying to let, test the Sumadhura Belfort price against the rent you’d need. On the 2 BHK’s all-in cost of ₹1,35,18,000, a 3% gross yield needs about ₹33,800 a month in rent. A 4% yield needs about ₹45,100.
For the 3 BHK at ₹2,02,77,000 all-in, the same 3% needs about ₹50,700 a month.
Check what similar flats near Soukya Road actually rent for before you assume either. Sumadhura itself says the area is “less suited” to buyers who want rental income soon, since most of the infrastructure it mentions is still at the planning stage. Our look at whether Soukya Road is a good investment has more on rents and outlook.
What to Ask For Before You Pay
Belfort is RERA-registered, so the 10% rule applies. Under section 13 of the RERA Act, a promoter can’t take more than 10% of the cost as an advance before a registered agreement for sale. That’s ₹12 lakh on a ₹1.20 Cr 2 BHK, ₹14 lakh on a ₹1.40 Cr 2.5 BHK and ₹18 lakh on a ₹1.80 Cr 3 BHK.
At the EOI stage, ask for these in writing before you accept any Sumadhura Belfort price:
- The price of a named flat, with its RERA carpet area and the rate per sq ft
- Every extra charge, and whether GST applies to it
- The payment schedule tied to construction stages
- The EOI refund terms, with a number of days
- The company on the agreement: Sumadhura Infracon Private Limited, as on the RERA certificate
- Which authority sanctioned the building plan, since the site is in Hoskote taluk
Our checklist on what an expression of interest should say covers the wording. For the project’s RERA number and towers, see the Sumadhura Belfort listing.
