Project Overview

Purva Silversky is Puravankara’s large-format project in Electronic City Phase 2. Hafeez Contractor designed it, and Puravankara puts open-to-sky space at about 88% of the site, with roughly an acre of podium amenities and a mini-forest walk of 200-plus trees.

The numbers that matter: 356 homes over 6.99 acres is about 51 an acre. That’s low for a high-rise in this area. Spread over 3 towers of 33 levels, it’s roughly four homes a floor per tower, our arithmetic.

Purva Silversky homes are big. The smallest published plan is a 3 BHK of 1,864 sq ft super built-up. Four unit plans are out: two 3 BHKs, a 3 BHK with a maid’s room and a 4 BHK with a maid’s room. Our Purva Silversky floor plan guide goes unit by unit.

Puravankara also mentions duplexes and penthouses, and its brochure says “3, 4 & 5 BHK”. No plans for those have been published, so we’ve left them out.

Purva Silversky location: where Hebbagodi is

Hebbagodi is a village in Attibele hobli, Anekal taluk, on the Huskur Road side of Electronic City Phase 2. The RERA certificate places Purva Silversky on survey numbers 58/1, 59/3 and 60/16P, PIN 560099.

It’s outside the old BBMP limits, which affects your stamp duty. Our Hebbagodi area guide covers the village, the metro and what’s being built around it.

A Purva Silversky fact most pages miss

Puravankara’s brochure gives the RERA carpet area for each unit. The 3 BHK Type 2 is 1,864 sq ft super built-up but 1,124 sq ft carpet. That’s 60%. In most Bangalore projects carpet is closer to 70 to 75% of super built-up.

It isn’t unique to Purva Silversky. Puravankara’s Purva Heritage at Kudlu Gate shows the same 60%. But it means the ₹2.55 Cr entry price works out at about ₹22,700 a sq ft of carpet, against about ₹13,700 on super built-up.

Who This Suits

It works if

You work in Electronic City. Puravankara’s brochure puts TCS 3 km from Purva Silversky, Tech Mahindra 3.4 km, Titan 4.2 km and Infosys 4.7 km.

You want space and few neighbours. A big 3 BHK, about four homes a floor and 51 an acre is rare this close to a job cluster.

You can wait until 2030. Ground-floor slabs were going in on two towers by August 2026, and the RERA date is 30 July 2030.

It doesn’t work if

Your budget is under ₹2.5 Cr. There’s no 2 BHK at Purva Silversky.

You commute to Whitefield, the airport or north Bangalore. Our Electronic City guide puts the airport at 90 to 150 minutes by road.

You judge value on super built-up price. On carpet, Purva Silversky is a premium buy, and you should know that before you negotiate.

Purva Silversky review: our verdict

Our Purva Silversky review: a well-planned, low-density project from a 50-year-old listed developer, in the middle of a job cluster, with metro nearby. The catch is the 60% carpet share. Compare it with other projects per sq ft of carpet, not super built-up, and it’s still worth a look if you work in Electronic City.

About the Developer

Puravankara Limited was founded in 1975 and is headquartered in Bangalore. Its brochure says it has developed 51 million sq ft and delivered more than 50,000 homes across 9 cities. It sells under two brands: Purva for premium homes and Provident for mid-market ones.

Puravankara is listed on the BSE and NSE. Our post on Puravankara upcoming projects lists every registration since 2024, including Purva Silversky’s.

RERA approved Purva Silversky 11 days after Puravankara applied, on 15 December 2025. That’s quick, and a sign the paperwork was in order.

The check before you buy: walk a finished Purva building that’s five or more years old. Look at the lifts, the waterproofing and how the common areas have held up. Our guide to visiting a developer’s completed project lists what to look at.

Pricing

Puravankara publishes one Purva Silversky price: ₹2.55 Cr onwards, for homes from 1,864 sq ft. It doesn’t give a price per unit type.

Configuration Layout Super built-up Price
3 BHK Type 2, 3 toilets ~1,864 sq ft From ₹2.55 Cr
3 BHK Type 1, 3 toilets ~1,874 sq ft Not published
3 BHK + maid’s room 3 toilets ~2,300 sq ft Not published
4 BHK + maid’s room 4 toilets ~2,824 sq ft Not published

Check price for Purva Silversky

We will ask Puravankara for a written price against a named unit, with the RERA carpet area, and send you the full cost sheet.

Purva Silversky price per sq ft

₹2.55 Cr on 1,864 sq ft is about ₹13,680 a sq ft of super built-up. On the 1,124 sq ft of carpet, it’s about ₹22,690. Both are our arithmetic, and both assume the entry price is for the smallest unit.

For comparison, Purva Heritage starts at ₹3.10 Cr for 1,924 sq ft, about ₹26,800 a sq ft of carpet. Our Purva Silversky price guide works through the bigger units and the cash you’ll need.

What You’ll Actually Pay

Here’s the Purva Silversky cost sheet at the entry price. Hebbagodi is outside the old BBMP limits, so the 3% surcharge applies. See our guide to property outside BBMP limits.

Purva Silversky 3 BHK at ₹2.55 Cr
Under-construction apartment, outside the old BBMP limits. Surcharge at 3% of duty
Agreement value₹2,55,00,000
GST at 5% (under construction)₹12,75,000
Stamp duty at 5%₹12,75,000
Cess at 10% of stamp duty₹1,27,500
Surcharge at 3% of stamp duty₹38,250
Registration at 2%₹5,10,000
All-in₹2,87,25,750

That’s ₹32,25,750 on top, or 12.65%, and a home loan covers none of it. Banks lend up to 75% on a home this price, so plan on about ₹96 lakh of your own money across the build.

Two things people get caught by. Car parking, club membership, floor rise, the maintenance deposit and premium for views usually sit outside the base price. And Karnataka doubled registration to 2% on 31 August 2025, so older calculators understate it.

The Purva Silversky payment plan

Puravankara advertises an “annual flexible payment plan” of 15:20:20:20:25. That reads as 15% at booking, then four yearly instalments. It’s different from a construction-linked plan, where you pay as floors go up. Get the dates in writing.

Floor Plans

All four published Purva Silversky plans come from Puravankara’s brochure, which gives carpet, balcony and super built-up areas.

Type RERA carpet Balcony Super built-up
3 BHK Type 1 ~1,132 sq ft ~115 sq ft ~1,874 sq ft
3 BHK Type 2 ~1,124 sq ft ~115 sq ft ~1,864 sq ft
3 BHK + maid’s room ~1,360 sq ft ~158 sq ft ~2,300 sq ft
4 BHK + maid’s room ~1,700 sq ft ~188 sq ft ~2,824 sq ft

The 4 BHK page also prints a “carpet area” of 1,889.62 sq ft. That’s the carpet plus the balcony, so don’t compare it with other projects’ carpet figures.

Purva Silversky floor plan: three numbers to ask for

RERA carpet area. The usable floor inside your walls. It’s the only area the law defines. Make sure it’s on your agreement.

Balcony area. Ask whether it’s counted in the price, and at what rate.

Loading. At Purva Silversky, super built-up is about 1.66 times carpet. Our guide to carpet area vs built-up area explains what’s in that gap.

Amenities

Purva Silversky has a long amenity list: 45-plus, by Puravankara’s count. The clubhouse has a gym, squash and badminton courts, a games and snooker room, a café, a multipurpose hall with a kitchen, a convenience store and a yoga deck. A spa, salon and clinic are listed as provisions only.

Outside, there are adult’s and kids’ pools, a jacuzzi, futsal, volleyball and pickleball courts, a cricket practice net, a skating rink, a jogging loop, an amphitheatre, a climbing wall and a mini-forest path. There’s also a school-bus drop-off zone, which parents will appreciate.

Do the ratio. Puravankara gives the clubhouse as both 17,000 and 17,700 sq ft. Either way, that’s about 48 to 50 sq ft for each of 356 homes, generous for the area. Ask when the clubhouse opens, since that’s often after possession.

Investment Opportunity

The Purva Silversky case is jobs plus transport. Electronic City is a workplace first, and the Yellow Line metro has run past Hebbagodi since 10 August 2025. Our Electronic City investment guide covers what the metro changed.

The honest arithmetic

All-in, the entry 3 BHK costs about ₹2.87 Cr. A 3% gross rental yield on that needs about ₹72,000 a month. Ask a local agent what large 3 BHKs in Electronic City actually let for before you count on it.

What works against it

Supply. Three projects, Purva Silversky included, were registered in Hebbagodi village alone between December 2025 and September 2026. See new projects in Electronic City.

And the wait. Possession is due in July 2030, almost four years away. Our guide to the cost of carry on a long possession date does the sums.

Location Advantages

Puravankara’s brochure gives these distances from Purva Silversky: IIIT-Bangalore’s east campus 1.1 km, St Francis de Sales Public School 1.2 km, M5 Ecity Mall 1.5 km, JJ Hospitals 2.7 km, TCS 3 km and Infosys 4.7 km.

The closest metro stations are Huskur Road and Biocon Hebbagodi on the Yellow Line, which runs to RV Road via Silk Board. Puravankara doesn’t give a walking distance, so walk it yourself.

What to check before you believe the map

Drive from Purva Silversky to your office at 8.30am on a weekday. Hosur Road traffic still backs up towards Silk Board.

Ask about water too. Find out how much comes from borewells and tankers, and what the plan is after possession.

We haven’t published a Purva Silversky map pin. Check the survey numbers on the RERA certificate against the site you’re shown.

Construction Status

Purva Silversky is under construction. Puravankara’s September 2026 update says Tower A’s ground-floor slab is done and work up to the first floor is in progress. Tower B’s ground-floor slab was under way, and Tower C was at plinth level.

The RERA registration, PRM/KA/RERA/1251/310/PR/151225/008338, was approved on 15 December 2025. The completion date filed with RERA is 30 July 2030. Our guide to reading a Karnataka RERA number explains the digits.

Check whether your tower is covered by that number. Puravankara shows one registration for Purva Silversky. Ask whether your tower is in it, and if a later phase is planned, it’ll need its own RERA number.

Before You Book

  1. Look up the RERA number on the Karnataka RERA portal and check the completion date.
  2. Get the RERA carpet area of your unit on paper, not just super built-up.
  3. Ask the price per sq ft of carpet and compare it across projects.
  4. Get the payment schedule with dates for each of the five instalments.
  5. List every extra: parking, club, floor rise, deposit, view premium.
  6. Ask which tower and floor, and what the view faces.
  7. Ask when the clubhouse opens relative to possession.
  8. Walk to the metro from the gate.
  9. Walk an older Purva project before you commit.
