A Purva Silversky floor plan tells you two different sizes for the same home. The super built-up area is the number in the sales pitch. The RERA carpet area is the floor you actually walk on. At Purva Silversky in Hebbagodi, the carpet is about 60% of the super built-up figure, on every unit Puravankara has published. Here’s each plan, unit by unit, and what the gap means for you.

Every Purva Silversky floor plan below comes from Puravankara’s brochure, read on 26 October 2026. Each one is marked “~”, so they’re approximate. The ratio column is our arithmetic.

Puravankara’s website lists the same four plans by super built-up area only: 1,874, 1,864, 2,300 and 2,824 sq ft. The Purva Silversky carpet area figures are only in the brochure.
The 60% Question
RERA carpet area is the usable floor inside your walls. It’s the only area the law defines, and it’s what your sale agreement should state. Super built-up adds walls, balconies and your share of lobbies, lift cores, the clubhouse and other common areas.
On every Purva Silversky floor plan, that gap is large, as the table shows. A Type 2 3 BHK sold as 1,864 sq ft has about 1,124 sq ft of carpet. The other 740 sq ft is walls, balcony and common area.
Add the balcony to the Purva Silversky carpet area and you get about 66% of the super built-up figure. Many Bangalore apartments come in at 70 to 75% carpet, so Silversky sits at the low end.
That matters for price. The ₹2.55 Cr starting price, on the 1,864 sq ft Type 2, is about ₹13,680 a sq ft of super built-up. On carpet, it’s about ₹22,690. Both are our arithmetic, and our Purva Silversky price guide works through the full cost.
To be fair to Silversky. Puravankara’s Purva Heritage at Kudlu Gate shows the same pattern: its smallest 3 BHK has 1,157 sq ft of carpet on 1,924 sq ft super built-up, about 60%. Why is each Purva Silversky floor plan loaded so heavily? Big clubhouses, podium amenities and wide lobbies all get loaded on to super built-up. Silversky has about an acre of podium amenities and a clubhouse of around 17,000 sq ft, so a higher loading isn’t surprising. Our guide to carpet area vs built-up area explains how the loading works.
Purva Silversky 3 BHK: Type 1, Type 2 and +M
Type 1 and Type 2
The two standard Purva Silversky 3 BHK plans are almost the same size. Type 1 has about 1,132 sq ft of carpet on 1,874 sq ft super built-up. Type 2 has about 1,124 sq ft on 1,864 sq ft. They’re 8 sq ft apart in carpet and 10 sq ft apart in super built-up.
Both have three toilets and a 115 sq ft balcony on the Purva Silversky floor plan. So pick between them on layout, floor and facing, not size.
3 BHK + maid’s room
The “3B3T+M” plan adds a maid’s room. It has about 1,360 sq ft of carpet, 236 sq ft more than Type 2, and a 158 sq ft balcony.
The super built-up jumps by 436 sq ft, to 2,300. You pay for about 200 sq ft more of walls and common area than you gain in carpet. That’s our arithmetic from the brochure.

Purva Silversky 4 BHK
The Purva Silversky 4 BHK has four bedrooms, four toilets and a maid’s room. Its RERA carpet is about 1,700 sq ft, with a 188 sq ft balcony and 2,824 sq ft super built-up.
The Purva Silversky floor plan page for the 4 BHK also prints “Saleable area 2,824.83 sq ft” and “Carpet area 1,889.62 sq ft”. That second figure isn’t a different carpet. It’s the RERA carpet plus the balcony: 1,700 plus 188 is 1,888. Make sure your agreement uses the RERA carpet, about 1,700 sq ft.
Over the 3 BHK + maid’s room, the 4 BHK adds about 340 sq ft of carpet and 524 sq ft of super built-up.
What Isn’t Published
Puravankara’s website says Purva Silversky also has “limited duplex residences and premium penthouses”. Its brochure lists “3, 4 & 5 BHK grand residences”. The website headline says 3 and 4 BHK.
No duplex, penthouse or 5 BHK Purva Silversky floor plan is published. So no size, no carpet and no count. If you’re interested in one, ask for the plan with its RERA carpet before anything else.
The true negative. Puravankara doesn’t publish ceiling heights or room dimensions on its plan pages. On a home where 40% of what you pay for is outside your walls, the rooms you do get deserve close checking. Ask for a dimensioned plan.
Towers and Floors
Purva Silversky has three towers, A, B and C, each G+32, with 356 homes on 6.99 acres. That’s about 119 homes a tower and about 51 homes an acre, our arithmetic.

What to Ask Before You Pick a Unit
Take these questions to Puravankara for any Purva Silversky floor plan you like. A floor plan is only a drawing until the agreement fixes the numbers.
- Which tower and floor the unit is on, and which way it faces
- The exact RERA carpet written in the agreement, not the super built-up
- Whether the balcony is counted in the carpet figure you’re quoted
- Room dimensions and ceiling height, on a dimensioned plan
- The duplex or penthouse plan, if that’s what you want
- The price per sq ft on carpet, so you can compare it with other projects
