Puravankara publishes one Purva Silversky price: ₹2.55 Cr onwards, for homes from 1,864 sq ft. That’s a starting point, not a price list. The number that matters more is what you get inside your walls, because at Purva Silversky the RERA carpet area is only about 60% of the size the price is quoted on. Here’s what the Purva Silversky price works out to per sq ft, what it costs all-in, and how much cash you’ll need.
Key takeaways
- The only official Purva Silversky price is ₹2.55 Cr onwards, for homes from 1,864 sq ft super built-up
- That’s about ₹13,680 per sq ft of super built-up area, but about ₹22,687 per sq ft of RERA carpet
- Carpet is roughly 60% of super built-up on every Silversky plan. Purva Heritage is the same, so it’s how Puravankara measures
- Government charges add 12.65%. ₹2.55 Cr becomes ₹2,87,25,750 all-in
- Expect to find about ₹83 lakh of your own cash at the starting price, before GST

The Official Purva Silversky Price
Puravankara’s Purva Silversky page gives one figure: “₹2.55 Cr* onwards”. The same page lists the unit size as “1,864 Sq.Ft onwards”. There’s no price for the larger 3 BHK, the 3 BHK with a maid’s room or the 4 BHK.
We’ve assumed the starting price belongs to the smallest home, the 1,864 sq ft 3 BHK. That’s the usual reading of “onwards”, but confirm it for the unit you’re shown.
Here’s what Puravankara publishes on each home type:
| Home | RERA carpet | Balcony | Super built-up | Published price |
|---|---|---|---|---|
| 3 BHK + 3 toilets (Type 2) | ~1,124 sq ft | ~115 sq ft | ~1,864 sq ft | ₹2.55 Cr onwards |
| 3 BHK + 3 toilets (Type 1) | ~1,132 sq ft | ~115 sq ft | ~1,874 sq ft | Not published |
| 3 BHK + 3 toilets + maid’s room | ~1,360 sq ft | ~158 sq ft | ~2,300 sq ft | Not published |
| 4 BHK + 4 toilets + maid’s room | ~1,700 sq ft | ~188 sq ft | ~2,824 sq ft | Not published |
The areas come from Puravankara’s brochure. Our Purva Silversky floor plan guide goes through each layout.
Purva Silversky Price per Sq Ft
Divide ₹2.55 Cr by the area and you get three very different numbers. All three are our arithmetic, on the smallest home.
| Area used | Size | Purva Silversky price per sq ft |
|---|---|---|
| Super built-up | 1,864 sq ft | about ₹13,680 |
| RERA carpet + balcony | 1,239 sq ft | about ₹20,581 |
| RERA carpet | 1,124 sq ft | about ₹22,687 |
The gap is the story. On the 1,864 sq ft home, about 740 sq ft isn’t inside your walls. Your private balcony is 115 sq ft of that. The rest is walls, lift lobbies, staircases and your share of the clubhouse and common areas.
The true negative. Roughly 40% of the area you pay for at Purva Silversky is space you won’t live in. At the starting rate, those 740 sq ft cost about ₹1.01 Cr. In most Bangalore apartments, carpet is closer to 70–75% of super built-up.
It isn’t unique to Silversky. Purva Heritage, Puravankara’s Kudlu Gate launch, shows the same ratio on its plans. So compare Puravankara projects on carpet, not on super built-up. Our guide to carpet area vs built-up area explains why the two drift apart.
On carpet, the Purva Silversky price is lower than Heritage’s. Heritage’s ₹3.10 Cr starting price works out to about ₹26,785 per sq ft of carpet, against about ₹22,687 here, roughly 15% less. Our Purva Silversky vs Purva Heritage comparison covers the rest.
What the Bigger Homes Might Cost
Puravankara doesn’t publish a Purva Silversky price for the larger homes. Here’s an illustration only: what each would cost if it were sold at the same ₹13,680 per sq ft of super built-up as the starting price. Real prices usually rise with size and floor.
| Home | Super built-up | At ₹13,680/sq ft (our illustration) | All-in at 12.65% |
|---|---|---|---|
| 3 BHK (Type 1) | 1,874 sq ft | ₹2,56,36,320 | ₹2,88,79,314 |
| 3 BHK + maid’s room | 2,300 sq ft | ₹3,14,64,000 | ₹3,54,44,196 |
| 4 BHK + maid’s room | 2,824 sq ft | ₹3,86,32,320 | ₹4,35,19,308 |
On carpet, those work out to about ₹23,135 per sq ft for the maid’s-room 3 BHK and about ₹22,725 for the 4 BHK. Ask for the actual Purva Silversky 3 BHK price on each type in writing. Our guide to “price on request” covers how.
The All-In Cost
Hebbagodi is in Anekal taluk, outside the old BBMP limits, so the stamp duty surcharge is 3% of the duty. Here’s the starting Purva Silversky price with every government charge added.
| Charge | On ₹2.55 Cr |
|---|---|
| Agreement value | ₹2,55,00,000 |
| GST at 5% (under construction) | ₹12,75,000 |
| Stamp duty at 5% | ₹12,75,000 |
| Cess at 10% of duty | ₹1,27,500 |
| Surcharge at 3% of duty | ₹38,250 |
| Registration at 2% | ₹5,10,000 |
| Total charges | ₹32,25,750 |
| All-in | ₹2,87,25,750 |
That’s 12.65% on top. Why 3% and not 2%? See our guide to property outside BBMP limits.

The Cash You Need
Above ₹75 lakh, RBI rules let a bank lend at most 75% of the home’s value. Duty, cess, surcharge and registration come from your own pocket.
| Item | At ₹2.55 Cr |
|---|---|
| Most a bank can lend (75%) | ₹1,91,25,000 |
| Your 25% share | ₹63,75,000 |
| Duty, cess, surcharge, registration (7.65%) | ₹19,50,750 |
| Own cash, before GST | ₹83,25,750 |
Add ₹12.75 lakh if your bank won’t fund the GST.
The 15:20:20:20:25 Payment Plan
Puravankara advertises an “Annual Flexible Payment Plan” of 15:20:20:20:25. On the starting Purva Silversky price, that’s five instalments:
- 15%: ₹38,25,000
- 20%, three times: ₹51,00,000 each
- 25%: ₹63,75,000
Our reading is that the first 15% comes at booking and the rest falls due a year apart, with the largest slice last. Puravankara doesn’t spell out the dates or triggers on its page, so get the schedule written into your agreement.
The difference matters. On a construction-linked payment plan, you pay as floors go up. Puravankara’s September 2026 update shows Tower A at its first floor, Tower B finishing its ground-floor slab and Tower C at plinth level. A time-based plan can ask for money faster than the building rises.
RERA completion is 30 July 2030, so expect to pay rent or an existing EMI alongside these instalments for years. Our guide to the cost of carry on a long possession date does the sums.
